Not in today's Nigeria.

Fencing alone that we started last Tuesday and still ongoing is costing almost ₦2m minus ₦400k for the sliding gate, despite using 6 inches block for more space

It's damn expensive to build a semi luxury house in Nigeria in 2020/2021

I just looked at the floors and there's no provision for the rollers. Every place look just flat

It's very simple, the gate itself had no roller, the mechanism is equipped with long toothed rack and roller/toothed gear hidden behind the wall, the gate materials are light weight and behind has a counterweight for stability.

There’s roller. It was hidden inside the frame.

You can achieve it just as I did mine below. We were trying to achieve a .75” clearance from the track.

There’s also another way to achieve it. The roller will be at the middle of the gate and the gate will be suspended off ground. I have that design too.

Someone brought idea on how to buy and ship from China. Someone else asks how he could buy raw materials and was told to check customs website. Person e no concern at all sourced for the link to the list. All these people helping strangers to grow financially. Not sure some family members can be this selfless but see complete strangers helping each other just like that.

Someone gave me a job from here and his reason was simple. I just want to help you grow your business. In case you're wondering, he's in Lagos State and got it somewhat cheaper but he decided not to.

I asked for your opinions some days ago about perfect door for this structure and I really appreciate your contributions.
Final the client chooses the stainless one but I later modified the design to this.
Pic attached.
External plastering almost done, the doors will be installed soon.

your explanation works better cause even if you place the rollers inside the frame, you still need to open a narrow gutter where the roller will fit into.


Your idea works @N3xt but I don't like the idea of tampering with the framing cause once the interior of the pipe(frame) is exposed to atmospheric materials like oxygen and moisture, next thing will be rusting.

the pan is probably 2.5mm but there's no way I can verify from pictures. Same goes for the pipes. They're probably 1.5mm and all those add to the weight you talk about. The flower design is normal square rod.

Maybe my eyes don dey bad, but I can't see angle iron. Probably it's used somewhere the picture didn't capture

It depends on the type of stability application, with or without roller has their pros and cons. A roller on rail is another idea.

Abi I’m dreaming ni? 100mm thick or just 25mm? Regardless the size of the building I have NEVER budget anything less than 50k for DPC. (Read this part slowly)

Below is what DPC look like even in the government affordable housing scheme. You’re not allowed to manually mix concrete. I do minimum of 8 concreters for a 100sqm footprint.

Machine Operator - 1
Cement - 1
Water - 1
Granite - 1
Sand - 1
Loader/Carrier - 3
Bricklayer (leveling) - 1

Where will you get casting crew that’ll accept N1,500.

Tbh, your engineer will have serious issues with your approach to construction.

The information you shared above is incomplete and it seems to me you just want to prove the engineer is insincere at all cost.

If you don’t trust him, get someone else and build your house and stop acting construction police.

So far so good, the guy has not done anything wrong. He has stated his term of engagement and it’s you who can’t meet up.

you follow me dey discuss the obvious drop in difference of the quality steel the other day. You were complaining how light 18mm guage pan has become. It didn't just affect that but almost all the materials. Right now, you see a china pan and they will paint it black as the real deal.

here's more information about the gate. The framing and major works were done with 3 by 1½". The slats were made with 1" pipe. Kindly note that these are the materials I can see but there's no way their qualities will be verified. You really should trust your welder to do a job you will love

I did my IT in a govt parastatal where building plans are approved, tens of drawings come to the office for approval on a daily. the kind of designs I saw eh, you'd begin to have mercy on the future occupant. I remember convincing a client who came to collect his approved drawing to abandon the design after I modelled the interior and showed him the terrible flow. why do people pay peanuts and get a bad design for a project that would cost millions?

“Misplaced priority” is what it’s called. I shared a topic on architectural designs and problems that may occur. I also made some posts teaching first time homeowners things that should be quality upfront.

A lot naija home designs are fraught with challenges.

Few weeks ago, someone met me and he said “Na land you waste here o. You could have built 2 big buildings on this land.”

I replied him “A lot of people die not because they didn’t have a nice building plan but because they are short-sighted. We almost blame govt for almost everything wrong in Nigeria yet we failed to look inwards and see where we’re missing it.

Just imagine there’s a fire outbreak, the firebrigades will NEVER struggle to put off fire on this building (a 45ton truck do make a turn in the space between my house and the nearest buildings). This means per adventure there’s fire outbreak, I will not expose any building around me to the risk of getting razed and evacuation can be done without stress. To you it’s a waste, to me it’s planning - anticipating the future needs.”

I could easily retrofit a welding workshop in my compound without constituting nuisance in my community because I already anticipate my future needs when purchasing the land.
I could have bought something good enough for me and my wife a decade ago and build a multi-million naira house. I did it the other way round - bought a land comfy for the family’s immediate and future needs, built something nice and pay attention to the things that should be quality upfront.

Planning (Architectural design) tops the list of the things that should be quality upfront.

Maybe the government shouldn't be approving those plans.

The government in a way might be aiding all this poor design, poor construction and all.

Do we even have statutory requirements in Nigeria?

Are the appropriate authorities enforcing it? Or they just care about all the fees you have to pay ?
