you could tweak your plans a bit by spliting your rooms into 2 or 4, some sections say 10 or 20 rooms out of the 40, will have ac +ceiling fan option, the rest just ceiling fans, the rooms with ac will attract a higher premium say 1k or 2k extra, that way you could use a smaller gen, and also run the gen only 4 to 6hrs daily, and the gen would also be charging your inverter system as well, ensure the bathroom is neat, and the rms a lil spacious, it would sell.
i have stayed in cheap accomodation outside naija - the extended stay hotels, are a hit among budget travellers in usa

I’ve seen worst then that in Lagos, when I was searching to buy land. The one that really scarred me was uncompleted building that I was told the owner fought till his death and was buried at the entrance of the house. Anyone interested in the house most walk cross his grave before getting access the building. Thanks God I saw I before even getting of my car, that was when the started telling all the stories. My brother I take style rescheduling the inspection till date.

Hello Sirs, I want to embark on this project, precisely next week. We're planning to move here from our 4 year old bungalow. Same city( Abeokuta) but different environment. The land is quite small, we have another structure beside the proposed building so we are left with this piece of land to build this. The project is going to be supervised by a builder. 3 designs were sent and I chose this. I just want to have an idea of what to expect in terms of cost. I told him that I want us to do it in phases.
The first phase will be from foundation to completion of the decking, second will take it to level and parapet, 3rd
will be roofing and all that and we continue like that, non stop (In Sha Allah).
Please what's the reasonable amount to expect in the first 2 phases? Any suggestion as regards the design?
Nb: the land was sloppy but it's been sand filled to level 1 year ago

I want the experts to pls help me criticise this design and possibly give a better input where necessary as I don't have any plan to build another residential building for personal use for d next 2 decades, at least. I still appreciate the goodwill and the passive supports I had while building the house we live in presently. I'll ask them to send a clearer picture as I'm not in the country at the moment.

You can leave it for a week so that it dries properly. It could be left earlier but drying time at various humidity is not constant, so it should be given sufficient time just in case to prevent water being trapped within by paint.

I did mine in Delta State for N6,500 per frame all inclusive. That's fixing the frame, polishing/vanishing and hanging the door. Mind you, the dressing of the door- mortar work is not included.

Also note that my frames are pure mahogany locally crafted; no MDF or HDF. This has a bearing on price. I'm not sure but the picture you posted may be MDF or HDF so price comparison may conflict.

The achitrave or skirting as they call it in Nigeria will come later. So skirting price is not included.

I'm not sure though of using MDF/HDF for frames. It will need good engineering to support the doors long term. Or maybe the accompanying doors may not be heavy.

Can you share a picture of the finished product with the door,can it be sprayed to any color?

the plan is OK and economical.i found it interesting that you have no ante room and no second living room upstairs. these two things are rarely used and quite wasteful.

Let me add my small 2 kobo critique (NB: I am not an architect, Engr or builder just a home construction enthusiast).

1. The number of doors from the living room to the visitor's room to the kitchen pantry are so much as 8...an architect can redesign that area to have less than 5 doors (less cost of doors to buy)
2. You will have to open 3 or 4 doors from the kitchen to get to the living room and dinning. Seems too much to me
3. Is the dining walled off from the living room? Why did you choose to do that? Why not open?

1&2- I'll tell the builder to look into it. I could not figure that out on my own and we didn't discuss that when he was explaining to me.
3- The dining is not going to be walled off. He said there are going to be pillars and archs there.
The omission of the living room upstairs is deliberate. Its for a very small conservative family.

But as it is said "one man's meat is..."
one of your living room must be underutilised and it's usually the one downstairs if it's a duplex. while growing up, dad built a duplex with a three bedroom flat as the second floor penthouse(not en suite), the The living room and dining rooms on the first and ground floors where never in use, hardly opened because we rarely gets guests. it was a largely a waste. my current family home is a block of flats with only the masters en suite ( shower cubicle and a wc, no bath tub) , it's a better use of money and the tiny 60*120 plot of land and most importantly,less or no need for stair climbing. but as you rightly said, we all have different tastes and needs.

cost depends solely on your taste. a nairalander once spent 30 million on a six bedroom bungalow and that was even before the Buhari era inflation, when money have more value. most of the cost would be in the finishing touches.
