You can only say it's cheap until you see the actual house. To me these houses shouldn't even cost 15k. These houses resemble those Swahili houses in Majengo Slums that cost less than 1k per month. Surely who'll pay 15k for this crap in Nairobi?

Stop spreading lies.
This house below is half the price of those in Umoja. Does it look like the one above?

Which region is dominant in those areas?

I look at Kenya and wonder why Kenya as a country is still competing with countries like Nigeria that fought a civil war for 3 years where millions of lives were lost and many cities burnt to the ground.

Kenya has been enjoying democracy since independence, unlike Nigeria that was ruled by the military for decades. The military rule stalled our progress and took us many years backwards.

Otherwise, Kenya as a country would never have been able to compete with Nigeria. The military rule destroyed everything.

What excuse does Kenya have for still being this backward?

No it is not cheap, especially in the cheapest part of the city like Roysambu.
I have no problem if a 2 bedroom apartment costs more than that in Madaraka or anywhere in Langata, but in places like Roysambu or Umoja, it is a problem.

I can show you modern houses within Surulere low middleclass neighborhoods that cost half that price. In the pure Lagos low class neighborhoods, you can get a 2 bed room apartment for 1/3 or even less of that price, depending on how low the neighborhood is.

This are just the facilities people around Roysambu enjoy... TRM Mall and Garden City.

Do you even have malls around Surulere?

An online advert won't fool us dude. People post online different goods from what they're actually selling. Again the photo in your advert is not enough to fool even the most stupid person that the house is actually decent. These are the actual houses that are going for that kind of money.

In Nairobi, these kind of old and badly maintained houses go almost for free like these ones in Shauri Moyo, Nairobi. They go for less than KES 2000 monthly.

Same way I wonder why Nigeria - A country that produces more oil than most oil rich gulf countries, is still competing with Kenya.

Look at Angola,Botwana and all mineral rich countries. It took a very short time to transform the countries.

We have never had that luck untill recently, without forgetting Kenya is very tribal plus our corrupt system..

Nigeria may look for all excuses in the world to justify it's shit.

Not all houses in Umoja go for 15K. The majority that you quote go for less than 7k per month and are mostly 1 bedroom and bedsitters. The inside is okay though...........the particular street you quoted just seems to be in a bad shape. Probably a crook contractor didn't complete his job. All in all, they're still way better than those Surulere slums you pay 15k for. BTW, how come we Kenyans have talked about low class estates like Umoja, Zimmerman, Jericho, Roysambu, lower middle class like Donholm, Buruburu, Nairobi West, Mid Middle Class like Lang'ata and Madaraka yet you just stuck on Surulere? Are there no more neighborhoods in Lagos?

Look at different pictures (the balcony, living room, bedroom and kitchen) from one house in Surulere and see the price. What else do you want? You can contact the agency yourself and make inquiries for yourself.

Hahaha. Can you please show us these cheaper houses and their price tags? Thanks.

Lagos is bigger than you can imagine. Lagos is too big to classify into neighborhoods like Nairobi.

Lagos state is classified into cities, towns and local government areas.
Only one of these local govt areas sometimes have over 1 million people with both rich, middleclass and low income neighborhoods. That's why Lagos state is 6 times the size of Nairobi.
Nairobi is just like one of the cities that make up Lagos state.

Listing different neighborhoods within different towns of Lagos state would just be too confusing to you folks hence I focused on Surulere.

The Umoja houses you quote above for instance are no where close to 15K. They're all less than 7k per month.

Lagos is 4 times, not 6 times larger than Nairobi. Size is basically a function of population and if Kenya had the population of Nigeria definitely Nairobi would be of similar size to Lagos. Anyway, size doesn't matter. Quality matters. You keep talking of population, please bring the neighborhoods and lets compare the quality. There is nothing to be proud of with a city of millions looking like this.

Dude, showing tiny photos of house interiors don't prove shit especially in Nigeria - home to yahoo boys. People will advertise a shitty building and put wrong pictures online only for somebody to end up in a hellhole like this one in Surulere. A house like this going for 300k Naira per year is a rip off. In Kenya houses that look like this are mostly old government houses that go almost for free.

