Except your home makes you silver and gold, it aint asset dude. My home takes away 300k to 500k monthly for maintenance alone. It's a beautiful dream home, but hey, it is a fuccking liability. Except you make money off it, it is nothing but a liability.
Exactly what I meant if you’re making money off it.....a home is a liability vis a vis say a land or some other financial investment but compared to cars some kinda jewelries and luxuries it’s actually an asset if you collected decent rent on it and the house is in a good location you can sell off the house after so many years at the value of the land.....so it doesn’t depreciate say from a 100-40 say a 100 to 70-75 in most cases!so at the end of the day that’s still better compared to having nothing let’s say I bought or built my house for 40m if it’s well maintained and it’s a choice property a nice and posh location and say I factor it’s maintenance at 1m per year that’s 50m in 10 years I should be getting nothing less than 40-45m on that same property even if it depreciates even 30-35 ain’t that bad considering I lived there for 10yrs I may not have profited on the sale with that but the loss is minimal compared to me spending money on frivolities or luxuries then I would have nada to call mine or have anything valuable to raise money from in dire situations!

Even when you sell the home lets say bought at 100m and sold at 300m after 10yrs it is still not a profitable venture when you factor in inflation, tenement rate and land use charge as well as cost of maintenance etc. I am personally deciding to convert all my homes in Lagos to commercial uses and utilize the proceeds to live on rent in serviced estates at VI. Makes no sense to spend 300 to 1m monthly to service and maintain a house cos i am rich. Makes zero sense economically and is a huge liability.

I advise young people not to buy residential homes as their first homes but commercial real estates snd live on rent. It makes more business sense.
well I think that’s a great idea a serviced apartment is really great you get to enjoy almost all the luxuries that come with a residential home with zero burden and less risk too and I think if you do spend about 300k and above on maintenance in your home on a monthly basis then I think selling your residential homes and moving into a serviced apartment is your best bet and the smartest move you can make,but if I make ask....why do you spend such an amount on maintenance alone in 30days does this include bills or just basic stuffs you takecare of every month?and as much as paying rent on a serviced apartment is prolly a shrewd move and makes more sense economically most Nigerians prefer the comfort and pride that comes with owning their homes!

I prefer not to analyze as doing so in the past made me bragadicious. It is a 10 bedroom 2bqs 14 toilets marble mansion with reverse osmosis water treatment system etc. The least i spend is 300k per month.

I wont sell. I love it. I plan on converting it to own commercial use this year.
