OP,,,the first thing one considers before involving cost in a building project is the building plan itself,,.then followed by your choice of material at the finishing stage...a client who choose Step clay tiles roofing sheet and the one who went for Long span Aluminium. Roofing. Sheets can have the same quotation....another important consideration is the nature of the. Soil in your site because it may require a different foundation type. And how far your site is from the existing major road.for easy access of materials to your site..all. These determines the cost of constructing that 2bedroom bungalow, Pls .am not here to bring fear into your mind but a professional Advice has. Always being the solution....so I think you should first get a good working Plan,..then a good Quantity Surveyor or if the Architect can cost it fine and good,..then. Take whoever that will build the house to the site for other considerations to be achieved,..then you a good to go...am an Architect based. In Anambra State{ CJKATAS Consults Nig ltd}...cheers

I'm an Architect and i did something like that at FHE Egbeada Owerri b/w August - September 2016 @ N4.2m with Parapet. Then then d price material is better than what we are seeing now. Presently, we are at Plastering stage of a 5 bedroom Duplex located at Ibiye Estate Woji just besides Genesis fast food. As for your project, no one can give u a good estimate without having a study of your plan. Just get us your plan and we will give you the cost of construction for. What did you budget for the 5 bedroom duplex and has it been sufficient?

I am looking to undertake a new project, my very first project as a thank you to someone who has done right by me, as a result I would like to ask for an estimate of how much it will cost to build a two bedroom flat which will include the following:

2 Standard Rooms (One with an ensuit bathroom)
1 Parlour
1 Kitchen
1 Laundry Room

Cost of land should not be included (has already purchased)

I know of a company that does a package to design and build a standard 2 bedroom bungalow for N3.5m. They built 4 of this standard 2 bedrooms on a plot of land and he used it as a mini estate. So be rest assured that 3.5m will get you a standard modern 2 bedroom bungalow.

Op..N2.5m minimum for a standard 2bedroom flat but might cost more depending on additional facilities

There is absolutely no way N2.5 million will build a 2 bedroom apartment except if it's a mud hut!

I just went through the 2.5m post and saw it doesn't include German floor and painting.

Hubby just bought a land that we will build our home in pH, I will be needing your selfless service when we start building it- hopefully next year.

I notice lots of ppl here in anambra don't do German floor while building these days. They just continue building, then roof. After roofing, they use concrete to do floor DT is not as thick as the German floor I used to know. Do u see such in pH?

Since it is in PH with 3m i think you should have you your taste. But i can give you a precise cost if drawings upload.
