IGNORANCE OF LAW IS NOT AN EXCUSE.
The six months start from the day the notice is issued.

Say this silently and listen to yourself "6 months rent free".
Have you listened? Does it make any sense to you?

You use someone source of livelihood for six month without pay.

Some will just keep coming to your store/shop and pick to pick goods and not pay for six months?

Book room for hotel, and when your time is up they tell stories. You will be thrown out.

"....location, expensive rent, work environment..... " how is that the cup of tea of the landlord.

THERE IS NOTHING LIKE '6 month after rent expiration' for quit notice

It is a wrong notion. A lot of people found themselves in a mess because of this notion.

Yes. When I bought an old house in lagos, I invited them through the letter given to me from the mediation centre...some of them honor the invitation while some didn't....

It was one "respected man " that help drove them away

Oga you are just yarning dust. Please consult a lawyer because I can clearly see that you know nothing about how Notice of Quit works.

I'm not lying and I'm not doing a proxy appearance in court. I just want to collect the letter from the court clerk or official so that she can appear for a hearing in court.

She refused to collect the notice to quit from me...and if the court me can give me an order to paste it on her door, this will lessen my burden....

I want to make sure I follow the due legal process and if she is owing....the court will ask her to pay me...

Do not try this method. If it backfire you will be spending some time in jail.
First if you want to quit your tenant, go to your lawyer pay and the lawyer will file the Notice to Quit and register it in the court. A bailiff will be the one that will issue the Notice to quit to your tenant. You have no basis handing the tenant to quit.
After six months, since she is a yearly tenant, go back to your lawyer to issue 7 days owners intention to Recover property. After the expiration of 7 days the lawyer will now file papers in court.
The process may take long before you recover your property, but bear it in mind that for any extra day the tenant stays on your property she will be liable to pay mesne profit. So don't fear that she will live there rent free. No. The court will help you recover your money if you are willing to follow the due process which might seem long.
As for those thinking that they can live rent free in another man's house pray that you don't jam a man who is determined enough to make you pay.

Seven years ago, i rented one of my apartments to a tenant; , two months to the expiration of her tenancy renewal, I served her a recovery notice and also informed her verbally but she refused to collect and acknowledge the receipt of the quit notice.

This is just by the way....
I.aways feel pained when some tenants decide to behave brutish to their landlord and hide under our inconsistent judicial process....personally, I can not do it. .I know what most landlords use to go through most especially in Lagos before they complete their property projects. It is not always an easy story to tell....for you to complete a building in Lagos, there are all sorts of hurdles you will cross...if you doubt me, ask those who are into property business or those who have built a house either on the mainland or island

Then, such a landlord accepts you to his or her house and he wants to recover his property and you are proving stubborn...

We all know that there is poverty in the land...nevertheless, both landlord and the tenants can still reach a compromise not when one party becomes heady in this situation...

If he is a certified lawyer, then he knows the process. Maybe he just didn't want to do it.
Look for a lawyer around you and get him to file the Notice of Quit for you. I do not reside in Lagos.

You are not entitled to any six months. Who is even giving you people all this Jargons? If he takes you to court and judgement is given in his favour, you would be required to pay mesne profit till the day you vacate the house. So you would be paying for that period of six months.

There is nothing like rent free. People feel it is rent free because most times notice to quit are served after the rent has expired and tenant has not paid rent. This is how notice to quit works... If your rent is Jan to dec, I can serve you notice from 1st of July to end 31st of December at the anniversary of your tenancy.

You people should read tenancy laws and also the agreements before signing them. So many clauses are hidden that you won't know which would be used against you in court. If you have handled tenant-landlord cases in court, you will know how far. Both parties waste resources at the end landlord still wins

@OP, this is a free advise. I have evicted tenants and j am an estate surveyor. I have used court, mediation centre and traditional method to evict tenant.

First, if the tenant refuses to acknowledge the notice, don't worry. Paste it on her door. Snap the notice showing clearly that it is pasted on her door. Take it off, place it at the entrance of the property take pictures showing the address of the house, full view of the house and closer view of the notice showing all written letters on it. Once the notice expires, serve her 7days notice too and do same if she refuses to acknowledge it. Print the pictures, and copy of the notice. Let your lawyer file matter in magistrate court. The tenant would be served court summon. Day of hearing or mention of the case, appear in court with your lawyer. This might take a little time to achieve. Once court gives judgement, the tenant would pay mesne profit till the day she/he vacated the property. Even if they run away, if you are able to get the new address, court ballif will go and do recovery of the mesne profit. (I have done this before. Took 2years but the man ran and new address was gotten. His suv is in court to be auctioned to pay off the mesne profit)

2. Mediation centre doesn't really have effect like that because they don't have much power to execute judgment. They only appeal to both parties and if there is no resolution, they advise to go to court. Sometimes if tenant know them, they will drag your matter and waste your time.

3. Traditional method is like customary court. Report the matter to the oba in your area (if he is a respected and feared one) they will give tenant 3months self and not 6months to move out. If tenant is stubborn after all warnings, they use boys to move their things out. (I have used this method for 3 tenants in ikotun) this one saves money for you than going to court. They don't request for much.

It seems you have not seen where they track tenant to new location and recover owed rents by court bailiff. My former tenant was saying same thing until his new house was located and as early as 5am court bailiff were already in his flat packing his things. Even SUV was taken. They fought the court baillif and broke ones head, that one aggravated the issue. In fact his wife, him self were locked up. Another charge was placed on them.

It is only landlord that ks not ready to face those wahala that would just forget the money so far you have vacated the property.

That is simple get a court ballif to serve her.she has no choice to take it. if she refuses the better for you. As it would be on record of the court ,just wait patiently till the notice expires. then of course summons her to court.The court would eject her fast .

Don't mind some of these ones. They think because of a lot lawlessness is witnessed in our society daily, then the courts no longer function. Let them visit the court premises to file papers, who do they think own those properties in the court premises littered outside? I went to file papers once and I had pity on the unfortunate people who have their properties carted away by the courts and kept outside where sun and rain will fall on them.
As tenant pray you don't jam a determined landlord who will fight with you to the last.

You see sometimes I don't feel pity for tenants who meet their misfortune while fighting the landlord. You will be happy fighting a man in his property for 3years and then you will move out whenever you want to 'RENT FREE'.
Tell me why I should be sorry for you when the landlord you fighting goes diabolical on you or uses every means necessary to make sure you suffer the same you want him to suffer?

Lol, u think it's that easy? You will be staying in somebody house rent free, u wan use jazz? After d dude serve u 6month notice, at d end u out either willingly or through d law. And if he served u d 6month notice after d rent expire, u still have to pay d 6month rent. Nothing is free for naija land

Get the court to paste it.
If you paste it yourself hold a copy of the daily newspaper showing the date as proof.
