500k can be fetching 50k monthly with small invention....setup a neigboorhood stall , open a hair salon.......hundreds of 500k piling up in fixed income is responsible for rate crash ....


Very good, don't invest in a small business which you don't understand and you don't have the time to manage yourself except you have highly motivated and trusted employees.

Doing contrary means you want to use the fund invested on the investment on how to learn "how not to loss money in small businesses".

The advice will work very well for an unemployed person.

a land brought for 720k in 2004 was sold for 17m in 2020 ....why will any rational investor keep 500k for 15 year...

Rationality is subjective. That 720k also invested in a very conservative fund at 10% must have grown to N3.3 million. Same fund in a FG bond at 13% would have received total coupon of N1.5 million that would have been reinvested into other investments.

He can invest in real estate, bonds and other assets, but investing in a business will be determined by his temperament and time at his disposal to manage the business

oga 17m to 3.3 is a very variance......keeping 500k for 15 years will.make sense if he plana to use it to pay for school fees for kids in future...or plans to keep adding to the investment...

Please guys are there Genuine real estate firms in Lagos... Seems most of them are scammers who just go to Ibeju Lekki and dump a signpost there giving it juicy names like Oriental Gardens and so on undecided

I gave him options of what to invest on, that suits his temperament. It can be bonds, real estate, stock market and any other assets.

A member of this thread paid 450k in 2009 for LASG land scheme, up till now subscribers have not be given land, just 4 years ago government promised to refund the money paid by subscribers which they are yet to pay back.

@ Shogbenga you can share your story here.

A bank financed a real estate project at Gbagada because the land was bought from LASG and they were given certificate of occupancy. Omo onile disturbed the project, when the bank and the project promoter went to LASG, they were advised to negotiate with the Omo onile. They had to pay almost twice of what they paid to government to the Omo onile.

So it is not everyone that has the temperament for this type of stress

ok, the one that sold at Chevron was at N46 millionn, fully furnished, there are a lot of houses developing in Lekki now with very little buyers. It is more profitable to get returns in bonds now, with a N50 million investment in bond, you could be hitting N8m a year interest without moving to anywhere or chasing tenants.

Since you had 3 different tenants in 5 years, it demonstrates that the tenants can't afford the rent and they rather go for an affordable house or new evolving housing to enjoy newer facilities. In a climate where affordable housing is in demand, a tenant spends at least 3 years to 10 years there.
There are semi detached, terrace housing going for N40m in Ikota area right now, quite a competition.

What you decide to do is your choice.

Its 5bedroom fully detach deplux and fully furnished at ikota villa estate, for example since i bought the property 2015 i have managed to collect 3 times rent from 3 different tenants, sometime for them to move out is a problem 3 months gone and another 3 to 4 months to get a new tennant, regards to the damage as soon as they leave you have to repaint the house in and out, changing toilet, bathroom fittings,lights, and treatment of the borehole before you know it a million is gone, what i was told before buying the property is not what i am seeing.

That real estate thing is another scam in that axis. For genuine ones, you should be prepared for other hidden charges

Confirmed sir, I applied 11 years ago and made all payments. Paper allocation was given. No physical allocation
The excuse by the govt was that omonile did not allow them to take possession of the land. We were advised to apply for refund. It's 5 years now, stories

When you see their well designed flyers, you will think the houses are available and ready or there are no hidden charges.

Interesting. So omonile is now bigger than the government?. If the government is saying this, then it means it was a scam by the government from the beginning.

oga Nigeria has 990 ,000 square mile of land mass ,Lagos is 21000, and filled with water and omonile....there are land in ogun ,oyo, kano,kaduna ,jos ,enugu,abuja ondo ......investments and money making do not start and end in Lagos ....

It is all the same in Ogun State. I paid thrice for the same plot of land.


If we can't get genuine and hassle free land from government, where else can we get one

LASG is Omo onile, Omo onile is LASG.

Most of the politicians and civil servants in Lagos are Omo onile.

Gbagada residential phase one and two, Isolo industrial, Ikorodu industrial, Gbagada industrial, Oregun industrial land schemes are LASG scheme when Jakande was the governor of the state.

Osborne Foreshore, Parkview, Lekki Penisulla phase one and two, Ilupeju, Magodo, Victoria island extension land scheme etc are LASG scheme under military governors.

Land subscribers got their land, but from 2000 till date the stories are not encouraging.

Better to buy a land or property that is already in existence, rather than on a land scheme where you are to get to allocation in a year time that will turn to 10 years and nothing to show

Something needs to be done, government in collaboration with Omo onile even scam big real estate Investors like UAC Property Development Company, Union Homes, Mixta Real estate etc along Lekki Ajah axis.


We can now see one of the reasons why Pension Fund Managers are sceptical of investing workers funds in real estate.


Wale Babalakin and some Investors bought Federal Secretariat for over N20 billion from FGN since 2005, up till now LASG and Onikoyi family has not allowed the Investors to take possession of the property. Ecobank money is trapped in that transaction

My father paid full payment twice for government land Adigbe Abeokuta. First payment was in 1985, second payment was in 1994 and was thrice of the initial payment. Land bought from the government oo

In South West Nigeria, especially in Lagos it is advisable to make provision for other hidden and unexpected charges.

The Investors who bought Federal Secretariat Lagos should have kept another N20 billion for hidden charges, LASG and omonile fees, when they made the bid for the property

Bros I did all known checks from AMAC to AGIES to FCDA, everything seems perfect before committing my money.
Only to discover/told few weeks ago that the land papers were cloned and fake.
I dey fear some government MDAs now pass snakes.

The OmoOnile issues is just a menace even with the Law by Ogun State Governement doesnt seems to checkmate them ....i recently argue over some payment i have been making concerning one landed property that i am developing ....imagine paying for Digging Soakaway, fence, foundation and recently for Flooring .....hearing that i will soon pay for Lintel and Roofing is currently given me an headache .....Just tired here seriously
