Help oh great people.
How much is fair for ramming a four bedrooms bungalow? My brick layer wants to use 2 labour with himself for 15k.

Please pardon my ignorance, I am a bit confused on two of the terms above.

Casting of foundation and casting of slabs.

They seem like the same thing two me i.e German floor.

Please enlighten me
I don't know if anybody have answered this but the foundation and first floor slab (or German Floor as we normally call it) are different from each other. The type of foundation a building needs depends on the design and these are mostly deduce from soil test and the type of building the soil will carry. So no matter the type of foundation you are choosing, you need to cast it and it's one of the first thing you do in a building after excavation of trenches. You start with your blinding and you cast your foundation footings, in some cases if you are putting column(pillar) you start casting it from the foundation too. After all this, you can now start raising your foundation wall to your Ground level(soil level) or DPC level according to the design. After this you backfilll your foundation and compact, it is on top of this compaction that you will lay a DPC Layer(mostly polythene nylon with a specified thickness) and you will cast your slab( German floor) on top of this polythene nylon. So it is on top of this German floor that you will continue your block laying i.e External wall and partition walls.. I rest my case here... My Oga's in the house can correct my rants and take it from where I stopped

need some investment advice from you all. If you are to invest in property which of this will you go for. Say your reasons .

1) 4 flat 3 bedroom apartment building for family rent

2) 30 rooms students hostel near Anambra state university Igbariam ,each having a room a small ,kitchen and a toilet.

As a property investor, you must be ready to do your research locally. You cannot find the right advice here. You should do your research locally, that is the location of the land. The fact that hostel investment in LASU Lagos is profitable doesn't mean it will be profitable in Zungeru.

Research how much it will cost to build a 4 flat and the rent your intended standard will command and do same for the hostel and then compare. You can't know which is profitable if you don't know the above intervening variables. It's a number game.

I tell you from experience, hostel is NOT always profitable than residential. With property investment, do your research, research, research mostly locally. With property investment, research and location are the keys to success.

I will go with B since you don't want to invest in a visitor's bathroom so the bathroom in B will serve both your Visitor and the occupant of guest Bedroom as oppose to A that your Visitor will have to pass through a private bedroom to use a toilet...

But grin since you call it a luxury home, it needs to live up to its name with the addition of a visitor's toilet with both bedrooms ensuite.

I will go for B. Because a visitor will not ve to go into the bedroom before... And sometimes when you are at the living room, you can ease yourself too at ease.

SUMMARY OF REBAR (including waste)

12mm in 4 Bases = 13 lengths
8mm in Columns = Just buy 6 dozens
16mm in 4 Columns = 8 lengths (with off-cuts of 3700mm x cool
16mm in 5 Beams = 1 length (because off-cuts covers for 4 beams)
Binding Wire = Buy Half Bundle
Nail = Buy as requested by carpenter *

SUMMARY OF WOOD

1x12 Somi = Buy 16 pcs for Columns (to be re-used for beams/slab also)
2x3 = Buy 4 pcs (for bracing)
Bamboo = 16 pcs of short length OR 8 pcs long length

MATERIALS

Granite = Buy 15 tonnes
Sand = Buy 10 tonnes
Cement =
In Bases = 8 bags
In Columns = 6 bags
In Beams = 2.5 bags
In Slab = 2 bags (Using thickness of 250mm)

Hello folks, I want to ask, it it advisable to rent decking formwork(timbers: 1 x 12, 2 x 3) or you should buy a new one..

I will be happy if anybody that has experience with either of the two to share it..

I also want to know whether anyone that bought a new and fresh timber for decking was able to sell it afterward or was there any challenges with the use of a rented timber
