Interesting points.

However, quantities are reflections of qualities of the job keeping other factors constant such as pilfering, compromise or sabotage. In other words, construction costs are meant to be proportionate to the quality of work.

Typical scenario.

The description column in the Bill of Quantities is meant to represent the quality of work to be done and this is represented as the rate in the bill.

For example; like you said that we've different mix ratio of concrete. That's why in a BOQ, the rate for 1:2:4 reinforced concrete is different from that of 1:4:8 concrete of the same volume or quantity.

Other issues raised in your posts are basically the contractors, builders or even owners sabotaging the required specifications for selfish gain. This is entirely different from establishing accurate quantities of items of work, albeit quality of the work.


This is exactly the reason why Project monitoring is more important.

If the BOQ specifies 40 bags of cement at 1:2:4 mix ratio, a cheat can use 23 bags of cement at 1:4:8 ratio and add stone dust to make the concrete look rich. The remaining 17 bags of cement is lipsrsealed

I believe you get my drift.

Establishing accurate quantities of items of work and the specification list works great on paper but not on site where a rogue builders/engineer/contractor is left to work without close monitoring.

Hello, sorry this is coming late.

I'll advise you to go for Royal, cdk or goodwill super polish, but the prices are on the high side, as of yesterday I sold goodwill super polish for 5000.

Generally, different tiles are made specifically for different uses, so people make mistakes of using a tile made for like say rooms, in a high traffic area, the tiles will fade off.

My advise to you will be to use Spanish or China tiles on the floor, Nigerian tiles can then be used on the walls, but if you're trying to be economical, use royal, cdk or goodwill super polish(nylon face).

I read threads on Nairaland but never planned on joining the forum till today. I started building a small bungalow in Ikorodu some years back, we had just reached the roofing stage and got three contractors to take measurements for a roof installation.

The first installer measure 575sqm@3100 for a Bond stone coated roof, he gave a quote of 2.2m

Second contactractor informed me that currently the market price of a sqm of the same Bond roofing was 7k as opposed to the actual price of 3,100.

Was on nairaland searching for something else and found a title that looked like a thread on Roofing. I found imran roofing and went through about 100pages of his works and saw all the positive reviews, decided to give him a try. Spoke to the CEO Mr Ayyub he sounded so professional with good marketing strategy and a great sense of humour. His installation team went to take their measurement at about 6am the next day it was 416sqm@3100 and gave a quote of 1.6., a difference of 600k. I had to ring the installer to see if he was in the right location, he sent a photo back confirming he was at my site. The first contractor had clearly made an addition to the measurements. Haba! Kilode!

ENSURE YOU DO YOUR ON RESEARCH. There are a lot of scammers in the name of contractors out there. If you are still doubting where to get your roofing done, you have reach your BUS-STOP. GBAM! The Est mgt claimed they bought the land from the local government. Even if that is so, shouldn't the state government be aware? And Ratification done?

O boy, that's gut wrenching !

One of the reasons I say to invest in 9ja, it needs boots on the ground bare knuckle approach.

In the west, your client could have easily swapped few emails with the county recorders office or hec, look up the information on their website to ascertain the ownership of the land.

Then check with municipal to verify the zoning of the area. Prior to purchasing the land, get a title insurance just incase, the title company usually do their own leg work as well to make sure there's no k leg on the land. All these is to avoid this situation your client found themselves now..

I understand why people have vowed not to invest in Nigeria because of its numerous uncertainties but I still admire those that brave the uncertainties, wriggle their way through the bad system and invest in the country.

Well, I truly hope your client's issue gets resolved with a positive outcome..

talk to Sunny it will likely take two week
You can get Agen to come give you measurement
If Agen give you 320 meter
Just buy 300 meter if you need more go buy

Why would a fellow human being hellbent on ripping their fellow human beings up like that.

During this pandemic and lock down. I have gone through some of the projects that I have been involved in the past, it almost brought tears to my eyes. Roofing measurements off by almost 300 sqm, tiling, wiring etc lipsrsealed lipsrsealed

And to think many of these people will go to the mosque tomorrow, to their different churches on Saturday and Sundays do really buggles my mind.

My brother, my fingers were badly burnt from my experience with our artisans. This was when i built my 4- bedroom bungalow in 2018. I was very kind to them by paying ALL their charges on the first day of work, by giving them generous tips during my site visits, and by taking meals to them during my visits. All these kind gestures did not deter them from duping me. They nearly ate me alive. The worst of them was the electrician. I remember paying for 3 bundles of 16mm single core (65k each) and 23 bundles of 1.5 single core. He still told me he managed the wires. Only the bricklayer and the welder passed my integrity test.
Most of our contractors (builders, engineers, and architects) are also culpable of these dubious acts. But on a higher level. Only the Lord can save us.
