I am getting frustrated with aedc.I applied for prepaid meter for my new house and I have not been given an account to pay into.No light in my house except I use gen.The aedc office has refused to connect me on estimated billing.

If it is AEDC visit their office. Meet marketer in charge of your area. There is a form you will get fill it . they will guide you. Less than 3 weeks i got my meter. got a call to come pick it and they followed me to install it. which area in abuja?

My plasterboard guy is out of reach for some time now. I’m also not a POP contractor so I might not be able to do exactly what you’re looking for. I’m just an enduser like you and every other enquiry minds here.

However, here’s something I do whenever I’m working on POP and many other finishing works that are billed per m² :

1. Get a Breakdown Cost

Unfortunately I do not always accept a per m² on most of my bids. I always ask my tradespeople to furnish me with a quote which includes an outline plan for how the money estimated will be spent, and a breakdown of the items it will be spent on.

I always encourage the bidder to include his best rates as I don’t like doing too much negotiations.

The reason I don’t accept per m² billing is simply because I don't feel comfortable having someone bill a fixed rate for a specific element of the works that is not yet defined in enough detail for him to accurately price.

E.g. I don’t like too many decorations on my ceiling (just plain and cornices) but my wife would like us to have quoin, ceiling rose, dome, archs, cornices etc in some part of the project . Despite the difference, we were billed the same amount N8,000 per m²

2. My Build Route: Owner-Builder Approach

When building projects get to finishing stage, I always switch mode from a general contractor (a GC) to owner-builder/owner-contractor mode to physically handle some of the finishing work on my own.

This means I planned to exclude GCs (and their fees) altogether, and intend to directly oversee all the skilled trade subcontractors who do the actual field work.

The whole effort is to save money - nothing more.

Given this background, let’s compare costs of installing a traditional POP ceiling (using gypsum plaster) vs using plasterboard in a 12m² room.

POP Ceiling

POP Ceiling per m² - #8,000 (material and labour cost as at today)
POP Ceiling per m² - #800 - #1,500 (cost varies per design)
Bag of POP Cement - #10,200
Kg of POP sponge - #3,500

Number of Cornices* / Bag of POP Cemen - 7 (big cornice)

Note: smaller cornices can produce as much as 12 pcs per bag or even more. A 12m² room will use maximum of 1.5 bags of POP cement for cornice production.


Cost of 12m² room (#8,000 x 12m²) = #96,000 (material and labour)

Cost of 12m² room (#800 x 12m²) = #9,600 (labour only for cornice and screeding of a plain design)

Plasterboard

Plasterboard installation per m² = #12,000 (materials and labour cost as at today)
1.2 x 3m sheet of plasterboard = #7,000 - #9,000

* A sheet of 1.2 x 3m plasterboard will cover 3.6m². A 12m² room will require 3.5 plasterboards (estimated at #31,500)

** Professional installation of plasterboard (including the grills) is charged at 1,500 per m² (newly adjusted rate).

*** We are not installing the plasterboards the professional way as it’ll be used as a replacement for the POP boards. The 3 boards will be screwed to the ceiling noggin and held in place with the help of the cornices. The experience of the installer matters a lot here.

**** Adding the cost of producing 15m - 20m cornice and the cost of screeding a 12m² ceiling, plus the cost of hanging the plasterboards (N6k max), the total cost of installing a 12m² ceiling using Plasterboard as a replacement for the conventional POP boards will still be #10 - #15k cheaper.

Building a house, no matter what size, is increasingly becoming more expensive nowadays due to the rising cost of building materials.

When it comes to building in Nigeria, most people typically think more about traditional construction materials such as wood, concrete and bricks.
However, with the rising cost of building materials, homeowners/builders need to get CREATIVE with the types of materials they choose for their projects. It’s possible for you to choose alternative building materials that can help lower the cost of your project.

If you are going to use alternative building solutions in your project, it is important to find a builder/installer who knows how to implement the solution as conventional installation techniques cannot be used in most cases.

The question remains “Is plywood cheaper than timber?” The answer is NO if you’re comparing the market retail price.

However, if you’re considering the following:

- reduced labour cost
- time to setup
- resale value
- reusable
- cleaner and more sturdy construction
- storage
- ease of use

Then the cost of using plywood as an alternative to timber is far more cheaper.

One would naturally assume steel is more expensive than wood.

When I got into the formwork rental business, I realized this was partly true. Steel shutters are more cheaper in the long run than marine board formwork.

You can reuse them for years and their resale value is higher. There are columns forms that I’ve been using for over 8 years without any defect.

A timber formwork would require more effector to install and strike out when used than any of the alternative solutions above. Hence, the higher cost of installation.

If you think about it, for every project where timbers are used (for every house) you will need to buy bags of nail, bundles of binding wires, wood for props, etc. You won’t require need to buy the same (or at least same quantity) when you’re using the alternatives (plywood or steel) and the rental rate is far cheaper.

All images and construction methods shared above are from NextHome’s imaginary projects and pompous dispositions done several years ago.

But the question remains:

Am I the one looking for alternative building solution in 2020? No!

Am I the one buying cement at ridiculous prices? No!

Have I proferred a solution or not? (whether workable or not) Yes!

It’s a very good business.

My friend Bameda is making a great kill in Ajah/Lekki axis since 2014 or thereabout when he started.

You only need a very good truck and few experienced guys to handle the assembling and the disassembling of the shutters.

You can get more ideas from Asian construction sites. I give it to those guys on alternative building solutions. They’re unlike us when it comes to exploring options.

Alternative Building Solutions

Tiles installed on backerboards used to clad steel columns. This was done as alternative to the traditional in-situ columns thus saving some money.

Location: Ikota, Lagos Nigeria.

we are both on the same page. I think the answer isn't here as the plasterboard alternative I am hearing doesn't have FULL details.

We have been sitting and watching after plaster for miracle to happen cos I CAN'T buy pop cement for 9000.
I think the Plasterboard is good to go cos down here its what we use, however, there are paint design you can put on them

One of the biggest lies professional plasterboard installers will tell you is that it is unprofessional to install the boards directly to wood studs (e.g. noggins, wood partitions etc) grin grin

Is that true? NO!

To install plasterboards on wood studs, apply plasterboard adhesive (C1) before hanging and use screw gun to attach the boards to your frame. Nothing will happen to the boards cool

Why do I need to buy plasterboard metal studs/profiles when I have my noggins correctly installed undecided

nigeria building engineers are too primitive. we don't use fly ash blocks which doesn't need plastering. we waste too much steel and timber and screeding. They are a lot of alternatives

Our friend brunofarad (a specialist in the brick tiles world) can say a lot about this.
Fly Ash is a huge blessing to us in this part of the world but our construction pros seems to know in part (even paving stone experts use it).

The brick tiles in the picture attached is made by pouring a mixture of flyash, quarry dust, gypsum and hydrated lime in a mixing container, then mixing thoroughly with appropriate water volume. The mixture is then transferred to a hydraulic brick molding machine to be molded to desired shapes and forms after which the molded bricks are left to air dry accordingly.
