Roofing Wood

2 x 4 - @350 - 6 - N2100
2 x 3 - @300 - 40 - N12000
2 x 2 - @200 - 15 - N3000

is it too much or too little?


Reinforcement

2 length of 12mm iron rod costs N2700. Cut it from the shop you purchased it and buy rings. Look for one smart guy in the shop to tie the lintel for you. He'll be glad to do that for N1000.

Electrical Wires

A bundle of wire sells btw N2800 - N3500. What are you wiring in a single room apartment.

Plaster sand go remain self. You can get at least 8 wheelbarrow of sand from a single trip of sand.
Allow those who come here to argue be because of their own way of always seeing wrong to people's truth on what they spent in putting up a place is always viewed as a lie.
Op said that he spent 300k in putting up a place for himself and people come here to question him arguing that it was not possible to achieve that with that amount.
They only accept when some people come to say they spent millions on one bedroom apartment and they only believe them. Block is not house. It's the type of fittings you use that determines the amount or value of a house.
If you really need a house just to put your head, the only thing is for you to acquire the land and work within your budget. Some people will have 1 million, they will make plans for a house outside their reach and for 30 yrs, they are still having the house uncompleted.

it is a land not a building and we have 50 x 50ft(15m x 15m= 225sqm) and 50 x 100ft(15m x 30m= 450sqm)

MANGAM: Bliv it or not this room was built wit 300k tiles was less dan 20k and only used in d kitchen and toilet. Around 500 blocks were used @90 each PVC 8k a bundle was used. Electrical wires for 6k. Two bundles of zinc @ 9k each. Soak away was dug @5k. 2 big rubber of paint @2800 each. Is a very simple house

Have you built a house b4 why argue? If you have your money cash, you get that done. 2 days is enough to erect the whole blocks of a self contained house. Other remaining 6 days is enough to put other things in place and ready to pack in.Why argue blindly?

I think OP's claim is believable, considering the room had no proper foundation, no pillars, used 6" blocks (not 9"wink, surface wiring (not conduit), Zinc roofing (not Aluminum), PCV ceiling limited only to main room (not in toilet or kitchen), cheap labour and project supervised directly by himself (did not contract anyone e.g QS or Arc) - other finishings e.g. tiles, WC, sink etc look like cheap china products.

My only concern is the lack of foundation; he should have started at least 1-2ft below the ground to give the structure the required stability, especially against attendant problem of shifting of the base ground due to rain - the floors could also be vulnerable to dampness caused by seepage.

Anyway, OP says he would be using the building for only a few months, so that's ok.
He should, however, not contemplate letting it out or allowing anyone use it afterwards because the building doesn't look safe enough to me.

But how much is the metal door which leads to outside the house? Mounting that door alone is about 3k and door about 24k

This your budget tight wallahi... how much did carpenter collect for roofing workmanship ?

The only thing i dislike about your house is the foundation. you for at least place 2 blocks below ground level. that house for last the next 5 years...

The foundation of this building is too shallow nd there ws no proper lintel fr the structure.Instead he used block fr the lintel.

I forsee a great scam from these marketers-builder very soon. Truth is bitter. I know some pple will only learn the hard way. The feat in this tread can only be achieved by an expert doing it for and by himself, not for other pple on a commercial scale, that is if possible. Shalom

As a matter of fact that building is rock solid! Or you dont know what it means to set your house upon a rock? Try visit JOS and maybe u will understand better.

am a civil engineer and i can assure u that no foundation is stronger than a rock. OP said they discovered there was rock beneath. inshort if you are well travelled, you would notice people who live in rocky areas do not build foundation... they just build their house on the God giving foundation(rock). i can assure u that as long as the screeding was well done, his house would survive what a house with strip foundation wouldnt.

am beginning to doubt your competence as a builder. am a civil engineer and i am astonished as to how on earth you manage to finish 500 sandcrete blocks on the foundation of a self contain. lastly why do you all choose to be blind, its not hard to see in the attached pics that the OP did the labour himself. labour contributes a huge percentage to the total building cost and OP here has saved himself that. talking about foundation, he said there is a rock beneath... hence he has a God giving foundation and the building was built with an intended lifespan of max 2yrs. The temporary structures we build to house engineers on site, normally do not have any foundations and most times they are situated in sites with a far weaker strata than the one the op has and also with the way Govt fustrates contracts with funding issues, we most times use them for as long as 5yrs and never for once have they suffered settlement or suddenly washed away with flood. Engineering firms can not waste more than 400k on engineer's on-site accomodation, if we do that for every site we have then how on earth are we going to make profit. truth be told the huge cost of building a house is owed to the corruption in our country, contractors inflate prices...

from the pics i see, the guy did a nice job and was innovative. reminds me of my RCD (reinforced concrete design) lecturer back in my uni days, who always emphasized that engineering was about economy since a very robust structure that isn't affordable will end up never getting out of the design stage.

to encourage folks here, I think you wrong. Iam a professional builder & I 've been in the industry for some time now in Abj...firstly,your foundation depth is a deathtrap. And after your April, demolish it b4 d rains comes. Your 500nos of block is meant for d foundation alone,tho depending on d nature of site. Labour collects N1500 & mason N3500/day...

The guy said he built with 300k and some people said it is impossible, ok I just spoke to guy and he confirm to me that he spent =N=1.5m and the foundation is 5ft deep, make una go rest abeg, wait until I complete my 3bed flat for 100k then you huge high tension

RofO with AGIS regularisation. It is located before the 1000 units estate & Navy barracks. It measures about 1200sqm. You can't build there now because people have not started living dere.
The land is owned by the Kuje Area Council. Nothing stops the land owner from developing his plot but since the layout is yet to be serviced with roads, land owners are not willing to develop their plots. The owner is selling the plot because he needs money.
Price is 500k and 100k agency fee.

Thanks @Immanuel, when digging we met a stone and had to start building fro there and because of the rock the soak away is a bit far fro d house

A pastor friend in ibadan did close to this with 450k, no window, doors, tiles

Is the person a builder ?
Is the work done with direct labour ?
Please i think some things are missing ? if not please proof me wrong

Soak away was dug @5k. 2 big rubber of paint @2800 each, wood 2*2 20 was used at 150 each while 2*3 15 was used at 220 each, 20 cartons of tiles @800 per carton was used for both toilet and kitchen the doors and window were done at 30k, about 20bags of cement was used @1700 each, sand was bought @100 per wheel birrow and about 10naira sand was used for both sharp and plaster sand, the builder was paid 2k per day and two days for building and two days for plaster and flooring d main room the washing hand zinc in d kitchen was gotten for 2k while the WTC for d toilet was 7k, two plywood sheet was used at d kitchen @3000 per sheet .Is a very simple house

I have seen houses built on rock since my primary school days in the early '80s still standing. Have you been to Kogi state before?
