Seankay323:I keep repeating it again, your Landlord is not the owner of teh Transformer rather PHCN is, even though He bought it, as the system now dictates, he is not the owner, and you cannot refuse to pay rent cos you have no transformer, you would not win that case in court, the only thing to do is move out.however is it just these three houses athat are on your street ![]() |

erico2k2:yes o I would say its a close though but it was part of an estate but demarcated his houses for reason I don't know and got a transformer that then blew and to get anotha one now Na wahala.Naija sha so u pay rent and landlord can decide to not provide a means of having electricity and nothing can be done, free money be dat na, no compensation? |

Seankay323:Well when you build house you wire teh house,you then provide metre or poitn,,you buy pole and call PHCN to connect the house to teh grid,of which the transformer is part of.so if transformer blow nah to call PHCN or all teh people using teh said transformer to put money together to buy new one. |

To avoid stories that touches the heart, why not move if you have the money to get another apartment, because he may carry out his threat, you know some landlord need to be handled with iron hand, you can win the case in court if he carries out the threat, but do you have the money for the services of a lawyer? or unless a kind hearted barrister in the house will stand for you. |

Tell him you are moving out by Jan ending as a result of your job relocation and you don't mind paying the one month rent b4 packing out. Hope you did deposit caution fee.(caution fee refund+ small change will take care of the one month rent). If not jejely keep his one month rent and pay the day you want to move out. Unless u want to pack late at night when nobody will see you. Its good to inform him so they can start looking for new replacement. |

Richy4:But, sending him a txt everyday on the subject when the OP’s rent is not even due is harassment. The OP does not owe him a renewal notice if the agreement did not state that. Most agreements defaults to month-to-month contract after the initial tenure. |

linearity:In my opinion, the land lord timing was correct.. He needs to know on time if he can make plans in advertising the house and letting the interested tenant to know when the house will be ready... If the OP has no tendencies to cheat on the landlord in trying to overstay with out paying, is to too difficult to tell him that he got no interest in renewing.. As for thinking that the message was harassment, the text was programmed on his phone as a reminder.. U know how the smart phones are when programmed to broadcast information on a specific date and time.. Assuming he responded, it would have stopped.. the silence of the OP implied that he has not gotten the message.. |

Funny responses everywhere. As a lawyer, I come in contact with various kinds of people who show 50 shades of madness both landlords and tenants. What I do is that once an property is being let out, I prepare the 'Tenancy agreement, Quit notice and Intention to Recover Premises' at the same time. Immediately the tenant signs his tenancy agreement, he gets his quit notice also. The Quit notice is dated a year ahead and terminates exactly the day the tenancy expires. Also, I hand the Intention to recover premises to the landlord to use it as a joker once the tenancy expires. Those advising the OP to sit tight and prove stubborn won't be there to help him carry his luggage when thrown out. Also, the court would make him pay for every extra day spent on the property. One comedian even said the OP should hire an SAN, Nairalanders sha! The OP's annual rent is not enough to pay an SAN to sign a single letter. |

Like I said in my OT, I have the money to renew but I don't want to and the money with me at the moment won't be enough to rent the kinda house I want to cos I maybe staying pretty long in my new post and location. AuroraB seem to understand perfectly what I'm saying. Like she told a dude earlier, which actually the problem here, the frequency of the message couple with his antecedents, has made dialogue seem like a very big deal. My question is actually HOW DO I HANDLE HIM BY JAN 1ST TILL END cos this one wey my rent norva end and he dey send me messages like this, what will happen when my rent eventually ends and I'm at his mercy?? Feranchek:When does your rent expire? Find a way to communicate with your landlord tell him you got his several messages. Tell him you'll be leaving in February ending (even if you want to leave by Jan ending). Also, tell him you don't want to owe him before you leave. He won't ask you to pay for the full year, you'll pay for only the time you'll be spending there. If you do that, you shouldn't have problems. If he refuses, then you'll treat him as an unreasonable person. There's something you would do that you won't pay anything before you leave in Jan ending. |
