Depending on location, but what they normally charge is 500 per opening.
So count how many openings you have and multiply by 500.
By opening I mean doors and windows.
Then they charge 1k for varendah and dining lintels.
Let this be ur guide.
Please is this exclusive of material e.g planks, nails etc?

Boss, it's gud to install the windows before plaster, (1) so that the bricklayer can have anough chance to fill the provided places, with cements (2) if u are doing embedded casement with burglaries, u really have to do that, becouse most iron need to enter inside the wall before plaster, (3) all ur windows must install with lylon taper, to avoid dirty,

2) In case of American panel door, can we install the frame only and later we mount the door or must we install it togather? thank you all.

I will make the whole thing parrallel. My two kobo o.

I agreed with you bro. This is what me and my wife have been quarrelling over. She came to site and was pissed off that the dinning was not on an elevated level from the rest of the living room. I told her to leave the floor as it is as it is safer and will look nice as well.

Madam no gree. That I should see other people's houses and see that dinning always have an elevated floor from the rest. I know that, but I don't like it as it poses its own hazard.

My house plan is a typical European modern architecture without this usual Nigerian elevated dinning and front pillars. She has been insisting on having that elevated floor. If I should do it now, that is more cost as the building is almost at the tiling stage.

Folks! Originally, my duplex plan has 4 round pillars at the approach. But am replacing them with square ones. I stumbled on this pic here and humbly ask for permission from the owner. If you're still available, please get in touch. If not, please allow others to declare their interest.
Thank you for your understanding.

Quick question:

I have seen a number of "self contain" bathrooms with accessories fixed differently.

What is the correct or say the most efficient way to install bathroom accessories??

I have seen many bathrooms with the toilet on the window side, wash hand "basin " on the opposite side and then shower in the middle. I am having trouble understanding the concept behind this arrangement.

Is this the proper arrangement?

The WC is normally by the window for the waste pipe to have direct access outside. Any other location may mean doing internal waste pipe by burying the pipe in your foundation or inside your columns.

The wash-hand basin is always close to the door.

With the above arrangement, there's only one place left for the shower: the middle.

You could move things around if the toilet is big enough.

Hi, Engineer in the house.Pls advice me on what to do here... The proposed plan was for the living room and dining parallel without step up to the dining but my Engineer is advising me to let the dinning to be step up with one step. Step down from the kitchen then step up to the dining and step down to the living room... Pls, would this be okay? kindly check out the photos of the floor. and if anyone can help in drawing the 3D interior design for the living room, I won't mind compensating the person but please there is no big money on the ground, just doing the place little by little. pls, help a brother...

In the absence of a 3D, make do with these Google images. Mind you, you will lose headroom in the dining area if you step up the dining.

So how many courses of blocks did you do after lintel? If you did the normal two courses of blocks and then you step up the dining, say bye bye to POP finish in the living room as there will be no headroom.

I so much dislike this arrangement but it appears this is the default of most M&E engineers or plumbers, my concern is that you have water from the shower splashing over the WC and wash hand basin like a student's hostel.

I'll rather have the shower to one side by the window, the WC in the middle and the WH basin right beside it. There's always been huge resistance but this is what I've pushed through when i can.
I had two bathrooms done recently; one small one with limited space for a self-contained and another standard sized bathroom for a 1bed apartment. Before i could say jack, pipes were laid for both exactly the same way although there was enough space in the 1bed to achieve a better layout. I insisted the arrangement corrected for the bigger bathroom space to my preferred layout of shower by the window.

My conclusion is that its the same 'ol story of our guys not open minded enough to get creative and adapt their designs. More reason why you as the client have to guide them and insist on your preference.

Arranging fittings depends on size of toilet / bathroom - There is no rule EXCEPT. door should not hit any of the items...

I think Dunka is asking for the cost of supervision not design.

Prof and the experienced in the house. What can I do to avoid water leaking from my bathrooms on the ist floor to the ground floor. It is duplex and we have started tiling but someone said the bathroom may be leaking if I don't protect it now before it is tiled. He said no matter how good the tiler is, it will still leak. Pls I need advice. Thanks.

12 - 17% of the total cost.
When doing valuation, we make provision for 12.5% as professional fee.

This fee is not only for the architect/builder, but for all professionals involved in the project
