In my opinion, I think it will be better if you're self sponsored since the bulk fund is in your account and your family member can transfer fund into your account as support backed with a sworn affidavit or gift deed. Meanwhile, here are the list of documents you're to present to back up the source of fund if your sold a landed property and the money already in your account: 1. A valuation Report prepared by a firm of certified estate surveyors and valuers stating the market value of the land sold or property sold prior to the date of sale. The document shows how much the property is truly worth in monetary terms. 2. Copy of Deed of Assignment in respect of the sale transaction prepared and stamped by a lawyer. The document confirms sale of property interest between your dad being the assignor ,(seller) and the land buyer being the assignee . 3. Land purchase receipt signed by your dad for the buyer. 4. Copies of title documents possessed by your dad on the landed property prior to the sale. 5. Copy of his death certificate. 6. If its possible for you to get your dad's statement of account where it shows that he paid the lump sum into your account. Lastly you'll have to explain the details in your SOP with dates of events and references to documents to support your claims. BrainArch: |

If I may ask, was the proceed of the land sold paid directly into your account by the buyer or by your dad? Good morning great people.... Most of the courses i picked indicates NO PGWP even though the program takes 2years. Does this mean i dont qualify for Pgwp after the program or i have to do the process by myself. |

sternakin:The money was paid into my account cause he was in hospital for sometime before the deal was sealed but the buyer paid directly to my own acc with i plan to explain on my SOP. Backed with the burial pictures, family pictures and the death certificate. This was why i defer cause the initial plan was to use him as sponsor. Have other land properties with building plan which i plan to use as my inheritance once am through with my studies, will that be a good tier back home? Can I still use self sponsor? Pls how can I go about this cause i don't have a job yet or any physical business. What should I do ?? |

Did he signed a Power of Attorney for you to sell or handled the sale on his behalf or a letter of instruction that the proceed of the land sale should be paid into your account. Without the Power of Attorney, legally you can't sell or authorised to receive the proceed. With a power of Attorney donated to you, then you can get a Deed of assignment prepared between yourself (been the seller/assignor) and the depositor of the fund into your account as the assignee/buyer and other necessary documents in that order. Without the power of Attorney, it will be difficult for you to proof anything concerning the sale. BrainArch: |

You might need to show how much the landed properties are worthy in monetary term through a certified property valuation report or certificate of values. Then, demonstrate how the properties will motivate or influence your return back home (home tie). sternakin: |

Hi, Gurus in the house. I need an insight in a mistake I made in my application. I am a first time applicant and I got admission to Niagara college for January resumption date. The day I filled my study permit, I was asked for ULI number for institution and checked my admission letter but couldn't find it. Unknown to me me it was on another page of notice of work permit (it's a co-op program). I browsed it and saw the the institution had 2 ULI numbers and picked the wrong one. Last week I got a mail from the campus to that ULI of Niagara college Toronto informing me that they dont have record of them offering admission and the likely think it's Niagara college canada and I should let IRCC know there is a mix up. Yesterday IRCC sends me a mail to respond why the institution they contacted can't verify my admission which I was expecting. I need to know how to couch my reply that makes them understand it was an oversight from my part. I have 7 days to respond. |

Hello Everyone, I'm literally losing ir at this point. My school decided to partner with border pass for study permit and I have been trying to upload my bank statement since the 30th of September to no avail. Every other document has been uploaded successfully. So I have two bank statements, mine and that of my husband. My own BS is about 31 pages, compressed and uploaded. His own is about 66 pages. I've compressed it ro the barest minimum it can go down to which is 600KB but I still cannot upload it. My BS is getting stale. I'm just tired. I have over 1,500kb upload allowance left so I cannot figure out what's going on. I even split his BS into 3 and then into 2 but still no success. I honestly do not know what to make of this. I need help please |

Since IRCC has already reached out for clarification, explain the mix-up, attach supporting evidence, and confirm that your true school and program match your letter of acceptance. Please find attached the following documents for your verification: My Letter of Acceptance from Niagara College (Welland Campus). Ask your husband to give you mybankstatement ticket for his account. It comes out a 1-page. You can do the same for your bank statement too. There is no point uploading 33 or 66 pages bank statements when you can use mybankstatement tickets. Also not that, if you try to compress the statements you have too much, it will get to a point where they will not be legible again. Oofay: |

Hello all, Please I was recently refused, and I want to try again. Any advice please? The lump sum stated is from property sale. The Standard Chartered balance they complained about is not even my source of funds. Just added to show I have a steady income flow from employment etc. and I didn't want to put my school money there. My aunt in question, is 100% my aunt and I explained this but maybe not enough. Please any advice will be appreciated. |

Did you provide documents to show how you and your aunt make money? When reapplying, ensure you provide the above and address them in your SOP and letter of financial support. Sorry about your refusal. The VO saw everything you submitted, including the property sales. The VO did not believe that you actually sold a property. The VO's thought is that the fund is for demonstration purposes. For your co-sponsor, perhaps you only explain, explanation plus documentation makes your case solid. Try to reapply, and ensure the funds are still available in your account. This will prove to the VO that the fund is actually yours. I believe you have a strong case and should reapply after addressing all the concerns mentioned in the officer’s decision notes. I also believe ATTAHDYE and JMG12 are right in what they said — you have a strong case; you just need to address the concerns and apply again. |
