With that N10M INVESTMENT in NTB for 3 years at say 18%, Gives you N5.4M...with total of N15.4M. ...do you know that this 15,4M will not build that 6 apartmentso today because inflation and cost of building materials have increased upto 400%....like 16mm rod was then N1,800 but today is N5,000... He is still enjoying his yearly Tennant fees and the price of the apartments and land has appreciated more than 100%. For me...Am just doing NTB now to preserve capital and catch up with inflation ...I always reinvest any little discount I get into my real estate investment. .....one should pray to have good Tennants and enjoy the real estate. ..... |

ukay2:there is rise in prices of commodities during inflation including the price of building materials and labour but one thing i do know is that the price of house rentals, houses and land go southwards. they don't rise because people make food priorities. The reason i usually advice that anyone that plans to build at this time of inflation should not do so. i will rather the person do TB and hope the economy stabilise, then building can start. My personal opinion though. |

ukay2:if i was ur friend and i had 10m, i would buy 4plots of land at say 500k 9in a not too developed area), that would cost me 2m, then i would keep the remaining 8m for possible investments, when i see the NTB rates at an all time high like now, i would invest the 8m(i could also do a 5 or 10yr bond). in 5yrs i would have made btwn 7-8m just a rough estimate cos it could be more if we re-invest interest. now i would be worth 15-16m and have 4plots of land. if i soo love real estate and inflation has caused the increase of building materials,all i have to do is sell two of my plots to fund my building project. at the end of the day, i still 16m to play with. believe me if ur friends tenants park -out of his house and he intends to rent it out again, he must spend some good money from the rent he has collected to refurbish the house and believe me refurbishing cost a lot . in a recession like now, people who have cash are king. |

zamirikpo:You are very correct. Though I wouldn't add stock as it has a separate market. Money market typically refers to short term instruments held for less than a year i.e T-Bills, Forex, Fixed Deposits, Commercial Papers. |

Alikote:if you read my post very well, you are equally agreeing with me that doing TB now is the best and not building a house due to high cost of building which will not lead to high rental because during inflation, rents go down even when cost of building is on the increase. So what you have just posted was my advice as well not that it was a wrong calculation. |

Mascotlawman:Did you mean to type "interest" and not "interest rate"? This is why you are not getting an answer. If you use the cut off rate at the most recent auction of 13.799% as your guide, assuming your bid was successful- In 91 days, you will earn roughly N17,200 as upfront interest. Hope this helps! |

c3000:Hi bro/house., i visited 2 of my Banks yesterday. I told the guy i met at Keystone i wanted to buy some TBills going with the banks rates, The agent said They dont bid at all, that i should just submit my rate and they would send to CBN. And that i couldn't be sure of what i was saying about the rates being 13-17%. He offered to help me fix my money at 9% interest rate. Unsatisfied i left to another bank. At Ecobank, they said i cant buy TBills of 500k - 1m I specified. That its usually 10m and above. That i can fix the money with them instead. My question is, is it me or that these customers care agents don't know what they are saying? |

The truth is that you are banking with the worst banks in Nigeria in terms of banks that specializes in cheating customers which EcoBank has held the award for over 10 years. I am not very familiar with Keystone. Don't take everything your banker tell you hook, line and sinker. Shop around and you will hurriedly leave your EcoBank balance with just N40. unite4real:I was at Gtb yesterday to enquire about TB, I was told that they can do 16% to 16.5% . That it depends on CBN rate that they are not the one that set the percentage rate. I was told to only write an instruction and drop at the customer service and they will forward to my account officer and I should make sure that all the money I want to invest is in the account. So please I have not done this before, this is my first time. Please what is the FORMAT for writing the instruction? Pls ur help is needed. |

Mascotlawman:On the bold, i asked my account officer at GTB this same question and she said that there was no format for the instruction. So, i just wrote an instruction telling them to debit my account with Bleep amount and used same to invest in 182-day treasury bill of Feb 15, 2017. Note that i did not specify any rate because i want them to use their rate as this is my first time. I then signed and i have drop the instruction with her without hassles. |

No bank likes to buy TB for customers because the money goes straight to the FG , they profit little or nothing from ur money.
