Disconnect his light, cut his water supply. If its getting to eleven months, remove his windows and doors.

If you dull, sorry. You go pay am. One landlord around my area is to pay about 200,000 for this same issue

Something is wrong here, and thats why he isnt paying.... Has he been paying before now? Or maybe the bill was accumulated before he moved in...

But if you ask me, theres something you arent telling us.

I wonder oo. How will you ask someone to pay 127000 for just 7 months in a residential area. The man deserves the modality of the calculation. There's something hidden that will make him not to pay at least you don't complain of the house rent. That means he is not a debtor.

As a landlord it is MANDATORY that you instal a Pre-Paid Meter in your tenancy with the meter and adjoining wires totally inaccessible (seen but not touched). Any other thing is your fault and I honestly wish you the best because Nigerians are largely irresponsible. Our constitution requires each citizen to be irresponsible so,...behave like the telecos and make them pay....as they sleep.

Yea pre paid meter is the best cause the tenant have to recharge the meter

I believe this is a breach of contract. I don't know if your tenancy agreement has a clause that mandates him to pay such bills. If it doesn't however, there are certain terms of contracts which are called implied and usual terms. As such, even if not expressly provided for, payment of electricity bill by a tenant would usually be implied (except of cause he paid a service charge which accommodates that. I guess, this is not the case here).

Okay, back to the options open to you. Having said this is a breach, his failure to pay entitles you to start the process of taking back possession by giving him quit notice. If he doesn't give up possession after the expiration of this notice, you would need to go to court. I pray it doesn't get to this though. So, let's pray he comes for a 'talk' immediately he receives the quit notice.

Alternatively, you can institute an action for breach of contract, while claiming that amount as damages. As a caveat though, this option would only be worth it if the court awards you enough to pay your lawyer and the electricity bill at the end of the suit.

The above are at least two options open to you.

It is not only your rent that you should be after. Seek for welfare, progress, well being, convenience of your tenant too. If you don't show concern of their problems, you are on your own when they begin to rebel

Was he using your apartment as cold room.Just asking because of d amount.U can trace him/her pastor,quit him or quickly get urself a meter.

dnt dare to do anything stupid base on disconnecting his light, d bill would still b dr nd it might b d next tenant that would suffer for it, just go and settle with your tenant,if he can be able to pay half of d money, u re lucky

Aod the bills will be moderated. Just let him have no access to the wires between pole and breaker or he will steal power and if caught you the house owner will pay.

Inform the disco that u want the supply to the tenant disconnected. Then request for a suspension of billing immediately. To pity the tenant, advise him to take a payment plan from the disco. Remember that if he packs, the debt is transferred to the landlord.

Ikeja electric for instance will give a discount to the customer provided it's not a meter read customer

How much are you paying as a landlord that your tenant should be paying N18,000+/month? If I buy recharge voucher of N18,000 for my prepaid meter, it carries me for almost 10 months with the irregular power supplies. If you can't help him resolve it and you go ahead with quit notice or remove his roof say you wan do renovation, na you go pay am.

thats why i prefer pre paid meter, if you like no buy light. OYO anyways, 127k no be small money, make it known to the electricity providers and they'll com help you disconnect his light until he decides to pay and then after payment just evict him except he is not doing this on purpose.

Its not the fault of the Tenant, I will still fault our useless past and present government. Even though I have never travelled to obodo oyinbo before and I do not have intention of traveling there soon but I heard that their is a way effect on one's tenant bills and disconnection won't have effect on another

Have you asked the tenant the reasons why he refused to pay?

You stated the truth herein. Op should open up on how he ran such amount within 7 months. Even some sole entrepreneurs cannot run such within that number of months.

Op, has he been using light and PHCN has been allowing him use the light or how come the so called bill was allowed to get to the present amount within such period?

Have you tried to discuss with him on how the amount got to that stage?What made him to be stubborn to your person? Find out why he refused to pay before taking any action.

I have heard how some tenants or landlords get into argument like this issue and it results to death of either. Don't you have a lawyer to seek his advise?Be careful how you handle this.

Disconnecting the light alone won't work in a place Nigeria, especially if the monthly bill is estimated. PHCN would still continue to generate bills month on month.

A better approach would be to go to PHCN to disconnect him and also stop all future billings pending when a reconnection is effected. However, this still does not guarantee that the outstanding would be cleared.

The caution fee (if there's one) can help clear part of the outstanding while the balance will be through dialogue or force

Yours is better,my co tenant is owing 172,000 Naira @ Ikorodu, as at this month and is not ready to pay,the ikeja disco only make noise and when two thousand exchange hand they walked away,my problem is when ever the task force comes around they remove from pole and that affects the whole house.i can't wait for my pre paid meter from IKDC,

Voodoo approach is the best: just visit the nearest BABALAWO (herbalist) and cast a powerful remote controlling spell on him and see if he doesn't pay higher than expected! Gbam!

Just get separate cables to connect your apartment from the pole and leave all your tenants on the existing cables then call PHCN to come and disconnect them cos one person is owing. Soon as the cables are dropped from the pole, call your local electrician to remove them from the meter and keep them under your bed. The other tenants will know how to make him pay. Meanwhile, you will continue to enjoy light
