I stated this days ago, that many projects have been discontinued.

Yes, some are still ongoing due to Nigerian's ruggedness to succeed
Some projects will continue because some already have their plans set out, I for example already intended finishing the current phase I am before end of 2020, to move to the next phase from January 2021, so staying focused is not betrayal and protest suspension of project will make little or no changes to the situation....it will only get better when constituted authorities goes hunting them down.

When we say middle men are the cause of price hike, we are right.

Bought cables today from Lagos Island and after agreeing on price, transfer was done. As my staff was about packing up, the guy said it's no longer the price and decided to add ₦3000 extra on the price of 16mm cables.

I became upset and immediately asked for refund.

Bought cables worth ₦1,100,000 from the guy and he thought I was desperate, then opted to cheat.

Everything is not just about the government, but greed of some of our fellow Nigerians.

Whom is government ? Greedy Nigerians from A to Z

Some people have ended up abandoning their lofty projects while waiting.

Let’s ask ourselves a simple question “Where do we start from?”

Is it the POP cement? Or OPC cement? Or cost aluminium profiles?
Every business will definitely have one excuse or the other as a line of defense.
I bought some tiles last weekend and I went back 2 days later to buy a few more. The seller told me price has gone up by 500 naira.

At that point, am I supposed to call the police or the authority on him to persuade or compel to sell at the old price? Or just buy and move on with my project?

Project owners should either scale down or forge ahead and accept whatever amount as the price to pay for the project. Believe me, that’s what I do on my personal projects.

Even when authorities clamp down on filling stations, has it really fixed anything in this country?

Soakaway
Talk to Biodigester guys. It’s a cheaper alternative to the traditional septic tank system.

_____
Electrical Fittings
Do away with wall brackets and do spotlights instead. You’d save on wiring and electrical fittings.
Use wall sconce (wall lights) in important areas and not bedrooms.

Even at that ma, you can do a cost comparative analysis to see which offers a comparative advantage (lower opportunity cost)

I’ve once blocked off a swimming pool on a project when we weigh our option between having a pool and driving down to the nearest hotel to swim grin

This is Nigeria!
If Nigeria herself, her rules and regulations are working the businesses will not have any excuse to give....For example here, many businesses that flaunted the corona/lockdown rules were either shutdown or the owner arrested and charged to court or get a fine that could bankrupt your business.

Believe me, they will make big national news out of it to tell those yet to be detected there are consequences flaunting rules and indulgence in unfair competition, what makes it so interesting is when the law caught up with you in any form the consequences will affect you for life, criminal and personal data can be accessed from any local government or federal institution, all future applications will treated with scepticism or outright refusal.

They don't waste time in sending detectives into the field to confirm the populace cry, the man buying cement from you could be a detective armed with document, audio and video evidence to take you out of business and lock you up for life, they don't joke with economy sabotage!

Five bedroom bungalow or duplex?

You need to calculate what and what’s is in the building before you decide on change Over and all

About the increasing cost of building materials.

There will always be some kind of economic fluctuation in every economy, be it in the form of inflation, deflation or negative economic climate, something must be an unpredictable variable that can either make or mar building projects. In Nigeria, its the inflation trend which has made planning difficult, if not impossible.

My approach to all these is to keep doing what you're doing, irrespective of current fluctuations or future projections. Prices may rise and fall, but I always target to average the cost down as we move along.

So if cement sells for N2,300, I will be buying and building, if it rises to N2,900, I will keep building because I dont know if its heading to N10,000! Delays in construction could cost you more. The authorities dont care about this inflation, and even when they look into this, it will be with a punitive insight to tax builders and home owners more since "they still have plenty money to build" in this harsh economy.

The benefits of averaging up or down is much, because your project won't stop, except if money finishes. I started building my own houses when cement was N520 in this country, I am still building at N4,000 cement and will continue at N10,000 cement. The good thing is that those properties are increasing in value.

So, get out there and do the ones you can do, irrespective of what is going up or down, exhaust your building budget first before talking about inflation, and if the prices crash, you will still be here and you will still make more money to buy cheaper and continue. The risks of waiting is just too much.

Happy weekend everyone, especially to my Oga and mentor, Hajj Mufutau, for the holidays goodies you sent to me and my family, God will continue to enlarge your coast, and fill you with good health, long life, and too much prosperity. Thank you once again Sir.

If you are talking of 5bedroom flat with the following features;
AC 6nos
water heater 6no (five toilet plus kitchen)
3nos socket in a room
4 socket in the sitting room
4 socket in the kitchen
1 cooker socket in the kitchen
Dinning 2 Socket
Minimum of 4 light in the room
Pumping machine

With above using LED light 63A TPN will carry it conveniently but to be at the safer side since i don't know what your electrician has done on site. go for 100A changeover

Thanks all for all the advise so far
Now done with tiles n fixing windows. Please what's the next step or order of the below
Borehole
Wiring fittings
Soak away
Plumbing that is Pwc fixing shower n external flow pipe to the soakaway
Painting
Land scapping
Omo still a tall order oh meanwhile the soakaway building quotes scares me. It's just like l want to do foundation. Very costly also the wiring finish l have to just reduce alot of things like wall brack and some sockets.
We r so extravagant in this world imagine you have pop spot light, rope light wall bracket habah!

Please l need more ideals to manage this area in terms of cost so as to deliver this project

God bless u as u help me
before you do wiring and fittings, ensure that the house is secure already with doors and windows. I have heard about cases where someone just finished wiring his house, thieves came and took the whole wires that same night. In my opinion, wiring and fittings should be the very last thing to do. It's December and boys aren't smiling

For screeding...
@Aventures and @gbadexy had provided these answers before.
1.for a smooth plastered wall, use two coats of primer (thick) paint
2. Then use sand paper to smoothen the wall.
3. Paint with matte or satin.

I am doing these for all non critical rooms and wait for POP for living area.

Of I had seen this earlier, may be I wouldn't have invested about ₦2m on Wall Screed.

I'm particular about cosmetic cracks that the plasterers always blame on plaster sand. Hence, opted for POP.

I'll definitely use satin paint

I dare say that with the high inflation in the building materials' market this year, the war between landlords and tenants will enter a new phase. Can someone who builds with cement at N4000/bag hear " a beg" from a tenant?

@ n3xt: How much is the plasterboard?

E be like say na DIY go begin reign.
