Yeah i see this quite a lot but wonder what's the basis. is supervision in itself not a labour charge? if so, why can't supervision be charged as a % of materials only.

I wouln't even agree to this method anyways. Supervision/professional fees, just like labor, should be charged based on work scope and not material.

You guys might actually be shortchanging yourself. If the client decides to purchase materials himself and gets it cheaper than your quote and you charge your fees as a % of materials, then you make less money than what you anticipated if you had purchased the material.

Yes possible you get your materials more cheaper at least there is figure, even if you get it for free market wholesale price will be used to calculate the %, remember all engineers are employer of labour, their certificate etc. i mostly advice you get your materials yourself because some dubious, greefy, selfish engineer will do permutation wt supplier there by ripping you off your hard earning money. also have a good bargaining power. you can provide your skilled labour no problem. Engineer authentic your structure they are who government know not the property owner.

I already shared up to carcass and have updated the projection to finish save for the last bits.

What I try to do when I finish a project is do a stock take on what I would do differently. The benefit of hindsight. If I felt an artisan was too expensive or stole too much, was too slow and would cause significant delays or colluded with another to stress the project etc I would tactfully deal with this.

I reduced my use of local artisan to reduce pilferage. I had only school holidays to do the project which meant every task came with time scale. Cos of space and pilferage issues I only bought supplies as needed and they were on and bolted often times within 24 hours. For example, the blockwork for the top floor was completed in 4 days with day 1 being used by my bricklayer to set the first block and agree spacing in relative calm and day 2 to 4 a total of 6 bricklayers and 6 labour arrived to complete block work with an agreed rate per block and me armed with info from previous day's work on number of blocks and I shared this with them on arrival.

Those major conditions that came into play have an associated cost and I will try to estimate what those are. I will try and work on completing my spreadsheet and share.

Timing, supervision and making my artisan happy to come to work probably helped too cos from July to September I got a helper to cook for all workers on site before then 1 paid 250 for food daily.

For the POP, can't condemn the rate since the designs agreed are not attached. But for standard modern designs like the ones on these thread https://www.nairaland.com/4772973/nairalanders-pop-ceiling-project-anambra, we can do N3,500/sqm for that volume.

Costing attached to conditions below

This is for 4 units of room and parlour self contained and 2 units of 2 bedroom flats. Its actually closer to 14million in total.

1) I do have a lot of time on my hands and over 10 years knowledge behind me to do the costing and know what i do need at each stage. comes at a cost of 2.5 million
2) I self project manage and supervise all my buying. Cost of this is approximately 2 million
3) I virtually lived on site. 1 Million.
4) All professional fees are waved because this is phase 2 of a much larger project. Also because of these, stuff like borehole water was already on site. 1 million
5) We pulled down a bungalow and reused windows, roofing wood and filing sand all of which i already adjusted for in the costing. 500k

What i am saying is that if you are new to this and you get it done especially for you by others for approximately 7 million more you would have done well. True contractor cost would be in the region of 22million.

The sand is way too much. Double tipper is the 10 tonne that they call 15 tonne right and for my last project we used 4 plaster and 1 sharp.My cement was 120 and he has quoted 350 approximately 3 times that. Negotiate negotiate there is room for this.

As specified the rate for POP on average is about 3000 to 3500 per sq mtrs. Check the square meter also.

This ongoing project hasn’t taken more than 3 Trucks of Plaster Sand( Softsand) and 122 Bags of Cement, Scaffold didn’t cost me more than 90k with Workmanship.
That’s a 3 unit of 2bedroom Flat and 1 unit of 3bedroom flat here in Lagos.

This ongoing project hasn’t taken more than 3 Trucks of Plaster Sand( Softsand) and 122 Bags of Cement, Scaffold didn’t cost me more than 90k with Workmanship.
That’s a 3 unit of 2bedroom Flat and 1 unit of 3bedroom flat here in Lagos.
actually I'm just looking at the quote properly but I knew something wasn't right when I got it. Bags of cement kinda high. I think the bricklayer gave wrong quote. I just feel like cement quote is close to building a bungalow. Lol

I carefully went through your expense log and must confess you did a excellent job managing cost.

I have some observations though I would want you to clarify.

1. The prices of the woods seem very very cheap. Is it peculiar to where you live? 2 by 4 was 420naira!!!

2.what was the need for 2 by 3 furniture wood under roofing to ceiling?

3. I didn't see cost for scaffold and casting labour for upper lintel.

4. Under your plastering, how many cement did you use 50 or 100? It's not clear

5. Super impressed you built and roofed this house with only 8 million

6. How did you achieve that amount for the windows? One will guess that that house carries over 25 windows.

But overall, you killed it at this amount!

in the western world, light bulbs and all sorts are in place b4 you move in.
in nigeria, its only the fixtures that are put by landlord, the tenant buys bulbs.

personally, most of the light fixtures installed by landlords are cheap junk, and i have had to change out some to my taste grin grin

Ok I see reason now. Most folks charge dado rails on ceiling separately, but N4,000/sqm is fair for the volume since its being charged together.

lol you are right sir. Even the high profile houses... we went to inspect a building with a client in Lekki... we had to change almost all the electrical fittings
