Nairalanders please advice is needed concerning colour screeding. It advantage over the white,price per square metre and pics would be appreciated.

I'm yet to see a colored screeding. I've suggested the supply to my distributors for pop emulsion paint in jibowu in lagos but they all said customers prefer white.
There isn't any difference in strength or smoothness as far as I understand, it would even make the paint cover well and save extra cost of paint if the colors are close.
I don't think I've seen such product in the market but it could be made at similar cost to the regular white ones.

Here you can get an affordable WC and bathtub. Going to the market always be careful not to get the feak thing WC and bathtub we have most if nt all from china, the big name you here e.g sweet home, twofold, imex and so many more are mostly from China and they are all durable and affordable. Don't mind when they tell you this twyford England, England twyford hardly enter Nigeria nowadays. So just make sure you get a good product welder China or nt.Thanks

Please, do you guys consider rental properties as a good investment considering the fact it takes sometimes almost 30 years to recoup the initial investment through rents or is it better to sell the empty land at a fantastic profit margin and call it a day. Please, give reasons for your answers.

Pls i need your input, got a new device and just tried to login which was successful,after i checked my followed topic I started looking for two of my threads which i couldn't find till now.
I clicked on edit profile and all my topics, i have 25topics which also displayed on the screen, but i counted it and found out that two is missing and left with 23topics and the two are most of my main posts, i searched for it and it displayed "removed or hidden" pls what can i do?

This depends on your investment horizon. If you're after short term gains, you can sell the land at a profit. But if you're after long term, you can build to rent out.

Remember that rents are mostly inflation-hedged (i.e you increase it as cost of things rise), and there are also exogenous factors that can sprout the rent (e.g. Road network, Commercialization of area etc.)

Interesting question...

Firstly, a property that takes 30 years rental to recoup its initial purchase or build cost is wrongly priced. Either you've overpaid (purchase or build cost) or you are undercharging (rental) or there's just a mismatch between the property value and rental value in that location.

That is why it is important to do your numbers and do it right. ideally, your property should pay back its value in maximum 20years. sometimes it is less depending on other factors e.g. if you've acquired the land long time ago before it's value appreciates significantly, then you just come and build on it versus if someone else comes to the same place and purchases the land at current value and builds on it at the same time as you. in this case and all other things being equal, your total investment will be significantly different whereas your annual rental return will be same, so your investment payback period will be different.

Personally, i will expect a payback period of btw 10-15yrs. this is very feasible and there are plenty known practical examples.
you have to keep these things in mind when negotiating a property purchase or when you're building for rental.

The trend seems to be shifting towards build to sell, especially in prime locations and cities in Nigeria.

The interesting thing is that in those high-value locations where property are priced higher, your invested sum is more, the returns are higher and the therefore the payback tenure is less. if you go to a less developed area and build an expensive house there and you cant charge a commensurate rental fee, then your ROI will be less and it will take you longer to recoup.

So you need to;
1. have a proper understanding of property valuation in the location of choice viz a viz going rental rates.
2. do your numbers before deciding if to sell land "as is" or invest more to build. and if/when you you build, do you sell or do rental?

Like they say...in real estate location is everything.

Excellent answer, i said "sometimes, Upto 30years" for illustration. The real figures are closer to what you gave. I bought a plot of land in a polytechnic town to build a private residence three years ago but was forced to leave two months later due to a sudden change in job.the area is experiencing growth and i just did the numbers to build self contained (studio) apartment. The analysis is giving me approximately 15years to recoup. Honestly, that's too long for me since i can get better returns storing agricultural output at harvesting time and then reselling 6~9 months later with an average of 20% profit. I'm really confused right now.maybe i'm overlooking something.

You're forgetting that not only is the property still yours at the end of the recouping period, but the value of said property is significantly increased (most times exponentially) .
Your N15m building could be worth N60m by the end of your recouping period. Plus a continiously increasing rental value

thanks for the answer. But if invest 15 m in agriculture, i would probably have about 200m cash in 15years time at a profit rate of 20% per annum compounded for 15years and the land is still mine. The whole thing tire me because rental properties worked for my parents but it seems that it might not work for me. I'm seriously thinking of trying out a guest housel but everyone around me seems to frown on it. I'm considering letting the land sit for a few more years because a hydro electric power project is been speedily constructed in the area. Maybe it's completion would attract more population and push up rents.

I don’t know the size of your building really.. am doing a project in Awka at the moment prices of 20mm high quality pipes here is 8000naira per bundle and we have 45pieces in a bundle... 25mm goes for same price but with 40 pieces in a bundle...


And why do they want to buy dB now? Considering u just want to deck? That should be after roofing...

Thank you Twinskenny for your response. I really don't even understand why they want the DB right now, am not planning to buy it now anyways. I will do more findings on the prices in port harcourt.

No, NDT meant to detect any structural abnormality in the floor(s) of a building,done to know if the building is habitable or otherwise.
