He didn't put nylon and he has finished the casting of the DPC/German floor.

Is there a way to still apply the DPM/Nylon before we continue.

Sorry I realized we’ve ignored the problem and we’re casting aspersions on the site supervisor without providing any solution to the problem.

Here are my suggestions: (Not a Bible)

1. In order to prevent damp rising through the concrete floor and causing issues, a DPM should be used under any surface requiring waterproofing. So you can have this done before your finished floor under tiles or any other flooring type.

2. Make it a priority to keep your foundation dry all season. That I didn’t have a DPM doesn’t mean I ignore every possible source of damp around the building.

Check the drains, the sump/chambers, rainwater gutters, the building water line. Introduce a drainage around the building. Give it a flow path. Do anything and everything to keep the water away from your house.
It’s far more reliable than having a DPM. DPM will only prevent water rising through the concrete. It won’t fix what happen beneath it.

3. Lay the DPM and repour your DPC.

@temi4fash, Dpm shouldn't be ignored in building construction. When moisture starts to rise and attack walls it will be very disgusting to comprehend when sighted. It affects wall paints the most.

When you are forming the walls on the German floor, use waterproof cement in your mortar.

Buying a plot of land in Kogi State close the permanent site of the Federal University a good choice? How dry is the land around that area. I don't know the place.
Considering the proposal and more so the plots are cheap, but are they really cheap looking at the State itself?
Candid opinions please.
NB: In an estate setting, who designs the plan and who digs & supervises the foundation laying? Just curious because I was told the realtor does that having paid [the client] for such before starting out building.

Consider using one of the other alternative waterproofing/dampfroofing options out there such as:

1) Bituminous felting .. purchase the 3mm or 4mm felt with other materials and hire someone to lay it
2) Chemical admixtures. check out some of these guys online that have various chemical solutions that they can apply above your DPC... Stotis Limited, 3Sisters and co.

Its not all doom.

After you have acquired your landed property, nd have fulfilled the obligations of the paper works i.e CofO, survey plan and necessary charges. you have the right to have your own team who can help you execute your project to your desired taste. the client can entrust the building project under a project manager, who will then be the one to look for a suitable Architect, Q.S, Structural Engineer.......
if the client as paid the realtor for the services you mentioned then the realtor is responsible for it, bt the client must work in close relationship with the team in decision making.

Some are parading themselves everywhere as an engr, Builder, QS, architect ... building construction professionals meanwhile they are noting in building construction field. How can the so called barber answer engr purposely omitted dpm when he was asked by the client to introduce such.
It’s better at this stage to do your due diligence again about his professionalism.
who knows may be tomorrow he will will omitted KITCHEN in the building and tell you that some neighbors do have there kitchen at the back of the building separately constructed with bamboo.... I laugh in SWAHILI.
Actually there is way to re-do this (dpm), But the question is can he do it right ?

If I were you I will look at other areas where he might have taken a shortcut.

My take is that it is my site, my project. I am only hiring you to lend your professional expertise in getting my dream realized and not to be a decision maker. I can't work with anyone that doesn't understand that.

Any other alternative would be after the house (the carcass) is completed.

The issue here is:
An estate agent came with a promo for plots of land near the proposed permanent site of the Federal University within Lokoja, Kogi State. The offers a mouth-watering to say the least. She said the place is a dry land.

I don't know much about Lokoja apart from what I hear, read and see when on transit.

My question now is, does anyone know that axis very well? How is the place like security-wise, and during rainy season?

The agent also told me that the realtor would be the one to design the plan [hand me a copy] and dig the foundation in order not to derail from the estate plan but I can alter the inner design to my spec. Is this how estates are built?

Your informed opinions please.

Hello Waterway,

Myself and my friend also brought plots of Land at Victory Estate since early 2016. They are yet allocate the land but demanding for developmental fees from a land they are yet to allocate.

Everytime you call the Manager, she will either tell you to call back or will not pick your calls afterwards.

Can someone assist to investigate or check if Kayode Obembe is credible or scammer because other developers that sold (later) around the area have started their Land allocation?

