temifox:I will advice every tenant to work out his/her expiration towards second quarter (of the year). But for your own case, I must tell you reach out to your Landlord, and explain to him why you may wish not to renew, No Landlord/Property Manager would be happy if you do not pre-inform them of your plans to relocate. However, it is pertinent to note that some Landlords will frustrate your efforts to relocate (including diabolically) if you pre-inform them.. That is why you must be ready to part with some money when the time comes (dts if u wish to keep it to yourself). For cities like Ph, one needs to be very careful as d Property Laws are skewed in favour of the Landlords. 1 Like |

Edimpaul: This advice, along with the other advice to negotiate with the landlord for a pro-rated rent of one month for the period of January, are the best responses to the OP I've seen so far. Because they're guided within the law. Wisdom is profitable to direct, and he who has ears, let him hear. The landlord as I see it, is simply playing within the provisions of the law by serving formal reminder notices ahead of time because by the expected expiration date, tenant isn't expected to have any extra day in his property for free and can't claim that he hasn't been adequately reminded. Being a lawyer doesn't mean that he'll bully his tenants anyhow because they can easily find a counsel to represent their interests. Even if the tenant could not afford legal services, they could be lucky to have their case handled as pro-bono. And if the landlord were to be in violation of any laws, his position as a landlord and his practice as a lawyer would be disgraced. 4 Likes |

your rent is not due yet...so he can't send u out till then because. singed an agreement... but make sure u don't stay a single day after ur rent expires if ure not willing to renew because no b ur house but some tenants sha....they'd b living in someone else's house like its their own....we get one tenant like that...she didn't pay complete rent and she's living in the house like its her father's... make Jan reach first |

Feranchek: Be listening to ur fellow wicked brothers. Why can't u just tell him ur moving out January ending and then pay him for 1 month? That's the normal thing to do, so he can plan for renovation and advertise the flat. Your tenament period is clearly stated on ur rent agreement (I'm sure d lawyer gave you one). So stop acting like its ambiguous. Its very wicked to NOT tell him ur leaving. U people always look for a way to cheat people. I've seen too many Igbo pple do this rent avoidance thing. Even my colleagues at work, and they'll be feigning fake anger like you (cos d landlord refused to be cheated on top his own property) & then laugh abt it like an achievement. temifox: If you had informed the landlord that you will do the repairs with your own money, then you need to furnish him with the receipts of every expenses including the labor (be honest in the receipts and avoid bloated amounts, landlords still know the costs of materials and labor and can verify). Then ask him to allow you stay for the pro-rated period of time that the amount you spent on the expenses covers. Since you have intentions to move out. You can also get help from a lawyer if you have any Grey areas |

tpapi: If there is no signed agreement, the landlord will give a 6 month notice to quit if it is a Yearly tenant, Three months notice to quit for a half yearly tenant and a month notice to quit for monthly tenant. But if by 31st December your rent elapse, and you continue staying without paying, then you become a tenant at will. And that means officially you cease being the lawful tenant of the landlord. And he can proceed to court and serve you 7 days notice of intent to recover property. After the seven days, he will then serve you papers in court and the court will take it up from there. But you can go to him and reason things out before that 31st December |

Houstency:He is going to lose the case!It started counting from the day he made the payment He shouldn’t have make the payment until the renovation is completed There are lot of silly tenants out there,they would pay the landlord but won’t move in until they have money to buy furnitures,Later they would come back to tell you the money started the day they packed in It’s a curse if you have money but refuse to pay your landlord he built the house with his sweat 1 Like |

hatchy:Exactly my brother....some people just like to be foolishly arrogant. Even the holy book says wisdom is profitable to direct.....i have stayed in a compound where the landlord was adjudged to be wicked by other tenants, but I discovered that he was actually one of the most understanding and kind person I have ever met. Even after I parked from the house and relocated (due to wrk) he still sent me 50k during my wedding...Anytime I come to that town I am free to sleep in his house and eat free food. Life is about give and take and sometimes what you need to give is just simple respect or courtesy and what you get in return is very huge.... 7 Likes |

temifox:To my mind, you should meet him and discuss with him and be very polite as much as possible. He'll definitely allow reason to guide him. On the issue of renovation, next time if you want to carry out any form of renovation whatsoever on someone's property, ensure there is a written and duly signed agreement. #Selah |

As a young landlord who never for a second gave my landlord/landlady any problem while I was a tenant iwwill advise you don't give the man headache in his house. Don't ignore him like some suggested. Be an adult. Call him and explain things to him that you'll be moving by month end 2 Likes |
