By self contain do you mean a room, kitchen, shw/wc arrangement ?

The building area on site depends on other factors apart from area, such as shape, location such as corner plot, type of adjoining road and other local planning standards. Why not get experienced person to visit the site or at least get a survey.
Better still physical site inspection is the best. So that you will not end up building illegal structure.
