In my area, somewhere at Ibadan, someone spent about 1m( no fence, no outside flooring etc) on a 3 bedroom flat whereas, I spent almost 20m on mine all ensuit, all walls screeded,special painting, all POP, bore hole, new type electric wire fence, gerrad, special doors, original tiles , all compound interlocked also, with a security house attached and a sliding gate. I also used stone dust block all through.

So, it all depends.

Yeah, you're right, there should be an entrance door in the kitchen area, it will help when carrying bulky food stuff into the kitchen storage and also serve as emergency exit.

Lest I forget, all rooms with heating systems. So, the guy that quoted 15-20m is not out of place.

I wont do that. I'm an Architect myself and it pains me to see these things. It's against morality and professional standards and I just feel like it's devoid of needed justification.

They always say "if you think getting a professional is costly, try a quack". In this case, get a picture online and gather cheap labor to erect it.
These landlords are the ones spoiling architecture, engineering and our cityscape in this country.

The worst are those who are already giving contacts and cost. God help this country. Desperation everywhere.

You counted far too many unrelated items.

Wire fence doesn't count towards the build cost of a house. Those are property development costs.

4,4 nos toilet.
5, whole floor ceramic
6, china door say 12pcs
7, road side block (yet we say we dey use iphone)
8, a minimum of 2 trailer load of concrete
all these for 3mill.

As a civil engineer I would suggest u don't jus build a bungalow but add another flat to it cos without a good quantity surveyor most of the materials you would buy would cover for it n u will spend less Dan 13 milla as a against d 7 to 8 million for a 3 bedroom bungalow.

However u could start with the cash u av earmarked n stop weneva d money finishes. Never try to rush over a house u r going to live in

A true professional architect would make suggestions such as informing a potential client of astute changed that will bring value to the house.

I'm not here for your consult because I don't need it.

I been wan talk am before I see am: this plan was downloaded from a foreign website. Heat will kill u in Nigeria if you build it here. No cross ventilation for the rooms. No exterior door from the kitchen. And the toilets don't have windows. Pls get a professional to remodel and amend the plan for you. They will also help you with the costing too.

Please, list the too many unrelated items counted. and tell if security is not part of a complete building design. Like I said earlier, it's a question of perception, exposure, knowledge, taste and affordability. Every stated is related my brother. U can rank and edit based on purse. That's what either prune the cost down or up.
