Someone is saying the OP is arrogant. How is he arrogant? Pls tell me. He has evidence when the rent will expire and the lawyer who was supposed to wait till the rent expires is behaving like someone who is not learned.
The tenant right should not be infringed upon.

Don't you think he need to know if the tenant won't renew his ren so he can get another tenant?

This is a threat since it is repeatedly coming line first thing every morning.
He is yet to confirm receipt of message.

By law, it is assumed he has not read it. Reason the landlord is constantly sending a reminder to put him on notice.

I am Igbo. My Yoruba landlady puts me on notice one month to rent expiration and I don't quarrel with her because I understand. I have lived in her house for 3 years and 6 months without a single issue. I pay as at when due. I start saving for the next rent from the first month.

OP is a bad tenant. It's his type that makes landlords to discriminate when renting out their properties.

If you don't want to have any confrontation with him talk to the agent incharge of the property and explain your predicament to him.

Let him know your plan(as per late January) and so far you are expecting the your money in January, wisdom demands that you bargain for March and be ready to take responsibility for the two months (Feb & March) that will buy you more time to arrange for new apartment and fix it to your taste.

These approach will calm every raised dust provided you don't really want to play prank with him.

Forget about the threat messages, handle it like a responsible matured man and see your integrity boom!

@OP, ask a lawyer friend of yours to draft him a letter and tell him that he is in violation of the Lagos tenancy act which gives you the right to enjoy your tenancy without disturbance. That he is directed to stop all harassment forthwith and should use lawful means to recover his premises if he decides that he doesn't want you as a tenant.

When January reaches, you become a tenant at will and have 14 days to move out (once he serves you notice). Then move out. Chikena.

Landlord has been sending me messages to renew my rent and the messages usually come as threats. I just discarded them till he called me last month demanding renewal of my rent. I told him my rent was due by Jan 1st. He argued, threatened to throw me out buh I no send am. Na so he use vex cut. Called his agent and that one told him what was written in my receipt. Now Dec don reash and the man don start work again. He sends me bout 5 threat messages everyday (check the attached pictures) reminding me of my rent. I can afford to pay the rent but I don't plan to renew cos I wanna relocate due to work. Buh na by January ending my money go reash due to the kind of apartment I intend getting and yearly allowances being paid.

Question: How do I tackle this landlord come Jan

Nairalanders, make una epp me biko.

If your rent start counting from January, I will end in December. Your rent is for a year which is 12 months, not 13 months

Some landlord are funny and wicked some times but many tenants are stupid.
That money they pay to landlord seem to pain them to their bone marrow as if they want to live freely in another man's investment.

What stops you from being diplomatic and talk to the landlord with respect knowing that he is your host for the moment other than this arrogance of yours.

He is human and if approached wit he will h the proper language and in proper way he must yield.

We all dream to have ours someday or you may have yours somewhere but you don't move with house like tortoise.

Remember whatever you do to someone, same shall be done unto you. That is Karma for you.

Meanwhile,I'm a tenant somewhere too so don't misunderstand me.
Oga, he is not supposed to allow a landlord to bully him just because he will own a house tomorrow and bla bla bla. There is a right way of doing things. If a landlord does things the right way he will not have to worry about mischievous tenants.

Hello, January to January is 13 months and not 12 months. So your rent expires END of December. For example Sunday to Sunday is EIGHT days and NOT ONE Week (one week). I pity this Nairaland jet age children. If you pay your rent to start counting 1st January. Your rent expires end of 31st December., ok

I wait for the day any landlord will be stupid enough to throw my things outside, if he does not but a house for me we shall see. Foolish touts calling themselves landlords everywhere.

Young man, lets be realistic. If the date on your receipt or agreement was November then your rent expires by november. You should have negotiated that with him. Go and negotiate with him the property belongs to him and its his investment. Don't let any lawyer decide to go to court. A lawyer that owns properties is well experience about the system. Be diplomatic with him. Some landlord could be a pain in the ass likewise alot of tenants. You would laugh it out tomorrow when you become a landlord and such occurs to you. Most landlords were once a tenant except those that inherited theirs.

Man proposes. But God disposes.
What if something happens to your plan of moving out and you couldn't move out when you planned to?
I once had a Tenant who is a Lawyer, and he was already building his house and plan to move into it shortly. So he decided to use that year to flex muscles with me. I increased the rent of the tenants in that house and he tried to make the others to go against me and not pay the new rent, knowing fully well that he was moving out shortly.
Solution:
I looked for the weakest in the other tenants and gave him quit notice. Only him. When the other one found out what I did, she paid the new rent. My Lawyer tenant couldn't save the weak tenant and to add to that his house wasn't ready yet. And I up my game by harassing him with my own lawyer.
Last last, he was forced to beg to stay a little bit longer. And the weak tenant of course also came around to beg and promised to pay the new rent shortly.
My Advice:
Be civil, you don't know what will happen between now and January ending.

u still have the right to live for at least 3 Months if your are leaving his house. Forget his threat and bullshitts
Landlord shall give a minimum of Three (3) months notice to quit (for a monthly/quarterly tenant), and Six (6) months (for a yearly tenant), IN -RENT (ie..if d rent is still running). Bt upon expiration, the Landlord can issue a Seven (7) days notice to quit, after which he can evict the deposed tenant.

Don't let him deceive you. The landlord is a lawyer, so expect him to know relevant laws to get you out without problems.

Which state are you? If Lagos, you only get 14 days to pack out from the day he serves you quit notice AFTER expiration of your rent. The day your rent expires, you have no protection again

This is a big lie! You have to pay for any day you use in the house. Where is the 3 months coming from?

If you are a yearly tenant, you must get 6 months notice to pack out IF your rent is running. If you are owing rent, the law prescribe only 7 days notice to hand over the property to the owner. So again, where is the 3 months coming from?

The imaginary 3 months is coming from the fantasies of those who haven't bothered to read the details of the so called tenancy laws they are always quick to reference. They dwell and reign in their ignorance until they are lawfully evicted within the proper interpretation and provisions of the same tenancy law, then they repeat the anthem - 'All landlords are wicked'

Your case is not similar. As of October, your rent has expired. If your landlord is mean, he can move against you this December and have you thrown out by January. As of now, he only need 7 days notice from the court before commencing proceedings.
Moreover did you tell him that you will be using your own money to repair? Cos if you don't, and he didn't ask you to, you shouldn't be expecting a thank you.
