Hello all

I want to your opinion on this estimate, i think it's its high but my contractor insists there is no west we could do it cheaper.

Foundation for 6 flats, i.e Of 2bedroom each. 3flats ground floor and 3flats upstairs.

Is there any area of this estimate that we might be able to reduce to make a saving?

Location is opic estate , badagry express way, agbara axis.

It's a dry land. So regular upstairs foundation.

I think the blocks are too much, 2000 blocks to foundation?? How many blocks would then then finish the house?

And if iron bender is 18k a ton, am using 1/4 and 3/4 which is a total of 2tons approximately, which should be 18x2=36k , so why am I being charged almost 200k?

It is a fair quote. What else could you have expected based on cost of materials at the moment. I looked at this quote very well and I can't see anything wrong with it. The person who made this quote was fair enough making this quote.

What you should now do is to buy your own materials based on the quote given to you and negotiate the labor cost.

Don't say that, look at the plan perfectly well. How will u say setting out is 10,000. Is he setting out a shop

The quote is questionable enough. Under this present price regime, you cannot do this foundation of that house I am seeing with N1.539m.

1. The cement quantity is so small that I doubt if he plans to do an over site concrete on the foundation. If you blind that foundation, cast the column bases and then cast the pillars, you would have spent over 100 bags on 3 flats foundation.

2. 2000 blocks will be too little to do this size of foundation if the foundation depth is up to 1 meter and you plan to raise the foundation high enough to prevent flooding. I don't understand why you have to use 6" blocks inside the foundation? Is that the design of the building? Can we see the structural drawing page?

3. The excavation for only N65k? Maybe the land is too soft or trench not too deep. What depth did the structural drawing prescribe?

Yea, I understand the setting out, but 65k for clearing?? No wood to be uprooted oo

155k for bricklayer??but at 50# per block , 2000 block comes to 100k

I think he inflated the labour,

How much does iron bender charge per ton? But less than 2tons ? He is charging about 150k.

Ur website is quite detailed and helpful if someone is purchasing materials but wen it comes to certain part of labour it's abit confusing.

For example , most iron benders contract the job and will not accept day pay. In my case , how much is an ideal payment for the iron work on the foundation?

I see bricklayer and labour together as 155k, maybe he included the filling lacterite to level.

I doubt experience on this list
Its either he dropping the price to gain the contract.
This is very risky.

With the way building keep collapsing. It all begins from saving materials and avoiding standards

Madam u stay abroad abi? How do they do things over there?
Pls engage proffessionals in ur building and pay them well.
This ur plan will gulp nothing less than 20m on completion
Paying 10% of that to give ur rest of mind shouldn't be a problem
Instead of relying on ur baba sikira d bricklayer and seeking
Nairalander's opinion to tackle him.

Start with a QS to give a guiding cost and ask reputable engrs
To bid not necessarily d cheapest though but u will be fine at
The end.
For this kain buikding Setting out is not #10,000 anywhere in Lagos be guided!


Materials price are fair but u can still negotiate on the irobender and carpenter fee(those are d only items u can tweak on that list)
#65k for excavation for this building .....pls let me hv his nos I hv plenty foundation for him at that price!

This bedroom is a 4 bedroom duplex and an additional 2 bedroom bungalow by the side,together we have spent an estimated 4.5million including buying of the land which include other expenses like survey plan,agency fees,land documents which include Deed of Understanding and M.O.U all amounted to #1,985,000.
Subtract this from the estimated sum used,do the math yourself, from foundation to that extent for the 2 buildings.
Talking about opic estate, I know that area very well,you don't pay community fee if you buy from opic itself only if you buy from omonile,I currently have a project I am handling there at opic estate. I am been working at opic since 2011. Just give us a call today.

The owner of this building is in Denmark and the building is in Lagos state, all we do is to encourage Nigerians in diaspora to come build at home,I know what it feels like working your ass out in the winter and summer period because I have lived in Europe and schooled there. Materials have skyrocketed in Nigeria right now,we all know that,things are on the high side but we try to get our brothers and sisters to come back home and invest. We started the 2 projects October this year so the price of materials are at the current price and the amount I mentioned we have spent includes drilling of borehole. I know you guys will insult me all I know is that sincerity matters a lot in whatever you as doing in life.

NOTE

1. This is not a Bill of Quantity.... This is just a quotation.
2. The contractor is smart ...The quotation is a give and take ....some parts a low and some are ridiculously high.
3. I'm seeing a 6inches block in your foundation.... PLS, DONT USE A 6" BLOCK FOR FOUNDATION... It is technically wrong.
4. Why didn't he include the cost of filling to it ?
5. Get a Quantity Surveyor to prepare a precise Bill of Quantity and to also manage the project for you.

NB
I'm a trained Quantity Surveyor by profession and still the MD/CEO of NewHome construction. I've worked with a couple of Nairalanders too.
