Granite(Shippings) is not cheap across states anymore. Price per ton range from ₦3200-₦4000/ton Haulage Services service range from ₦30k above. If naira is face by another devaluation definitely price will raise.

As it is Cement may get to ₦5,000/bag before end of this year.. 2 things we watch for, if Dangote increase cost of production, transporters will also increase ...other manufacturers will follow suit.

Nothing will change. Don't fool yourself.

Anybody that believe that this country will change is only deceiving himself/herself.

Honestly, I am worried about Nigeria's situation to the marrow. EgunMogaji said it all. " find a way to survive amidst the chaos".

Can our children be able to survive the Nigerian environment and chaotic situation in the future? Our generation have adapted to the situation and evolving an incredible means of survival. What about our children? Not less than 19 of my closed family and friends have all relocated to Canada. But living abroad again is not my thing.

My wife sometimes see me as being insane for not considering that idea even when we have opportunity. Today, I have four relatives in my place all looking for jobs. Graduate and youth unemployment in Nigeria is the highest in the world.

The economy is not productive enough to support job creation and the much needed foreign direct investment is not forth coming. All the federal executive council does in Abuja after their meeting is to share and allocate money for one road construction or the other.

My brother, I am deeply worried about Nigerias situation. The weak are the most hit and their is no solution insight. Do our children have the same fighting and adaptable spirit we have? Sorry to say this, I haven't seen it yet in mine as the Nigerian chaos may be too strong for them to adapt based on their current upbringing.

I have been thinking of finding an ingenious way of inculcating the harshness of Nigerian reality on them to be better prepared for any eventuality. grin

You’re not. Budget 700k max for the 2 buildings to lintel level.

You’re paying premium price and should expect quality and a very good job from the mason and the supervisor.

I’m still buying 2450 as at this morning at my project site.

How much do you think will cost for the casting excluding the blockwork? Engineer is trying to convince me that it's not just a regular blockwork, that it is up to the stage in the pic attached


I actually have never built an elevated deck so I’ll yield to the pros.

I personally don’t recognize QS on small private builds like this but it may be an exception for you. A QS report might serve as a roadmap.

Pop expert in the house the picture below, are we going to lay the 3d pvc after doing pop or the 3d pvc will be layed on the wood without pop while the pop will be done separatly.

I just want to try something different in my small house and not the common thing we do in Nigeria

Since the fact has been established that things will only get worse, we only have 2 options;
1. Find a way to adapt and survive.
2. Migrate to saner climes by every legal means possible.

Oh well, you have to inculcate the harshness of the Nigerian reality on your children. The basic thing you can do to better equip them is, to let them school over there.

PS- And sir, since you've convinced your wife to remain here, ensure you succeed here if not grin

When I was a toddler, the same issues that I grew up hearing my father complain about is still here. Olopa wahala, armed robbers, government, bribery, oppression, etc. Here we are in 2020 and we’re still on the matter.

The average citizen is a corrupt and ungovernable mfer.

To bring this back on topic. My father lost a plot of land to some Alhadji in Iwo Road in the early 70’s. Fast forward to 2020, people are still loosing land.

Armed robbers are writing letters to community to gather donations. Insurgents are being settled by farmers so they don’t cause havoc.

My micro estate is designed around the Lagos/Ibadan railroad. Guess what, most of the hardware that holds the actual rail line has been stolen already.

Fela died for nothing, his mother died for nothing. No change. Buhari jailed Fela in the 80’s as head of state, Buhari is president today.

Try an estimate the number of Blocks you'll need, based on the dimensions of your building plan.
One Block is 18" long, you can estimate 4 or 5 Coaches to Window level and Four Coaches for Windows (minus window and door areas) , with one or two coaches (max) more, to Lintel level.
Multiply your blocks by #50/#60, to get an idea fo what to negotiate, that #1.13M price dey vibrate my body. grin

Edit: To be on the safe side, you might confer privately, with our resident @QSFemi, to give you a Material, Quantity and Pricing Schedule, which l think will really help you a lot and save you from Shylock Contractors.
I am certain he is a gentleman (from his random acts of kindness on this thread) and will not charge you a vibrating price, for his service, you will certainly be glad you did.

