Good to hear this, e be like say i go wait small before I do some maintenance i got to do.

I thought preseidential were mainly known for Suya, had it long time ago, e don tay since i touch that side.

Similarly woods coming down as well
2x4x18 hardwood down from N900 to N780
3x4x22 hardwood down from N800 to N600

Saving me around N285K total cost on roofing wood alone buying this week as against last week. Onitsha price.

Is this experience similar else where and on other materials?

Can this be said to apply to Lagos or South West too? What's the latest so far on cost of materials including cement?

House rent collection is obviously a problem in Nigeria. A good number of tenants don't pay their rent as at when due. It's a well known fact that this has created friction between a number of tenants and landlords and landladies.

So guys apart from the normal referencing process, what can be done to find some harmony between tenants and landlords/ladies?

I recommend we abandon yearly subsequent rent payment and resort to monthly or three monthly or six monthly and give the tenant the option to decide which of the options resonates with their cash-flow. So after the initial payment of one year rent, subsequent payments should be from the above option.

The main reason for delayed or non payment of rent has to do with cash-flow miss-match. So a tenant receives income monthly and we expect them to pay rent yearly.

What do you guys think? I'm looking to experimenting this for three years. What is wrong with this option?

This has been my argument all along. Does not really know why Landlords in Lagos want a 1 year rent. It is killing. You collect salary monthly and you are expected to save 1 year rent in this recession.

One thing that the Landlords do not know is that when rent is collected monthly, they will end up making more money. Why do i say so?. If you tell me to pay N500,000.00 for instance for a 3-bedroom flat, i will likely argue and we go back and forth negotiating but if you tell me to pay N50,000.00 monthly, i will likely not argue as i see it as being affordable by me. At the end of one year, i would have paid N600,000.00 which is more. I pay for DSTV monthly which i do not feel. Imagine if DSTV has told me to pay the one year amount once, i will hesitate in paying.

Greetings to all pros in property and niaralanders,

I am about to commence a project of building a 4 units, 3 bedrooms flat with 2 flats down and 2 flats upstairs. I am newbie in this type of work however I am seeking the knowledge of the pros to please help me out in breaking down the price according to the segments listed below:

1.Fencing: Like to know the list of materials and cost plus labour charges to complete the fencing to 12 coaches.

2. Cost for the foundation: I will like to know the list of materials and costs that will be needed to complete the foundation.

3. Soak -away: I will like to know what are the materials needed for the soak-away and labour charges to complete the soak-away.

4. Cost from foundation level to decking level: Like to know likely materials and costs that will take the building from foundation level to decking level. Please note this is not include cost for decking.

5. Cost for Decking: I Will like to know the materials & costs plus labour charges for decking only.

6. Cost for construction from decking level to roofing level: I will like to know what are the materials and costs require to get the building to roofing level.

7. Roofing: In this stage I will appreciate if pros can recommend good and reliable roofing types that are value for money and cost effective since I understand the materials and costing will depend on the type of roofing I want to use. I will appreciate if the materials can be listed together with the costing just like the 4 previous stages.

The land is located in Badagry, it is a dry land but since Badagry is consider to be a beach area it is said that the foundation will require raft foundation. Pls do take note of this when you are sending me the quota.

Please note I expect all costing to include labour charges and hiding costs that are likely to show up as the project progresses. I will appreciate if all materials and cost can be properly details for better understand.

I will so much appreciate everyone contribution on this thread as I really want to prepare myself before going into this project. i wouldn't want to jump start a project I will not be able to complete however I seek your knowledge and guidance before commence this project.

I may even accept quotation from a very good person that offer reasonable prices and high intelligence in building 4 flats around Badagry area and involve the person in the project. You have a great chances to involve in the project so please send good and reasonable quotations that shows you really have full knowledge on construction of this type of building. .

I have share some of the building plans with this thread i did hope that can be helpful when calculating the cost of all materials that will be needed for the project. I will not tolerate any kind of unruly and ungodly person, if you know you are not genuine pls do not send any quotation but if you are trust worthy and straight forward person you can send your quotation since you have chance of wining the project.

I want all discussion to be public so no email as i want all nairalanders to participate in this thread. All quotations should be sent here for general public to see so that we can all have an healthy debate about it and I promise the right person will be given the project to lead.

All your contributions and guidance will surely be highly appreciated. I will await everyone contributions and I am pretty sure I will not be disappointed based on all valuable information I have acquired in Nairaland at the past. I want response as soon as possible as I plan to start the project before raining started.

It's difficult to give u specific quantities cos you have not provided adequate information but all in all from experience the project should range from 33million to 40million.

your suggestion is very good but it has been practiced in the time past and it didn't work. An average Nigerian find it difficult to pay their house rent. some people will always stress the hell out of the landlord before he pays, the people who do this most are business men. when you visit Onitsha you will understand what I mean. so that was the reason yearly payment was introduced to reduce the stress that is involved with house rent collection and also for the money to come in huge for the benefit of the landlord.

Not necessarily if the wood is properly treated and moisture contents reduced to the nearest minimum. U can also have bronze plates, . Yes sir it's all about what the client desires

But don't you think the yearly collection has increased the stress? Do you sincerely believe a tenant will be putting aside money monthly to meet up the yearly payment? If you sincerely hope that tenants will be putting money aside to match when their rent is due, why not have them pay that money into your account as monthly payments?

A bad tenant is a bad tenant, but where the tenant is good, can landlords/ladies make it easier for tenants​ to meet their commitment in terms of timely rent payment by reducing the hefty burden of yearly payment?

I've looked at this yearly payment method, the more I look at it, the more it doesn't make sense. Am I missing something?

I think so but you may have to get creative with the 4th bedroom, maybe do a small master bedroom penthouse.

I actually like the small size because it'll save you money.

I pressume the figures are in feet. If so, i am afraid it will be too small, rooms sizes will be too small...as a matter of fact, the land is too small. it can't. it is not always advisable to buy land less than 50 by 100, so u can bulid something on it.

Really? Why do you hate Lagos that much? Do you need a picture of the new Ojodu-Berger? Things are changing. I know of your reasons will be traffic. Ojodu Berger traffic is gone for good, you can ask anyone.

I run a low-cost nursery and primary school somewhere in Nigeria. The kids pay the lowest fees in the local government n orphans even attend free(uniform inclusive). Though I don't earn much n it causes a strain a lot of times...

The thing is that I was able to save up a Small amount that I wanna use to buy a 60 by 120 land I saw to build the school's permanent site... Will it be enough space to build a two storey building housing 16-18 classes? I need professional advice( the next plot to it is vacant but I can't afford it now)