Don't let them deceive you as they have deceived many Nigerians here. Rent in Nairobi is far more expensive than in Lagos, even for very poor houses. Here is a Nairobi resident talking and not these slum rats you are arguing with... How can someone pay 10000 shillings for a room without ventilation?

http://www.ghafla.com/crisis-how-housing-in-nairobi-has-become-a-nightmare-for-millions-of-city-dwellers/

James Kinyua,an Uber driver,for example,is a
perfect representation of the nightmare proper
housing in Nairobi has become.
“I live around Roysambu… In a tiny bedsitter that has
almost everything crammed onto one – the toilet, the
bed area, the living room area, the kitchen and the
sinks are so close apart,it’s like a movie set in a
war-torn country. The room barely has space… It’s
all crammed up and cluttered. And I pay ten
thousand shillings a month. For that little, dark
unventilated space, “ James says,sadly.

There is no real segregation. Many of the modern houses in the city are also owned by the same natives.

West Africa has been a densely populated area compared to East Africa where large swathes of the lands were uninhabited.
So, it has always been difficult for you to move many kilometers in Nigeria without finding a native settlement.

Urban areas develop into native settlements. The natives cannot vacate their ancestral lands because of urbanization.

The only form of segregation comes with local government and community government rights and privileges of indigenous communities.

am listening.
where do you fall urself? And what business does the local govt have in determining where natives and non natives settle?

How come all of you guys could not give me a response till now on why Kenyan houses are so expensive and unafordable for the majority of Kenyans?

After all the bragging from you guys especially that KiberaWalker aka NairobiWalker? Just see how I disgraced and exposed you here.

We are still waiting till now for an explanation.

I think the Kenyan govt does not cut it's coat according to it's size. Why build cities and houses that are unaffordable to the majority of Kenyan citizens? Are they being built for the rich Indians and Somali business men and their families?
If your govt does not stop this madness in Kenya, your slums will keep on growing larger.

In Nigeria, no matter how low your income is, you can still afford a decent housing in any urban area because there are neighborhoods that suit every pocket size.

As expensive as Abuja main city is because it was built from the scratch, there are still many cheaper suburbs and satelite towns within Abuja metro where one can get a decent house for a very cheap price.

Kenya as a country is a scam if you ask me. A very discriminatory country where many portions of the population have less or no rights.

Things are being done in Kenya to impress the world and to show off, not necessarily for the wellbeing and happiness of the majority of the population.

Just as I read that Garissa and the entire northern Kenya were just connected to the national power grid in 2016.

https://www.standardmedia.co.ke/article/2000201941/northern-kenya-is-finally-connected-to-national-grid

That means that since independence till now, almost the entire northern region of Kenya with it's millions of people never had access to electricity while Nairobians brag of enjoying 24 hours electricity?? Is that fair? Is that not discrimination at it's highest level?

As far back as decades, the entire Nigerian urban areas all over the nook and crannies of the country had access to power. In the state where I live, some rural areas even enjoy more stable power than those in urban areas.

My small hometown of origin with barely 30,000 people in the more vast underdeveloped northern region of
Nigeria has been connected to electricity many years before I was born.

Only mostly interior rural areas of Nigeria have not been connected to electricity till now, but in every state in Nigeria, at least half to 3/4 of the population have been connected to electricity for long.

You can imagine, Since there are millions of Somalis and Oromos in Kenya. I asked for you guys to show me at least one native Somali or Oromo city or urban economic centre in Kenya and I couldn't get any till now.

So, why has a large part of the country been kept so underdeveloped till now? What sort of discrimination is that? So these Somalis and Oromos have to travel hundreds of miles to Nairobi to access major urban amenities or services that can only be available in cities?

Now I see how different Kenya is from Nigeria and how different your development is from ours.

Nigeria as a country has the mentality of 'A father dividing one loaf of bread equally among his 10 children so that everyone has a taste no matter how small it may be'
WHILE

kenya is more like 'A father dividing a loaf of bread among some children, satisfying them well, while leaving the others to starve'.

My friend, we usually ignore your posts bcs of the low level of IQ they represent. Maybe if you ate some more fish your posts can have some substance and we will take you more seriously and think you're worth our response.

I can see Obaboon is back with blog articles again. SMH. I can find a million blogs and articles online giving a deplorable picture of Lagos' housing.
For example this article here says rent in Lagos is more expensive than Johannesburg which is very sad since Johannesburg is a much richer city with much higher average earnings. Lagosians spend 57% of their salary on housing according to this article which is very sad considering the kind of housing we are talking about is of very poorly. I wouldn't mind paying such an amount and living in cities like Ifrane in Morocco, Port Louis in Mauritius or Windhoek in Namibia but living in that kind of crap and still spending 57% of your earnings on rent? Lagos is a sad case.
