Can someone give an estimate of how much it will cost to build a 2 bedroom flat? House dimensions will be:
2 standard rooms
1 parlour
I kitchen
2 toilets ( 1 with bathroom inside)

Cost of land should not be included as this varies with location.

A good analysis by Eghosajohnny, just slightly over 2M, assuming diggers do not charge very much for setting out and excavation.

What size of a building are you looking at with this budget of 2M...room sizes?

I am not a builder and i have utmost respect for Brabus..but a 2 million estimate sounds like its extremely on the low side of the cost curve in my opinion!

Wall/Floor Tiles - N160,000

At much later time on my thread, I'll show you what I'm building presently. I doubt I'll even reach the two million mark and the house is a three bedroom bungalow with two toilets/bath. Though labour is FOC as per Oga concern but it's a well managed project.

Anyway, anything is possible for those that believe! You'll agree with me that N600k can give you a single bed house so N2m is a good budget if well managed for a two bed house.

Brabus attached the floor plan of the two bedroom bungalow with his first message.. check it.
But I counted 9 doors and one Front door making 10 doors. It will be enough, those Chinese doors cost like 14K or something less.
The Chinese iron door for the front of my BQ cost like N26K.. so the internal will even be cheaper..

But remember Brabus will be a wholesale or bulk buyer.. so his price will even be lower than the single purchase price I quoted above..
I think that price will cover the doors with good management..
