We’ve been doing this thread now for a minute.

Lots of proven and established builders have wowed us with fantastic structures over the years.

People like Aventures, Spyder880, Skimanski, RichYoungRuler, Abdulwastecx, Podosci, KolaShangOne, Darenyx and others that I may have forgotten.

I don’t recall ever reading them post seeking for business or claiming number one or the best. Combined they must have hundreds of millions in completed projects.

Guys, thanks for your humility and letting your work speak for itself.

If I may ask, who are the poor Nigerians?

Is it the woman who’s selling sweet that her son is driving Bentley?
These same set of people are the ones who will go and queue for N1,000 during election.

Or is it those timber merchant who dress like babalawo that is poor?

It’s only the lazy street urchins that are poor. Not even agberos!

Even our construction workers aren’t poor. I once paid a carpenter N485,000 for just 2 buildings. He asked me to help him keep his money.

This is one reason I get worried when I see graduates crying over 30k minimum wage.

I know how much I’ve paid my bricklaying crew over the past 3 months. If any of them say they’re poor they should be ashamed of themselves. Though I recognize that some work are cyclical.

The aim of my last post is to present an argument that the measures of poverty and inequality are becoming less reliable over time.

A client who work with IFC contracted me to build a house for him and I told him the project is too big. He took me to his folks houses in the village and he said “Look at these guys, they’ve not stepped out of this country and their houses are quite bigger than mine.”

If you ask an average Nigerian how they’re fairing, they’ll tell you “We are managing.” Yet they build houses and run businesses without loans.

The temptation to interpret happiness and subjective wellbeing of Nigerians as a cardinal measure may lead to misleading conclusions.

The same way we claim there are no jobs in Nigeria. I was at popular gate market in Ibadan few weeks ago and all I saw were endless opportunities.

The discussion on poverty index and demography is actually quite relevant and indirectly related to real estate, especially for those building for commercial/business purposes.

If we don't understand and correctly classify the purchasing power of the buying public we may end up building at a loss or struggle to sell if not correctly priced.

IMHO,based on verifiable facts out there...ours is a large market but when you properly break down that 200m market you discover we are a poor people in terms of % and absolute numbers wrt. GDP per capita.

Those cases sighted are just outliers...look at the aggregate numbers and its telling.

Goodmorning house... so some days ago some people came to my site where construction is ongoing and said they came from Lagos state government building control agency and that we didn’t get a permit before starting the construction from the agency and now are asking for us to pay them a sum of #200000 , please I need your help here on what to do because this morning is too much and from what they said it isn’t even backed up by any receipt.
And the worst part is that the engineer didn’t even mention anything of such to me at the beginning of the construction , please what should I do ?

Not sure how to answer your questions because I don’t do Lagos. Seasoned pros will chime in shortly.

For other newbie builders, please do proper research before starting your build.

You need various permits and inspections.

Always cross check your contractors.

Some so called 'engineers' are actually quacks.

Let me say this. You are not a lawyer just because you went to Unilag or OAU to study law. You must be called to Bar before being called a Lawyer. That is what is happening with the speaker of the LAHA. You are not an engineer because you graduated with HND or Bsc in any engineering related field, until you become a COREN certified. Anyone that studies Estate Management in the Higher institution is not an Estate Surveyor and Valuer, but a graduate of Estate Management. To become an Estate Surveyor and Valuer, you must be certified by RICS (Royal Institution of Chartered Surveyors UK) or By ESVARBON (Estate Surveyors and Valuers Registration Board of Nigeria)

You need to ask your engineer for his COREN certificate, otherwise he's just a graduate and not a professional.

Yes, you need approval before you can carryout any development in Lagos State, as dictated by the Urban and Regional Development Planning Law 2010.
For you to pull down a building, you must get approval. For you to construct, you need approval.

Lagos State Building Control Agency (LASBCA) is an enforcement agency under the Ministry of Physical Planning and Urban Development of Lagos State. They are responsible for sealing up illegal development. Your development is illegal.

Illegal Development is described as any development without requisite approval from the MPPUD Lagos State.

But LABSCA does not have any right to demand such, unless the site is sealed and you're told to pay unsealing fee to LASG, which is N250,000. Not as bribe, but to be receipted.

Concerning an issue that almost caused a disagreement between a client and a contractor. As everything is increasing in cost in this pandemic season, many clients will find that the cost of fixing P.O.P ceiling has increased over the past few months (especially if it's not labour). This is as a result of increase in the cost of p.o.p cements, which at the moment is fluctuating. I've had to review prices with clients that got their quotation last year and are just ready to start the job. It shouldn't come as a shock to you as the prices of goods as at January is different from the price now.
On a norms, the rate per sq/metre depends on how simple or complex the design is and sometimes location ( as prices are cheaper/costlier in some states ).
Also, making enquiries is not just based on asking how much it will cost to fix p.o.p in a 3 bedroom flats. I've had some customers get angry just because of this.
*Your 3 bedroom flat is different from another's. Your may be build on half a plot while another may be on a plot.
*Yours may have other rooms like the store, anterooms and all sorts of additional rooms while another may just be basic 2 bedrooms and sitroom.
All this is after considering the designs you choose. Therefore it'll be quite difficult to just say a figure off the top one's head based on little detail.

My take is that, like me, an astute USD investor needs to critical ensure the industry to be invested in.

I chose three areas. Real Estate. Automotive. Renewable Energy.
