I'm talking about Bogije neighborhood.
You can get lands in good Estates for at least 7m. I mean Estate that you can build immediately and move in. However there are lands in futuristic (less built) estates for 5m or less depending on the location.

I don't know where una dey buy less than #3,000 for a bag of cement. I just followed a friend to Nkwo Nnewi and it's #3,500 per bag. Most of the shops are empty and they don't have the bua cement which is in most demand here

Ibeju-lekki is preferable compare to ikorodu(my opinion).

Building your own house yourself is better(you can be sure of materials standard you used).

Flood in ibeju-lekki is almost the same as ikorodu, the only place that suffer heavy flood during raining season is lekki(probably due to inadequate drainage system and maintenance).

Need to get a property in lagos but the location is an issue to me.

I want a place i plan to move into within 1-3 years.

I dont fancy extreme ends of lagos irrepecstive of the direction.

i am a first timer

who can advice me on what to do?

one mind is saying i should go for an apartment, another wants me to build from scratch

wifey prefers ikorodu if we ever settle for extreme ends but for the fear of bad roads/insecurity while i prefer ibeju lekki but for the fear of flood. (both within an estate)

We both want mainland proper but lands/properties there are scarce and expensive with the issue of omonile and other fees if we eventually see where we can afford.

Can anyone advice me here?

Maybe you could give it a week or two when stock will be replenished.. Except if you are in need of it urgently, buying in smaller quantities or the cost of delays outweighs waiting for the price to settle.

They are wrong, though it does not mean that it cannot be done either way, just that one would require more effort and cost you more to do.
And the reason is this:

Option 1 (Tiles first): If you have done your Tiles and you need to fix a 6ft, already produced iron door. You get there and you see that Tiles have eaten into the height required for the door to fit-in, do you break the Tiles for the Iron door to fit-in or do you start cutting your iron door, to fit the space-height left by the Tiles? shocked grin grin
God help you.

Option 2 (Door before Tiles): If you had fixed that 6ft iron door first. When you are doing the Tiles and get to the door area, you can lower the required Cement/Sand packing under the Tiles, to allow it fit under the door. Not much effort and not much cost, if any.

The above is why you must fix your doors, before you fix Tiles.
Time to bury this argument for good. undecided

THAT C/O makes it worse for you to approve.... ie the fact it's not in your name adds about 300k or more to the approval fees....

The 2m - 3m tag on the approval should be true........ Our Government are making it practically impossible to approve buildings (with multiple taxation) ALSO check the the C/O was issued for residential permit not commercial.


You are right, about the C-of-O adding to the cost of the new buyer, in order to get C.of.O approval.
But you should also factor-in something very important in land purchase: Genuineness

A 'genuine' CofO proves t you, beyond all doubts, that the seller whose details appears on the document/C.of.O is the original owner of the land.
No one else, not even an Omo-Onile can wake up one day and drag the land with you. That sort of fear only happen when you buy land without C.of.O . Most Estate Lawyers will tell you that the first and best Title to a land is to get your C.of.O.
Even if you build on a Land and someone else manages to get a C.of.O on that same land, before you do, that land belongs to that person, in the long run, when the Courts get involved.
The Court recognises the Title owner on a land, to be the person who holds the genuine/Govt approved C-of-O, on that land.

NB: Other Title document like the Deed of Assignment carry very little weight, compared to the C.of.O

Building Approvals will impact the TYPE of Building it was granted for.
C.of.O will impact just the OWNERSHIP of the land.

Insecurity and Bad Roads, is beyond your control, those are things that have to do with the Govt of the day. Those are the major problem of Ikorodu. I have five plots in different areas of Ikorodu, waiting for 4th mainland bridge since about ten years ago grin grin

General Flooding in Ibeju Lekki area also has to do with poor Drainage system but when it comes to your personal house, you can build properly so that water does not disturb you and you only have to buy a Vehicle that is high above ground, to manage the situation. undecided
Ibeju Lekki is far, far safer than Ikorodu and the traffic is far, far better. the 4th Mainland Bridge will be a game-changer, if these silly, lying Politicians ever get ti off the ground.
Mainland is a damn so expensive part of Lagos, l once prospected a Plot in Yaba area of mainland some years back and l was told to bring #40M, l nearly collapse because land was just about averaging #10M in other places then.
You can still get around #30M/#25M in places like Shomolu, Bariga and some not so upper class area of mainland and development seems very rapid in those part of Lagos, so it might not be a bad idea.

