You don't necessarily need to mention where and where your siblings are, the bottom line is that you have aged parents, siblings and other relatives based in Nigeria that you share strong family bond with and would be desirous to reunite with them on your return to the country after your study, most especially your aged parents.

It would be good if your parents can grant you power of attorney on any of their landed properties, that would give you stronger cum legal control/benefits on it and could be regarded as a motivating factor that can pull you back if buttressed with a valuation report that states the monetary worth of the property.

Imagine an applicant that has legal control over a property or propertirs worth millions of naira in his/her home country unlike an applicant that has nothing.

Meanwhile, if you submit only the property document which would be on your parents name, you have no legal control over it without a power of attorney or deed of gift to you. So it may not stand as home tie for you.

But won’t they find out that I have a brother in Canada cus this is a reapplication and I included him in my family form in my previous application since he wasn’t in Canada yet when I applied for my previous application and also for the land property, my parents are the owners of the property….won’t that be a good home tie ?

I submitted via dhl to Abuja vac and it took just 3days…submitted on Wednesday via DHL in warri and received message from VFS Abuja that it has been returned to DHL and It was delivered to me on Monday.

oh okay Thanks 👍…… now for my proof of fund my mom Gifted me money to support my education and she got this money from the sale of her land ….okay when I want to show source of fund can I just submit her survey plan to show she was the owner of the land and the receipt she gave the buyer that bought the property. Are this two documents okay cus that all she has for the source of fund

Good day chief @MarksmanD, I just wanna ask how long it took for VFS to send acknowledgement email for receiving your passport after DHL delivered to them, submitted my passport through dhl and according to the tracker they have delivered to VFS earlier today but I haven’t gotten any email from VFS confirming it.

The funds that are required are dependent on your tuition fee, but here is how to determine POF
POF = tuition fee + living expenses (21,000CAD) + miscellaneous (3,000CAD)
This is for a 1-year program.

Those are not enough, there should be a deed of assignment prepared by a lawyer between your mom (the vendor) and the buyer. That's the statutory document by which landed property can be exchanged. The name of the buyer should correspond with the name of the depositor for the stated sum on your mom statement of account (So u need your mom statement of account to proof that).

So on your statement of account, your mom's name will show as the depositor, then you can use deed of gift or sworn affidavit of financial support issued you by your mom justify that. By presenting all these documents you would have been able to proof the source to the root beyond doubt of anyone.

Lastly, a valuation report that corroborate the value of the property to buttress that it truly worth the purchase price cos survey plan will not show the land..

Hey guys,

I really need your help with my student visa reapplication. My first application was refused with the generic reason "not likely to leave Canada after study." When I ordered my GCMS notes, the real issue turned out to be "insufficient funds available."

In my initial application, I submitted an education loan approval/sanction letter that fully covered my two years of tuition and living expenses. I also showed 25,000 CAD in my father’s account as additional financial support.

I’m not sure why this wasn’t considered enough, and I’d really appreciate any advice you can give me on how to handle this and make my case stronger for the reapplication.

Additionally, I provided a loan approval for 110,000 CAD, which was sufficient to cover all of my tution fees and expenses. My tuition fee for the first year is 31,000 CAD. Along with this, I also included a property valuation report indicating assets worth 350,000 CAD. However, I noticed that the sanction letter for the loan was not specifically mentioned in the GCMS notes. Could this imply that the visa officer may have overlooked it? I am wondering if this omission could have affected the assessment of my application.
attached my refusal letter if it helps to come to any conclusion.

The VO is not convinced you have funds for your study. The property valuation only serves to strengthen asset base/home ties and not available cash. Although applicants have used loans disbursement as evidence of fund and approved, I suggest your father show cash for 1 full year of tuition, 1 year of upkeep which usually come to around 50M or more depend on the school fees this days. He will then shows evidence of how you will be supported in the second and final year.

Thank you, I will try to implement this in my next application. Is there any alternative to liquid funds, as the IRCC website mentions that loan approval can also be accepted as proof of funds?

Yes. IRCC accept several options for POF, but when it comes to third world countries like ours, they prefer to see the cash - 1 year tuition + 1 year living expenses (20,635 cad) + others. Just play safe if you can . The odds are clearly in your favour. You are young with your father is your sponsor so put your best feet forward to get approved. Good luck

Did you do GIC? If yes, what was the amount?
Did you pay part of your tuition fee? If yes, how much? And did you the get the official receipt from the school?
Was the loan from Mpower or a bank loan? Ensure you mention precisely what the funding covers, how much will be provided per period and when it will be disbursed. It looks like your application lacks important details.
N/B: The Officer mentioned there was no proof of GIC and tuition payment

It’s okay if you can explain the cash inflow. I don’t know the aforementioned banks, but they should be acceptable if they are commercial.

I am enrolled in a 2-year program, and I have attached a fee receipt of 500 CAD from the school. The funding is from a bank loan which covers both tuition and other expenses (mentioned in my previous visa application). The loan is disbursed according to the school's demand request and transferred directly into the school's account (I forgot to mention this detail in my previous application).

Yes to the first, if you have paid any amount for tuition fee then you can deduct it from the total tuition fee, more importantly you must attach a proof of any tuition fee paid. Ensure to add miscellaneous fund of 3kCAD to 5KCAD

All the documents you submitted, you can get an updated SOA or be prepare to show them from your bank app if they request.
