Thanks, i have been doing that oooo. I hope they come through sha. To clarify, it was a paper redemption and they said it is normally processed within 5 business days. I guess the public holidays this week contributed to the delay as well. But it has never taken this long since i have been with them. I will send another mail now. Monday is my last day to have a chance.

Why paper redemption. U would have been doing online on daily basis to accumulate the amount since last week

Get a property lawyer to do all of the above for you. Talking from experience!

There are so many properties that are for sale in Lagos and Abuja. A lot of these sellers have reduced the prices of these properties several times to enable them get buyers faster to no avail.

As it relates to stubborn tenants, where they start defaulting in rent you issue a quit notice and get them out. Issuing of quit notices requires proper planning and calculation.

Really surprised and it makes men think and salivate much upon say na 80k I get for aza undecided

Guys this Buhari/Osibanjo campaign just reminded me of the possible outcome of long term investments.
5 years ago dollar here was at N216/$, now dollar is N440/$.

Does it mean in 5 years time dollar could be N880/$.
That means if you convert and invest N5m ~ $11,111 in Sukuk bond, after 5 years interest on 5 years will be N2.8m then reconvert capital + interest to USD i.e N7.8m/N880 = $8,863.

It will feel like I swallowed my pride after 5 years.


This is one thing I think about all the time

Nigerian economy is dead. Converting your dollar to invest in the naira economy is like moving your clock on anti-clockwise direction. It's realistically not worth it

You may not need your bank to increase your transfer limit if you are in Nigeria and in an area where you can go into a branch of your bank bank for transaction. Transfer done from within the banking hall has no limit.

Hmmm try and call them first thing Monday morning to monitor the progress of your request. Just pray they don't start telling you your signature is irregular and all that. Like unite4real stated above you would have started early online redemption daily instead. Though it is still dependent on the amount you want to redeem. If you have in mind to be redeeming funds more than their daily limit of 1M, just increase it on your web portal.

You ain’t see nothing yet . Prices can only get further depressed as the full effects of the economy downturn continue to manifest . People should wait for later in the year , Q3/Q4 as people without reserves and that over extended /over leveraged themselves try to bail out of properties for cash

My architect was hustling me early this year to get a land at pinnock , am sure among the most expensive real estate in lekki at 150 to 200k par sqm , started calling again now that prices are coming down . Told him to chillax it will come down more , we just start cool cool

How much lower can property prices actually go? Considering a lot of the properties in Lagos at least are bought with ‘stolen’ funds. Not that many people are in a hurry to sell. It’s partly why Lekki house prices/rent keep increasing even as half of them are vacant. Do market forces have that much of an impact?

I will advice you start with mutual funds if you are risk averse. Specifically you can do VGIF managed by investment one. Currently it's 8.5%. To open account online click on the link on my signature, my contact is also there.
However, if you can take risk stocks are also good but look out when Q2 results start coming out to know the direction stocks are headed.