Up till about three years ago, l never wanted to hear anything about Nigeria breaking up, bad prediction or people saying "Eyin Oyinbo, ewa funmi ni Fissa".
I was a very strong supporter of a big, strong, United Nigeria and let me confess, l was one of those 'honest' fools who believe-in and voted for Buhari, l was really expecting that he would use his military experience, take charge and get things done quickly to move Nigeria forward.
I campaigned for him , using his PROMISES. (Power, Anti Corruption, Industrialisation, Roads, Agriculture, Exchange rate, Employment, Housing, etc). But look around you and tell me if corruption has reduced or if insecurity has reduced?
In n this Govt, they used #2Billion to PRAY for the defeat of Boko Haram, that is after five years o! shocked angry

But now, l realised that I WAS SCAMMED!

Today, l am gradually replacing this Nigeria that l love so much, with another country, in my heart.
My offsprings cannot grow-up in this forsaken environment,
unless something is done urgently, starting with breaking up the country into four regions (North, East , West, Middle Belt and South) so that each region can grow at its own pace, practice its own religion, impose its own values and fight its own battles, whatever that may be.

With what l have seen in the last five years, l can bet anybody that Nigeria will slip into Civil war, within the next five years, if things continue to go at the current trajectory. This is my first time of predicting such bad news, not because l want it but because that will be the result of the actions being taken by those in power today.
I hope they will have a rethink so that this bad prediction will not happen, that is my prayer.

Country appears doomed and will be worse that Somalia + Yemen, when Sh!t hits the fan.
Nigerian Leaders, from all regions, the Elites but especially the current ones in Govt, have ruined this country beyond imagination and they have mortgaged its future, for the next 60yrs.
I really weep for this country, so blessed with everything you can imagine, yet so ruined by Evil Politicians and their Elite friends, l hope they all rot in hell, in the hereafter.
May God help us, because even 'Protesting' is not helping us.

May God help and open our mind. It painful and sadden hearing elders comparing 70's with 2020 without any changes but worst! I have never think of going out of Nigeria not until 4/5 years ago, now the only thing in my mind is to leave this country and come back to make things work in my own way(since I am still young), I don't want to tell NAD story to my unborn children! sad.

Someone here left Nigeria 30years+ ago and come back to make things work, that is the kind of story I want to tell my children.

I paid N3,200 for cement to site this morning in Elebu, Ibadan.

Posted just to share data, not to alarm. I don’t sell cement.

Foundation

Blocks- 1500 - #225,000 1200. I’m using 1250 for the 2 flat. N150 per block is a good price tho.

Sand- 2 Trips- #56,000 Fair enough. I used 1 trip of 6 tyre tipper per block for Blinding.

Water- #10,000 Ok

Digging- #120,000 Too much. Budget 60k Max. I did less based on the quantity involved.

Granite- #75,000 Is the DPC inclusive?

43 bags of cement- #120,400 Too much for blinding and block setting

Pegging 70k Too much. Budget 20k max.

Casting 130k Is this inclusive of the DPC? If yes, it’s ok. If not, budget 60k



I’m giving you the above based on my ongoing project. I’m currently working on 123 blocks of 2 bed semi-detached bungalows with following details:

- 600mm deep foundation
- 150cm thick blinding
- 1250 blocks per unit
- 22 cement for blinding per block
- Blinding is 55k per block
- 1 1/2 trip of water at 5500 per trip (Blinding and Block work)

I've gone through her posts.

She has brought this issue here some days ago and I advised her on the cost of labour for the block setting. I even calculated the number of blocks that she needed back then. I don't think anything has changed on this particular issue since then.

Sorry, I do not mean to sound negative - but; you shd have invested more money into the foundation; when you start having problem with water, the expensive roof won't safe it...

I would have done for a higher foundation + 2 or 3 courses after the lintel THEN a 800k roof using LONG SPAN....
