jdleo32:He is yet to confirm receipt of message. By law, it is assumed he has not read it. Reason the landlord is constantly sending a reminder to put him on notice. I am Igbo. My Yoruba landlady puts me on notice one month to rent expiration and I don't quarrel with her because I understand. I have lived in her house for 3 years and 6 months without a single issue. I pay as at when due. I start saving for the next rent from the first month. OP is a bad tenant. It's his type that makes landlords to discriminate when renting out their properties. 10 Likes |

If you don't want to have any confrontation with him talk to the agent incharge of the property and explain your predicament to him. Let him know your plan(as per late January) and so far you are expecting the your money in January, wisdom demands that you bargain for March and be ready to take responsibility for the two months (Feb & March) that will buy you more time to arrange for new apartment and fix it to your taste. These approach will calm every raised dust provided you don't really want to play prank with him. @OP, ask a lawyer friend of yours to draft him a letter and tell him that he is in violation of the Lagos tenancy act which gives you the right to enjoy your tenancy without disturbance. That he is directed to stop all harassment forthwith and should use lawful means to recover his premises if he decides that he doesn't want you as a tenant. When January reaches, you become a tenant at will and have 14 days to move out (once he serves you notice). Then move out. Chikena. 1 Like |

Good morning house, am having similar issues. last year September I paid for a year rent to my landlord and he promise to renovate the apartment but he didn't, due to urgent need I move in like that around October I was able to repair some of the bad roof with my money..now my rent is due this October and he is asking me to renew the rent , he need money to pay her landlady and am not ready to renew any rent cause by january ending I want to move out. So Pls advice me on what to do. Should I tell him am not renewing the rent again or what. Av seen like 20miss calls from him. |

Young man, lets be realistic. If the date on your receipt or agreement was November then your rent expires by november. You should have negotiated that with him. Go and negotiate with him the property belongs to him and its his investment. Don't let any lawyer decide to go to court. A lawyer that owns properties is well experience about the system. Be diplomatic with him. Some landlord could be a pain in the ass likewise alot of tenants. You would laugh it out tomorrow when you become a landlord and such occurs to you. Man proposes. But God disposes. What if something happens to your plan of moving out and you couldn't move out when you planned to? I once had a Tenant who is a Lawyer, and he was already building his house and plan to move into it shortly. So he decided to use that year to flex muscles with me. I increased the rent of the tenants in that house and he tried to make the others to go against me and not pay the new rent, knowing fully well that he was moving out shortly. Solution: I looked for the weakest in the other tenants and gave him quit notice. Only him. When the other one found out what I did, she paid the new rent. My Lawyer tenant couldn't save the weak tenant and to add to that his house wasn't ready yet. And I up my game by harassing him with my own lawyer. Last last, he was forced to beg to stay a little bit longer. And the weak tenant of course also came around to beg and promised to pay the new rent shortly. My Advice: Be civil, you don't know what will happen between now and January ending. 6 Likes |

FreeWorld23:Landlord shall give a minimum of Three (3) months notice to quit (for a monthly/quarterly tenant), and Six (6) months (for a yearly tenant), IN -RENT (ie..if d rent is still running). Feranchek: Don't let him deceive you. The landlord is a lawyer, so expect him to know relevant laws to get you out without problems. Which state are you? If Lagos, you only get 14 days to pack out from the day he serves you quit notice AFTER expiration of your rent. The day your rent expires, you have no protection again 3 Likes |

temifox:Your case is not similar. As of October, your rent has expired. If your landlord is mean, he can move against you this December and have you thrown out by January. As of now, he only need 7 days notice from the court before commencing proceedings. Moreover did you tell him that you will be using your own money to repair? Cos if you don't, and he didn't ask you to, you shouldn't be expecting a thank you. 2 Likes |
