This charge may be considered fair if the money is properly appropriated. in residential areas like this you pay around 10k monthly security, cost of running your gen about 40k/month, water/borehole and other sundry cost all amounting to over N600,000/Annum as against N268,720/Annum.

If the government guarantees good roads, security, electricity and water. this property tax is worth every penny. Communities should engage government via town hall meetings, make their demands and extract government commitment. We got to be pounds wise.


*What I find irrational is the % cost disparity between apartment rented out and that occupied by owner.

Thats why Ambode has been doing anything possible to restrict the Igbos. He has even created laws to prevent Igbos from gaining admission in Lagos state higher institutions (which is long dead before arrival).

Ambode created laws to make teaching n learning of Yoruba language compulsory in Lagos secondary schools, he also made laws legalizing the speaking of Yoruba language in Lagos state house of assembly (because igbos won seats there).

Even Fashola deported igbos.

Even after Ambode n tinubu finished rigging Lagos state governorship election results, The result was still too close.

The taxman can raise any assessment he deems reasonable within the ambit of the law but is left for the taxpayer to prove otherwise.get an accredited estate valuer to do an actual valuation and write back to the tax authorities demanding amendment and pay what you deem fair based on the new valuation.

If you do not respond and you are taken to the tax tribunal,publishing your objection on social media is not defence.

And note that as the case progressess through the law courts,a bond of the amount in dispute would be demanded from you.object today and leave social media alone.

All you Baba boys do not want to face the real issue here. The evaluation is the big elephant in the room. We all know that Omo Onile repacked as Tax Valuer, will be using this tax to extort money from people and remitting some percentage to Baba in IKOYI.

I remember laughing when they said that Omo onile is being abolished in Lagos. I know something has been arrange with them to continue using them to exploit the people. Now we know their new role in Lagos

The problem is trust, we don’t believe we will get value for the money we pay. But, I think the govt has demonstrated in practical terms it’s motive to take Lagos to the next stage of development to do that you need money and property tax is one of the ways developed countries generate revenue.

From my calculation if the average property in Lagos is valued at 25m. Then the annual tax due will be about 11,000/annum. Less than 1k/month

Cut the crap and stop the guesswork. The problem is NOT trust, the problem is the deceit of the govt. Each time they increased rates, they ended up using it for something totally different from what it was meant for. In some cases, the money found its way into private pockets. How many houses exist in Lagos, and how many of them are valued at 25 million? 10%, 20% or 40%? Nobody knows. So why use 25 million as an average sum? Did you do a survey? Nobody has come out to say they were billed such a low rate, which you quoted up here.

The fact is that govt is the one calculating the market value of such houses, and working out the LUC charges which owners of such houses are to pay. Why? And who told you that govt will allow you to make monthly payments? Did you see a vision in your dreams? The charges have been increased by over 400% and landlords have been given less than 30 days to pay the full amount. Will they steal to get that money, to pay to govt?

Someone who was billed 78,000 last year is suddenly being billed almost 400,000 this year, and you are one of those blindly defending such ridiculous rates? More than half of the money collected in previous years, were siphoned into private pockets. The same Ambode claimed he spent 12 billion naira buying diesel to power 31,466 street lights. When those in the industry calculated the true cost of diesel, it was discovered that he could not have spent more than 2-4 billion naira on all those street lights. What happened to the remaining 8 billion? Nobody knows.

So please stop sounding clueless, it doesn't suit you. You obviously do not own a property in Lagos. No, I am not bitter. I am simply being factual. You on the other hand, are just being clueless. You have not been able to answer one single question that I asked you, in my last post. You even claimed the state govt would provide light, water, security etc as a result of paying LUC, in your previous post. I had to remind you that paying LUC, does not absolve anybody from paying for electricity and water as these are additional expenses. Now, you are claiming rates have been reviewed. Even after the review, the LUC charges still remain high! The govt still wants to collect LUC charges on unoccupied houses and empty plots of land. How silly!

I believe anyone who comes online to canvass a view, must do his research thoroughly before putting pen to paper, or fingers to the keyboard. I agree with the government tax initiative, I did a simple analysis/case study to show that its affordable, I advocate for accountability on the part of government, I suggest how money generated can be ploughed back to the communities.