My Suggestion: Get a good location in Ibeju lekki (do an area/topographical survey to ensure it is not in a Valley) and build with foundations high above. You will be fine.

PS: You dont have to constrain yourself to an "Estate Setting", all you need is Land in a good neighbourhood, same class of people, buildings as the Class you fit yourself. undecided
Some Estates will promise you heaven and Earth but within a few years, things will fall apart.
And you need to go on google Maps, to look at the exact location of any Estate that they want to sell to you as "Ibeju Lekki".
I have seen people marketing DEEP Bush inside Epe, as "Lekki". shocked grin
Anything after Abraham Adesanya (I prefer Chevron) is too far in my own estimation, to be considered the real Lekki.

If you are considering a timeline of 3years, buy where others have built and are already living, l have seen people buy bush, build and cant leave there because they are alone and it is very unsafe for their family.
Some Thieves dont just come to steal, they rape wife and daughters, we must ensure the safety of our family, as Husbands/Heads of Family
Ikorodu thieves are noted for that. angry

Please house, as the spirit leads you, when a Professional (Architect, Q.S, Installer, Builder, etc) does a brain job for you for free (I am talking about jobs that require much time and calculations, as against just an off-the-cuff answer to simple questions, it might be a good practice to send them a token, to show appreciation for their time, in the event that we are not contracting them for a job, in due course.

Why do l say this?
Caveat: They did not send me and they did not ask and l am not one of them

But l also realise that this is what they do for a living, they have families to feed (though it is not the token WE GIVE, that will feed their families and they are not hungry, anyway) but it is just to let them know that we are not taking advantage of their good heart and kindness.

I have seen (for example only) a lot of DETAILED ANSWERS from the QSfemi, to many people in the last few weeks and know that he is not the person supervising the jobs for which he is giving free 'materials and cost' help for. While we all love a quick response that potentially saves us hundreds of thousands of Naira in some cases, in my humble opinion, l think sending 'small change' to the person who helped me to save such amount, will be a kind gesture of goodwill, to motivate such Professionals into keep helping us here and not think we are just Freeloaders!

I noticed that one of us here asked him a direct question: How much do you Charge?
Another person requested for an even bigger help from the QS (and he gave it for free) and said 'Thank you' grin undecided
I know a lot of people here have good hearts to help others, as much as they can, for free

From a 10K Recharge Card, #20K cash, Consultancy/Supervision engagement, Paid Site Visit engagement, etc, depending on affordability and how much you appreciate the help of such Professional[b][/b], it will goes a long way to show gratitude, in cases where you cannot afford to engage their services.

Truer words, haven't been spoken. You nailed it. I was so happy for the person who sent me a N10,000 recharge card on Monday this week, I just gave him some answers about the approval process in Enugu on WhatsApp and the next thing I saw was a recharge alert with his promise to give me the job when he is ready to start. I was speechless, I thanked him and promised myself to remember this if he comes with any other requests tomorrow.

I have liked all posts of QSfemi, that guy is wonderful and should be patronised by intending home owners, (paid for his services too) he will save them millions.

I need bulk pack figure for each stage of the contract.

Suggested breakdown could be:

1. Foundation/Substructure
2. Superstructure
3. Slab
4. Roofing
5. Mechanical/Electricals/Plumbing
6. *Finishing (Intetnal)
7. **External Finishing
8. Building Approval/community settlement

*Finishing includes _Windows, Doors, Burglar Bar, Borehole, Overhead tank, Ceiling, Balustrades etc._

**External Finishing includes _Septic tank, Interlocking tiles, Fence, Gate, Gatehouse..._

1. The build is sitting on a half plot.

2. This is expected to be a commercial project and ROI is key. So responsible cost cutting advice is welcome.

3. This is a crowdfunded project hence the need to clarify cost to non-technical members

Chief, i know you mentioned you're just doing a part of a mega contract but are you in a position to help source this Lafarge at the rate it's supplied to you? how much additional will it cost per bag to transload to Lekki-Ajah? Say btw 300 - 600 bags for block making for personal use (not resale).