Anyone on this forum have information on Victory Estate, Lekki FTZ. The developer is Kayode Obembe. Is this developer credible. I bought plots from this company in 2016 and yet until date, no allocations of plots. Now in 2019 , the company wants developmental fee ( more money ) which was not disclosed upfront. The company says allocation to be made after developmental fees paid. Is this company credible..??.

First of all, I don’t know anything about Lokoja.

Secondly, I’ll suggest you ask the agent to get you a copy of the estate’s Deed Restriction document to get more fact.

Deed Restrictions is a very important issue to address when building in estates (well established or otherwise).
These restrictions include clauses like only single family homes may be built in the estate, or the servants quarters must be separate, or allowable room sizes, approved contractors and setback requirements.

I’ve built in an estate where I cannot have more than a semi-detached duplex on a land of 1300sqm

All these type of restrictions are obviously intimidating and illegal (but you have no choice than to comply). The ones I care about are ones that restrict building size, type or developer.

So I encourage you to get more facts about the estate from the estate managers before making any commitment.

I’ve had to fight some of these rules in some estate and convince the management of the estate to bend/abolish the rules in some cases. E.g Diamond Estate, Sangotedo, Lagos.

I have these enquiries regarding renting out a property through an agent/property lawyer.
1) On first rent, which other charge(s) is the landlord entitled to receive, aside from the basic rent? Agreement Fee, Refundable Security Deposit

2) On subsequent rents, what percentage would the agent deduct from the basic rent before paying the landlord? Why are you using an Agent for collecting your Money? Cant you give out your bank details and let them tranfer into your account?

3) How can the landlord curb the agents from charging potential tenants exorbitantly? Deal directly with your 'Tenants" when it comes to collecting Rent, let them pay directly into your Bank account from day-1 and make your agreements with them transparent, written, signed and have their WhatsApp profile (individually), by which you communicate important decisions to them directly

Can somebody please highlight important points that should be included in a tenancy agreement.;
A lot of things o! Its a legally binding, contractual Document
Amount, Period it covers, start and end date, usage of the property, subletting, nuisance abatement, Generator issues, who does repairs, damage to property and security deposit grin, overnight visitors, number of visitors and need to get permission, entry and exit times (night marauders that endager other people), number of people that can reside in the Flat, how to end 'tenancy' (Lease requires a Month Notice for a yearly Lease grin), and so many other things that would make the relationship between the owner and occupier "smooth and without wahala". undecided
My Lease aggrement is ten pages and it covers everything you can think of, up to ensuring Lights are switched on when necessary, not removing Fire Extinguishers l installed in each apartment, not throwing Sanitary pad into my WC shocked .......



Why Rent/Tenancy? Why not a Lease/Lessee? I only do Lease and it is for "certain" period, with option to offer to have another Lease in place, just as the current one expires. It has really served me very well because l have a few buildings that l manage and l dont use Agents, except for the initial process of giving out the Lease, where they bring prospective Lessees.

It is a bit involved and requires a bit of attention to details, a "Tight Agreement" that l drew myself, with a good knowledge of tenancy Laws.BTW, the Law allows you to go into exclusive agreements with a [erson taking your Lease, with regards to the duration, quit terms, etc and it is binding once you both agree to it.
Also, select your occupiers by yourself, dont allow one Agent who is just after his commission, to just "dump a problem occupier" on you, it will be your headache after that! Infact, this is the most important thing a House owner can do, to avoid trouble. It is not everyone that can pay he first payment, tha deserves to live in your house, beware!

I wish l can give you a detailed analysis but time is not on my hand right now.
Your Lease agreement will determine your Peace of mind with those who occupy your premises, so pay attention to it as to what you want to happen (within limits of the law) and get it properly signed and Stamp dutied.
Never do Rent, do a Lease, a Lease certain and be wary of "Agent Lawyers", they love to play both sides while making money off both sides.
I only use Lawyer if l have to go to Court but my Lease agreements are so detailed and legally tight enough to the point that l have never gone to Court to eject a Lessee (occupier) though l also play fair with my occupiers and l go etra mile to make sure they enjoy thier money, with a lavishly furnished Flat and good environment.

Synthetic error to such area, you will need waterproof cement during tiling or serious perfection during plumbing works.
