According to Aufenthaltsgesetz (immigration law of Germany) to buy land or property in Germany doesnt guaranty a residence permit!

They can still ask you to leave the country despite having land or a house if you dont find job after studies unless you open a big company and invest a lot of money in Germany .

I disagree with you on the aspect of Nigerian investment making u poorer . It depends on the type of investment u made in Nigeria �� and the amount of capital invested

I have a very close friend who lives in the USA who invested 100 million naira into buying FGN bond of 30yrs when coupon rate % was 17+, he makes 17 million naira yearly as passive income, which he would be collecting for 30 years tenor . My guy said he would NEVER make such in USA .... even if this guy comes back to naija now ... it is enjoyment all the way, with more investment to be made from his coupon

I know at the moment most investment rates have come down but with good amount of capital, there are still investment instruments u could invest in, to stay afloat

I am Basalt by name and I came to Germany last year(2019) October for my MSc studies with a little amount of Money and a partially borrowed block account from my inlaw (his money and my money).
On arrival in Germany, I took only a few courses and got a job outside my city and also got a mini-job. I did all my monthly expenses from my Mini job and used my main job to completely pay back my debt within a few months of arrival.

Now, that's not the discussion at hand.
I need advice especially from people who have lived abroad or have many years of experience in life.
My visa still counts till 2022 and I can even extend it if I don't finish my studies by then.
According to German policy, once you graduate from the University, you will be given 18 months to get a professional job or return back to your country.
Returning back to Nigeria is totally out of my plan at least for now because I came from a very poor family without any job connection and I am really enjoying Europe.
I plan to buy land or start building a house (I saved millions of naira and will even save more as time goes) but my friend who is also a student here discouraged me against that saying that my root is not yet fixed abroad that I should wait and continue investing in myself and undergoing professional training until I get permanent residency before investing. That I should always keep saving because it is not certain that I will get a professional job after graduation since my course is not in Information Technology which is currently booming in Germany. That even if I don't get a job, I can use the money to migrate to Canada or any other country of my choice.
He asked What if you invest the money now and don't get a job after graduation, what will you do after the 18 months of post graduation visa since you don't have any backup from home who will help you out financially.

What do you guys think. I need opinions

The thing wey I know be say, people buy land and wait but not wait to buy land. Land na one thing that will always appreciate. You may not intend to develop it now, but ensure you use part of the money to buy reliable landed property for now.

To migrate to Canada or Aussie no be moinmoin indeed. Na money d thing dey chop and you will also show statement of account in most cases just as you have shown it when getting your German visa.

My cent, people should just avoid all these European countries if you can afford to move to English speaking countries. Without a very strong German language and you are not in IT, it can be tougher to land professional job as OP had stated

Except you find a very very trustworthy person, investment in Nigeria is not advisable at any time either now or future.
But you will still need to invest because even if you get your paper, Nigeria remains your root and will need to come once in awhile.
My advice is that invest there where you can monitor your money
Besides you just got there so many things you will know and discover later about the opportunities available.
Meanwhile continue to look for a good anchor home here.

You didn't factor devaluation.

In 30 years we'll see whether the fgn bond was a good Idea with the Forex rates instability we have.

Those that took the treasury bills route from abroad know exactly what I'm on about.

I'll advise you to buy land and build your house back home while you can. Nothing is guaranteed in life.... have a place you can call home if for some reason.... things do not work out the way you planned. The world is changing.... laws are being amended... new laws are made.

Bro. Investment doesn't necessary have to be long term. You can buy something sharply, ship it to Nigeria, cash your money and be on the lookout for another opportunity.
Get good and reliable contacts here in Nigeria, go for machineries like lathe machine, milling machine and other industrial machines which are swapped out from their factories and must be very cheap, get good shipping company and you're good to go.
Don't mind your friend, he is just being a typical Nigerian. Not surprise if he's a Yoruba man with "Aro tan" .
Invest your saved millions in what can aid your travelling back and forth from Europe to Nigeria.

That's a good idea, you know. Just that those machines might be more expensive (although second hand) than Chinese. Nonetheless, it's a good business idea. Better than building a house for rent which will be generated in naira.

Because if you have said a home return is out of the question, then start giving yourself a stronger base over there, you can always get a land when you are properly situated...

I have a couple of questions for you;

1-How good is your German on a scale of 1-10?
2- would you like to stay long term in Germany?

I asked you those questions because if your answer to question(2) is yes, then you need to heavily and I mean "heavily" work on your German language skills, the moment you can rate yourself a 7 out of 10, you would not need IT skills/certifications to land your self a job in Germany... getting a job in Germany quickly, to a large extent depends on your German language skills. Infact once you have a German diploma and can speak German proficiently, you may not even need that extra 18 months, because you would most likely find a job before the expiration of your student Aufenthaltstitel.

Take note job hunting as a German diploma holder and German speaker, is not limited to Germany alone... Austria is well in the hoop too!

I spent more than 25 years in Germany and Netherlands, the portfolio investment i have in Nigeria will keep me going even when i retire plus my pension benefits from Germany.

Buy a land in Nigeria and start building a block of flats. It may not be the best ROI, but you need a tangible physical investment to fall back to.
Apple or Tesla investment in terms of ROI may come out in the future to be 1000% better, however since nobody can tell what the future holds, I believe a real estate tangible investment is a safe haven. Remember the stock market crashed in 2008. Real estate abroad is highly regulated and also remember the almost 25-40% tax on any profit you make.

Most investment managers abroad still lose money in the stock market and some make around 8-10% annually if they are lucky. As long as you don’t intend on converting your earned naira to euro or dollar and bring abroad for your subsistence living, I don’t think you should worry too much about naira devaluation. Experience of life has taught me that a tangible asset will always reign supreme.

By the time you are ready to buy a land in 15yrs, a land of 10m will sell for 40m and that’s 400% increase, the question is will dollar increase by 400% by then.

But try your possible best to buy landed properties in juicy areas that will surely develop in the nearest future say 3-10 years in Nigeria at very cheap price if u are investment savvy.
