am looking at 18.40%...........

oga feelamong has to confirm...
Seems like a good idea. 342 days Tbill went for 18.6% at the OMO dated 03/02/2017. I may go for 18.35% wink

wrong calculation u will input both interest and investment example 20 million naira generate around 4.4 milla peryear second year 5.3m 3 year 5.56. 4 year 6.3 by january 2019 your money is 41.5 million

while 20 million with generate 1.4 m max as rent that total of 5.6 m by jan 2019 your property has appreciated by 30 percent total is 31.6 m subject to finding a buyer for the house with recession is very difficult ,rent default, rent instalmental payment .absent of tenants, renovation cost ,ground rate the are odds while you can buy a land and it wouldnt increase in value if govertment dont build road etc that the odds that so we call it speculative
Landed properties do not appreciate in recession rather it depreciates, Nigerians don't really understand the economic indices of recession.
You may risk increasing rent no doubt, conversely, you risk fallow houses. to strike a balance, the rent does not usually increase in recession.

GUYZ what do u think about the eurobonds market, is it lucrative, how does it work, what was the last interest rate for usdollar bonds and are there any fears with recouping ur investment.
High risk investment except one that has the guarantee of the FG, Eurobond from companies? high risk, pays in usd though!

Hi bro/house., i visited 2 of my Banks yesterday. I told the guy i met at Keystone i wanted to buy some TBills going with the banks rates, The agent said They dont bid at all, that i should just submit my rate and they would send to CBN. And that i couldn't be sure of what i was saying about the rates being 13-17%.
He offered to help me fix my money at 9% interest rate. Unsatisfied i left to another bank.
At Ecobank, they said i cant buy TBills of 500k - 1m I specified. That its usually 10m and above. That i can fix the money with them instead.
My question is, is it me or that these customers care agents don't know what they are saying?
Though you can do a 1m TBN, they are only encouraging you to do FixD so the money will buy them TBN, stop using banks go to investment homes, that is basically their core business, TBN is like a conflict of interest for commercial banks, their staff are trained to address it that way, you may try commercial papers too if you wish.

Houses have lost value. But land prices seem to be resilient

I have submitted my bid to Gtb today. Though I didn't put any percentage rate. I left it open so that they will use CBN rate to buy for me. I pray it goes through on Wednesday.

So the Agent says till a ready buyer with less cash turns up, then you will know the real value of properties.

181 days was 18% pa at the last OMO of 3/2/2017. Hope the information gives you an idea of what rate to bid for.

I am considering 18.35% pa for 364 days based on the fact that 342 days Tbills was 18.6% pa at the last OMO.

Waiting for feelamong wink

To be on the safe side..I will align with your submission..but will move my own bid to 18.5%

No OMO for some time now....Although the average yields in the secondary market went up yesterday to 18.52%

External Reserves are growing (Which I think may be linked to some FPIs already bringing in funds to purchase Bonds/TBills)

For you own peace of mind, leave them and go to Stanbic IBTC. I wanted to use Diamond initially but they frustrated me. I had to open a savings account with Stanbic because of TBills and Bonds and I have never regretted it since then.

Stanbic allows you to bid on your own rate.

All the best
