TMT rods either shield, tiger,Hi-Tech or premium
Here we got IGS instead, we asked for the test result but couldn't get any but findings made was that many buildings here are been built with this IGS rod.

Why 8y20 for this small size of column?
It's the way the Structural design is been done and wider or larger columns tends to increase cost and sometimes it's unnecessary when the load can easily be shared.... A wider mat takes care of the heavy weight.

Y16 and Y12 respectively.
Y16mm for all external areas and 2 long walls while Y12mm goes for internal beams.
300mm height.
The area is been sandfilled years back and so it's still very very loose but raft isn't advised which will amount into wastage,many buildings around seating on pad&strip foundation.

A better way to share the load and have rest of mind a plinth foundation is been advised to be done.

Massive delay on the filling with some ongoing road works in the Estate and disallow the passage of vehicles.

Sir could you please specify what you mean by the 'carcass' only? Is the roofing included in the carcass? If yes, what roofing material?

This building shouldn't trespass 15m for carcass but what's on ground is 16.2m which even seem impossible to complete,labour is higher than Lekki Lagos,materials and many more.

Lowest amount per day is #2,500 for labourers
As we always ensure the client buys his materials himself and even some part of workmanship for perfect transparency and we are spending much higher, only cement is fair here so far...

If the design is well noted, you will notice we have cantilever on the lintel which such design is scarce and to last long it must be cast-in-situ(R.C) and two primary purpose is to serve as shade and aesthetics,in this case increase the cost a bit on both iron,sand, granite, cement,workmanship as well.

We mostly prefer Milano roofing sheet with 50years warranty.

Amazing savings with the mix of 1:3:4 with 45bags for a whole german(oversite concrete).
After a week delay per the road construction we resume back with speed as the German ends in less than 4hrs...men here are stronger than Lagos men lol
