Abidjan is cool. The Ivorians are very welcoming.They have a very popular beach located on the outskirts of the town. It’s called Grand Bassam. You can visit there for nice relaxation although they have other clean private beaches.

Take a tour around Cocody, yopougon, Zone 4, Pleateau. Etc.

Always have your valid ID card with people because of random police check. As for the weather, it’s very warm and tropical, as it’s not far from the equator and right on the beach.

If you plan to live in Abidjan, it’s a bustling economic capital where everybody is hustling! Things moves fast in this city, and money is to be made everywhere. This also means it is quite an expensive city, sometimes in par with European prices.

I laff everytime I see their adverts- i also fell for their marketing gimmicks way back then. Paid for the plot only to be told when i asked for my allocation that there are still some charges I need to off set.

@ the bolded, to get legit land in Lagos, you need:

A realistic budget,

Avoid payment by instalments,

Physically visit the land,

Get a registered Surveyor to pick up the physical coordinates of the land and chart it to be sure it doesn't fall under government acquisition,

Get a Property lawyer to undertake verification of the land,

Verification is not only at Alausa or of only documents, verify the sellers to be sure they aren't impostors and they have the right to sell,

Speak to people living near the land. The information that vulcanizer or fruit seller near the property would give you can save you from losing millions. Ask them.

Let your lawyer prepare your documents and at the point of payment, the sellers must sign. No stories.

Immediately you pay, start building your fence. If possible, pay like 60% of the cost of the land and once fencing is done, pay up the balance of 40%.

Once the transaction is done and you've received your documentation, try to perfect your title at the Lands Registry.

Buying Lands in Lagos requires thorough legal verification and due diligence,I fell for it when I acquired a Land and a building in same neighborhood in awoyaya,only for Ecobank Trustees to come with a court judgement on a case between them and omo oniles that started 18 years ago with a batallion of soldiers the whole place was demolished in less than 48hrs,I recovered but I am not sure most people will recover from the shock

20 times of your expenses is the keyword. If your expenses will be higher or lower at retirement, having 20 times of that in income generating assets should help the person to weather the storm.

I never said fixed income oooo, it should be a mixture of assets which should give a minimum average return of 5%

Also Care agent who picked my call claimed fx rate is about "300 and something", I need to be sure ooooh- (I'm just a kindergarten when it comes to Financial Literacy)

That is investment. In Lagos and Ogun when you resell, you are expected to make another payment and get another receipt from the original owner is Omo onile.

The Investor who bought the farm land for N120 million must be ready to pay another money to Omo onile, if not he can't build anything on the property

Does this include land that has been regularized. I recently spent an amount almost equal to the cost of the land i bought years ago in the Ibeju axis registering for governor's consent. I was made to understand that have the governor's consent totally absolves the omo oniles of the land.

If you sell your property to another person, and the property is in a developed part of Lagos the buyer needs to get family receipt.

They have sold most of their lands, it is from these fees and extortions that they survive

Funny thing, this is the first time i'm hearing something funny from these guys. I have two old time friends that live in on of their estate. It seems to be a well run estate. Like I said I have not been there in a while and I see my ploy cost 400% higher now.

Well, since we never know in this part of the world, I will need to secure the asset by putting something there.

Are you sure about the FX rate? So you can purchase in naira?

Not sure! The FSDH Customer Agent I spoke with wasn't sure either and she couldn't link up with the Unit responsible for the investment.
