Development in Anambra is evenly spread. I reside in Onitsha, recently i wanted to acquire a property in Onitsha suburb. A friend took me to 3-3/Nsugbe area but all the plots of land there are bought up and the few available ones are way too expensive for my budget. Suburbs like Obosi/Ogidi/Nkwelle/Iyiowa/Nkpor/Oba are all bought up too. Luckily i managed to acquire a plot at Oba for almost 2.5M. The area is fast developing with duplexes springing up every second. Houses there are mostly residential. Anambra will be mega-city (like Lagos) in less than 10 years time as all our 3 major cities (Onitsha, Nnewi and Awka) will merge together. Here are a few pictures i took at my Oba site (though the picture quality ain't so great).

The way they build house in East you will think houses will be very cheap, Anambra has the most expensive accommodation prices in Nigeria.
Even the landlords have taken their wickedness to new height by charging some miscellaneous fees like Caution fee, ego oji, agreement fee, after collecting 1 or 2 years tenancy fee from you.

Its pure wickedness, my friend in Benin told me you can pack into your house with 3 months advance payment or 6 months depending on the landlord.

Anambra government and church leaders should address the issue properly.

Onitsha landlords should be forced into merger with well establish Real estate Companies with minimum capital base This will help kickstart a new Housing revolution and investment in decent Residential and office buildings.

* Real estate owners/companies that do not meet the minimum requirement should be liquidated

* Individual who wants to build or buy a house should go through these companies rather than the usual disorganised way

I don't think we need to force anyone, unless they are willing to pull resources together.
The biggest concern is the type of hotels our business people build in Onitsha. Our business people should learn to build this type of high quality hotels with large pool areas like in your picture.
Some of the hotels we have in Onitsha is shameful . The Onitsha holiday resort for example .

The place am yet to explore is Nnewi, the Uruagu Industrial Estate according to achi4u can boast of more than 20 manufacturing companies.

Last time I visited Benin I discovered even the spare parts dealers there sell Innoson floor mats and Union Battery manufactured all in Nnewi.

I have seen many vehicle in Lagos with sterling covers made by Innoson, even my inlaw his floormat of Toyota Matrix is from Innoson but he lives in Lagos.

My question with Igbos that doesn't think East is viable for manufacturing is, why are Innoson and Ibeto products everywhere in Lagos but are being manufactured in East.

I was in Lagos sometimes ago, the hot drinks served in our naming ceremony there was from Krisoral Group making of Calidon here in Onitsha, when I visited my Uncle's hood at Orile sometimes ago I saw hatchets of hot drinks on the floors, I asked my uncle's boy he said the drink is the most consumed at Orile, what prompted my question was that I know the drink is being manufactured by Krisoral here in Onitsha but find its ways into Lagos market.

A friend told me Oompa is available at Okota but I don't know how factual it is.

He said the landlord rejected one year payment but collected six months, another friend I met said the two rooms selfcon he packed into in New Benin he paid four months rentage.

OOOmpa is d second most popular brand presently in Lag after Orijin in places like Festac, Okota, Ajegunle, Satelite town, Ojo even in in Ikeja and it's sold for N250-N300

^^^I think empowering locally owned engineering coys would pay-off in the long run! Julius Berger might be a better company and build better structures, but how do we hope to equip the local alternatives with the necessary skills and experience if foreign coys get all the jobs?

And another angle to the argument is that with the local coys the profit and experience stays in the country/state, and more locals and indigenes would be employed!

I said most not all. Julius Berger also uses locals for constructions. I'm a person that goes for quality, If a project is worth doing, its worth doing well. ^^^Fair enough if you said most and not all! I'm like you also in the sense that i like to believe i'm a perfectionist....anything worth doing should be done well as you say!

I think the major thoroughfare in the state capital and major cities like Onitsha and Nnewi should be given to a top notch company like Julius Berger to completely overhaul, so anyone newly coming into the city will get a good first impression of the place! The road should of course be dualised, have underground drainage, sidewalks, streetlights and street signage, and it should be given a lush green feel by planting trees on both sides of the road and carpet grass on the verges and medians! This isn't rocket science but i don't know why our leaders just like settling for 2nd rate stuff! The immediate past Governor of Abia comes to mind at this point: almost everything that man built looked cheap, tacky, substandard, basic and ugly!

Community Universities will help bring about faster economic development to Anambra-State/ Alaigbo if Obiano & other govts in Alaigbo are going to implement it!. How?. It sounds new, but our people are doing it already in building Primary & Secondary schools in our different communities!. Now is the time to move a step higher by building & owning Universities with little govt shareholding say 5 to 10%.Some of these communities like Agulu, Ekwulobia, Nnewi,Aguleri,Ihiala,Onitsha, Nkpor, Abagana, Umuoji,Ogidi,Awka, Ozubulu & Obosi can be used for this innovation!.The communities involve will provide land, Temporary accommodation/ Houses & at least 50 Million Naira for it's take of!. Govt will at least contribute #20 to 50 Million Naira as their share capital.The community in which the University will be based will have 55% Shareholding, Govt 10%,other corporate bodies or investors 35% Shareholding. These innovation will create faster economic development of that community & state!.This innovation is a Win! Win solution, if we want to use Education as a means of economic, Social development of Our State/ Alaigbo. This will help to bring our population back to Alaigbo!. Employment opportunities is enormous!. 1000 to 5000 Thousand people will be directly or indirectly employed in any community where the University is based!.
Capital flight from Alaigbo will be stopped with this idea!. Our people are all over Nigeria Universities!. Some states are building Universities just to attract our people!, for instance Ogun State have 17 Universities both private & govt & more are coming!. Strengthening Real estate sector in igboland through mergers and acquisitions is certainly the best way to guarantee standard.

I want a situation where every Real estate company in igbo cities will be required to recapitalised by atleast 10billion naira

Landlords are supposed to meet this requirement or else sell off their houses to qualified Real estate companies/ property developers to develop.
Poorly maintained houses could be sold off too.

I think our cities will be better off with this method. A situation where people build quality homes in places without access road will be taken care by these companies. The companies rather than government will be solely responsible for maintainance and contructions of internal road network, provision of water,power, security etc. The usually way of building without these important facilities will no longer exist.

Landlords who cant do simple repainting,reroofing or general maintainance of their properties should never be in housing business.
