Gift of a deed from his father of the house the generate yearly rent fee 2. Evaluation of the house document 3. Tenancy agreement 4. Rent receipts issued to tenants 5. Picture of the house 6. Sale of land receipt 7. Bank transfer receipt from the buyer of the land 8. Land Survey of the sold land 9. Employment letter 10. Confirmation letter and promotion letter 11. 6 months’ pay slips 12. Although the decision seems harsh, given the information you provided, it looks like the application was poorly submitted. More details could reveal the VO's concerns about the source of the income. Is the applicant’s spouse the sponsor? If yes, what was the balance in the sponsor’s account? Does the revenue from employment and rent justify the cash flow and balance in the bank statement? How much was in the applicant’s account? What was the amount of the gift sent to the applicant’s account by the brother? What was the program’s duration and tuition per year? This must be well articulated in your SoP, as VOs do not spend much time assessing an application. exclusvem: |

Just as mentioned in the refusal note, the sources of fund was poorly documented. 1. The property generating the rental income was gifted the sponsor by the father. Is the father alive or late? If alive, does it mean the father is so bouyant that he doesn't need the rent? How about other siblings? Power of Attorney could have been better. How long has he been receiving the rents 2. What was the purpose of the property valuation report submitted? Is it to determine the property rental value or open market value? Very important 3. On the sale of land, receipt alone cannot be enough to proof the sale but with copy of a well executed Deed of Assignment, cos that's the statutory document through which a landed property can be transferred. But it seem you didn't submit that. 4. Another Deed of Gift from the applicant brother. Any justifiable reason for gifting the property to the applicant or of what benefit is it going to be for applicant either now or in the neatest future? Lastly, why can't the sponsor make the fund available in the applicant's account with a sworn affidavit of support and the property as home tie for the applicant. First are you a single applicant or you applied as a family. If a single applicant, then, do you intend to go for a 2-yr masters program or a year study and at how much tuition fee. Once you determine that, then add CAD20,636 1yr minimum living expenses to your one year tution fee and CAD2000 transportation. sternakin:thank you for the feedback 1. The house was built in the name of the Sponsor by his father, he has been receiving rents for years. Power of Attorney is part of what I am including the 2nd application 2. the Purpose of the property valuation report submitted is to determine Open Market Value and Forced Sales Value 3. the Deed of Assignment for the sold land would be included in the 2nd application 4. Deed of gift from the applicant brother is not a property but sum of 2m 5. Hello guys, I don come again oh, I found a masters course in IT at Carleton university but the tuition is 30k cad yearly for 2 years. It aligns well with all my asks but the downside is it expensive. Now I can source for the first year and my brother wants to help me with POF for a year. I want to know if it feasible for I and my spouse to get a job to pay the second year fee. and I hope we don't have to show POF for 2 years. Please advice and input needed. |

Compare the opening and ending balances and explain the lump sums with supporting documents. The Vo probably believes that the funds are for demonstration purposes, especially if the sponsor and applicant’s salaries are insufficient to account for the funds within such a period and there is little or no documentation on the sources of the funds. exclusvem: |

Please, I got a ITA for Canadian PR through the FSW programme express entry pool and I need to submit my proof of funds. I intend to just open a Gtbank domicilliary account cause the gift of deed I would be getting from my siblings is in dollars. I would also have some money in Naira also in my savings account. Hello, Please how log does it take to receive back passport from Canadian embassy after submitting via vfs? I submitted my passport last week tuesday which is more than a week ago, the passport reach the embassy the following day but I've not gotten any update whereas my wife who is the dependant which we both submitted together got her passport 2days after submission does anyone have insight on hhow long it takes to receive passport back for study permit please? |
