I want all d personalities in dis section to help me build my 3bedroom flat all ensuite with their inputs..
I have a land which is a little water logged located in lagos, Ajah to b precise...the size is a plot minus quarter...
I have done d fence which i tried to update inhouse sometime ago..i want the following......

1) I want u to help me suggest an inhouse architect that help me with drawing...
2)I already have some materials on ground which ranges from 3 tons of 16mm, a trip of sharp sand, a trip of granite, 2000 pieces of hand made 9inches block....
3) I intend to supervise with ur assistance cos i will keep updating u
4)or any engineer that can do it but i don't have plenty money to pay u....
5)I have 200 bags of cement that i payed for in bits....
6) I will b d one to buy d remaining materials...

What you are requesting for is an expert guide, I perceive.
You are providing the materials by yourself, what you need is a professional touch at reasonable cost.

Note: You could have saved some costs and get a stronger and more stable fencewall if you had used short bored piles instead of raft for your fencing work like what we are doing presently for some private Clients at Isheri-North GRA, Ikeja, etc. Feel free to do an inspection. This system is fast gaining popularity in foundation construction for perimeter fencing and buildings all over. Raft is becoming out-fashioned because of its high cost, time wastage and structural inconsistencies.

You know from my experience of other profession, when doctor wanted to operate on my wife then to deliver the two kids i have, i was charged ahead, we negotiated and i was made to sign an agreement before proceeding, if i had the money or not they dont want to know, so i have to look for it because i have to pay professionals. grin

I really like your analogy of the medical doctor...I used a similar one on some other thread sometime recently, I also added a mechanic who isn't professional professional like the doctor or the architect, engineer, etc. No one can drop his/her car with the mechanic without a deposit and expect the car to be repaired or expect to pick up the car after repair without paying balance or telling the mechanic... I will pay you later!!

This is how it's done.

We, kobokobo clients outnumber "pro" builders immensely so this is not where to lecture other builders.

yea he gave the drawing and is supervising, the agreement was for him to be present weekly/at each critical stage (because I intended to supervise myself armed with the knowledge gotten from here) but he's check's in almost round the clock, like you mine is a 3 bedroom, soil type is like yours. am currently at roofing level and trying to gather funds.(I wish I had the forex positives of the oga's Hajj's, Egunmogaji's, erico's and the rest.lol). Introduced my friend also to him doing 2 units of 3 bedroom and like me, its been satisfaction. However keep your options open. As there are several good engrs here that can be engaged. Them too plenty self.

It seems you studied marketing together with your building profession. If only your colleagues can see through what you have done, they will shut up and try to eat from same pot.

Never let this go away bro. Never lost nor trade for anything. Marketing the life blood of any establishment, talent is not enough--no matter how good you are, ability to sell yourself is your greatest tool.

Over the years I have met some bad ass talents but one thing is missing--how to sell! And as result of that, they end up being broke while those who are nowhere near them make the most money because they know how to sell.

Dont quote me wrong madam. You can check on all my thread and also ask around especially from my oga at the top Hajj Mufutau, he knows me very well.

I give lots of free advice and consultation especially to nairalanders here, i receive calls for advice almost every week from here and i give the advice and consultation within my reach. But any consultation that will involve leaving my office to a site or prepare sort of cost or interprete what is on the working drawings on ground or anything that will involve putting in my resources then i specify charges and have an understanding.

As clients out here are guarding towards bin ripped off so also we professionals are also guarding against just bin used. I know some other professional would understand better what i mean.

As i have said earlier, its just simple, get a good builder to prepare you a material estimate required, get your working drawings( Architectural & Structural) done by a good Architect and structural engineer respectively.

Then engage a builder to execute per visit, his presence is need in setting out, formwork and reinforcement arrangement for ground beam, laying of dpm polythene and blinding, reinforcement arrangement for the raft slab after dpc and dpm is in place and lastly block forming on ground floor.

You can negotiate the visit of the builder with him for this 5 stages then set the ball rolling.

Actually, I don't do soil test, so I don't know if you can get it done for that price.

For the design, it can be done, you can contact offline for more information.

I will advise not to supervise(QAQC) the project yourself especially the foundation.. If you can get a trusted and experienced hand who would not charge you much that will be good. If you search for one you will find...I am sure of this. You can however be the project manager.
You are building on unstable soil and would not want to make mistakes as this seems like your first project. I had a client who decided to supervise herself and ended up spending almost twice the amount on raft foundation alone.

I hope I'm not late. Whilst going through expert recommendation and advices given on this thread, let me chip in this one.

1. Let the pro (at least) get you off ground (the foundation work) before you start DIYing with assistance of a young and experienced construction supervisor.

2. You can pick a good design from BLH and get a good discount courtesy Brabus. Meanwhile pick simple yet beautiful design o. Those nice one comes at an extra cost and they're not the type of build you want to approach without an expert supervision. I just got this one from BLH for a open and honest client like yours who is not afraid to say it as it is.

3. Pray and get started. Ensure you make it as beautiful as your name wink

life is all about taking risk especially when the reward is worth the risk but in your case it is going to be foolishness. consult with engineer or ask around someone that has been in similar situation in the area. Yes you are correct some professionals are utterly useless and will run away with your money. the only guidance people can give you is that you need to be cautious with either approach. yes by the way lots of reputable builders here that can give you solid advise.
