I don't know how profitable your goods in the trucks is but if it is,then I will advise you to use a reputable haulage company and save yourself the stress of driver this and that.
I use red star logistics for my haulage and i even get insurance incase they damage my goods,talk less of losing my goods undecided
You'll free yourself off maintenance cost on transport,capital invested in transport(truck purchase and likely fees) and theft!

Red Star is really growing and diversifying started as a courier company about 20 years ago, by 3 young guys who resigned from DHL before Alhaji Koguna was invited to invest in the project. Thank God the old man believed in the dream of those young men.
Red Star Express is consistent with dividend payment, the old man Koguna went home with a dividend of N80 million in 2019 should get more than that in 2020. The company is growing and shareholders are expecting better harvest.

From yesterday's auction of the FGN bond, DMO needed N155 billion but ended up getting N623 billion.

This is about 300% oversubscription, your guess is as good as mine, where the excess funds will be channelled to from today and next week.

About N470 billion will be returned back to Investors today

As a property owner I advise if you have such fund don’t build in one location I advice splitting the fund into four places get a quarter plot in different hot locations and build 2 bed down and self contain up on each of the land .total cost to build such to finishing stage will be estimated to 7.9 m each.i did similar project recently. I don’t know how much quarter plot land will cost in your area just make inquiries. As for building projects I advice anyone do not contract out buy all your materials yourself and get labor pay per day and supervise them all through thank me later coz you will save a lot


this makes a lot of sense. smaller units are in higher demand and rent paid almost equal big units. thank you for sharing

I disagree. It doesn't follow with the Onitsha style of housing business. Having it four storey is the way to go about it. Space management, elegance of the finished structure would be more appealing than when it's mere bungalow apartments.

Four storey building with 16 flats will be quite a challenge to manage in this country with all the tenants issues. You might not be that lucky to get 16 good tenants. I will go with @Legendguru option.

That's where a lawyer and a property manager comes in. Elegant structures are in high demand plus land issues in Onitsha doesn't make it viable to construct tiny projects. The locality matters in this region.

[b]in Onitsha, the demand of tenant is higher than supply of house built so buildin such hauz is like just wasting land space so the landlord knew much better the reason they re buiding 4/5 story building.
5 story 10 flat 3bedrom and a parlour
4 storey 16 flat 2bedrom and a parlour


building 2 bed down and self contain up is such hauz u can build in 33 nsugbe, Asaba or Housing

well Onitsha is not like area with much tenant issue, the probability of tenant defaulting is %20 except like he/she have problem in business and the landlord have the right to give the tenant quit notice as started in “tenant agreement with landlord” and if one person move out, 20 more people is waiting to move in as long as the house in close to Main market

12m cannot buy him a land in those locations u said buildings are in hot demand. na mainly outskirts of Onitsha like Awada, 33, iyiowa, nkwelle u can see such lands. these days with economic wahala many tenants dey find it hard to pay. if u re a landlord u must have known this. d cost of these long building and d annual returns makes it not a profitable venture .unless u re looking for where to dump excess money. innonitsha what holds value most is d land not d structure on top of it. there re other things he can build DT will give him quick money ,residential building is not part of it. mind u rent is cheapest in Onitsha compared to other cities. even Awka rent is more expensive than Onitsha.

some tenants will say Oga landlord money no dey allow me to dey pay 3 3 months . most tines d money doesn't cone in bulk together for u to use it do sth meaningful. before u know u dn chop all d money sef. experience na d best teacher for this matter.

ndi ji ezigbo nku na Onitsha dey go buy buildings close to main market like 150m to 200m knock them down and build plaza. make sure more shops dey d ground . rent out d ground floor and probably d 1st floor and still cover their costs in fewer years than d residential builders

in anambra land na hot cake. even inside d villages sef. there a land I bought in m6 village 2m in 2016 ,last year someone was pricing it 7m , I no gree sell. onye nwere many lands in anambra ji ezigbo ego

Yes it does. There's 2 plots on my street presently no one has seen its buyer for 15 years. I know roughly over 20 duplexes in Cream estates in ajah whose owners haven't been seen for 15 years now and have been overtaken by abokis. Property ownership is good but location and the kind of property is cream. Too bad I don't see it as a good investment to advice anyone to go into. From the second year tenants struggle to meet up rental fees. And getting new tenants can take a decade. Nothing like Fast moving consumer friendly businesses to me.

I am from Anambra so I know most of the happenings there.
We know main market area is hot cake but to get property there isn't for small boys.
In Nkpor for instance,land there can go for 12m too and 300k rent is guaranteed plus rent is steady,no stories.
If anybody plays,you pursue the person and new tenants never lack.
Plaza you are talking about is all about location too.Do you think to get a marketable plaza in onitsha,30m will even buy the land?
All in all,those building 5 storey buildings up and down aren't foolish.
I don't have a proper commercial building yet though,working on it.But it doesn't mean I am not a landlord undecided

People go into real estate for capital security,not profits most likely.
The business you keep talking about,it can take just one bad decision to render you homeless and penniless.
I am into trans African and trans continental commodity,I turned 28 this December and I already have high blood pressure and Insomnia.
I abandoned my commercial property like 5 years ago to stabilise business,one story building at linting level with 8 apartments around it,bros this year I must finish am,whether business likes it or not!
Person no dey know until he experiences it.
Business no easy and no guarantees!

I haven't advocated anything here. Property management comes with many headaches. Much more than people they people before they go into it. That's just what I said o. An example a tenant after owing and unable to pay in my sisters building resorted to all sort of enchanter and diabolical people brmrining them to the house and all sorts. I know what this battle alone took from me before I regained control. Many tenants engage in so many issues that drags the property owner into it and brings headache.


I'm not advocating business setup atall. I'm a pacifist and always encourage people to only do what they can manage without heartaches and for this reason I advice treasury bills and like financial investments. I've only stated my position with all companies that employs massive investment from people that they spend the money on luxuries and not capacity development, job creations and societal transformation and this is the idea I've always been at war with. It's left to anyone and everyone to do what they want to how they want to


I've been a serial business man and have had periods I suffered extreme fatigue so I modernized my system.. Now I only draw my blueprints and give directives and spend more time sleeping to avoid stress and fatigue. So we all need to cut our businesses to our capability to handle without being burnt out by fatigue and stress or invest accordingly,but rather than property nnwanne I rather encourage people to invest in bonds and treasury bills Biko.

I would rather go to Unizik in Akwa or Futo
Area in owerri and build students hostel.. Cos the annual cash streams from such projects are faster

Baba is highly liquid he is a board room guru, highly respected in corporate Nigeria.

Alhaji Koguna, Chief Osunkeye former chairman of Nestle, Chief Ade Ojo owner of Elizade motors and many others who are now in their 80s are some of the sincere managers which Investors love having on the boards of companies because they these gentlemen will help them grow their wealth.

We should be open minded and receptive to new opportunities, that doesn't mean we should not be cautiously optimistic or question any investment to determine if they meet our expectations and objectives.

They pay interest daily, but it's extremely extremely difficult to put funds into it.
