What's the average construction cost of 6 blocks of 3 bedrooms flats in 2015, dry land, Lagos suburb. No blueprint, still trying to figure it all out. Thanks!

From your write-up, one block of the 3 bedroom flat will cost nothing less than 2.9million naira from the substructure to superstructure, roofing, fixtures and finishes.
If you have the detailed construction drawings a more precise quotation will be provided.

I don't have any drawing yet cos I'm not sure what it's going to be, if I can't get an Apartment building to be the way it should then I won't be going for it, this is the reason why I'm looking for answers to see whether to go for a hotel or apartments.

Are you saying N18m will build your average 6 units of 3 bedrooms flats? I've been given some figures from N48m-N60m. Please expound further on this, thanks.

I am an Architect but i design and build. The quote i gave you is assumed to be in the worst condition. I mean when you are using the cheapest materials and employing cheapest labour and ignoring some construction details, thereby making 18million the cheapest.

As i stated earlier construction cost is been determined by site location, quality of material,and the labour involved.
If the building design will be a storey structure of about 2floors then it will cost you at most 50million for construction.
If the building design will be in separate units just like estate design it will cost you at most 40million.
Quoting out of experience..........
