Most people don’t pay attention to the orientation of their building in order to maximize air flow.

I do not use ACs in my house because I took into cognizance the shape, height, orientation and planning of my building to take advantage of natural ventilation.

Buildings must be positioned in relation to the variation in the sun’s path

Hello guys,

I got a 450 square metre land with 37.5m length and 12.6m width.
I want to build a storey building comprising of 4 bedroom flat, 4 units of 2 bedroom flat but I want the 4 bedroom flat to have a different compound from the other flats.
I spoke with an architect, he said I can achieve that except for the different compound issue. Alternatively, he said I can only achieve the compound objective, if I can reduce the 2 units of 4 bedroom flat to 2 units of 2 bedroom flats and 2 room and parlour self contain.
Architects in the house, what do you think?
Sir, you want all that on just a plot? Pls listen to your architect, let him debrief you accordingly sir.

My profis am back again. So far so good progressing with my house but it has not been easy.

So i asked my window guy for his quotation, i got the below;

Aluminium casement window
4x4 at a price of #40k each
2x2 at a price of #20k

sliding window with net
4x4 at a price of #28
2x2 at a price of #15


However in Nairaland i have seen a different quotation format as shown below:
1 1200 X 1400
2 1700 X 1900
3 1400 X 1400
4 1200 X 1600

Does this make any sense to you guys? should i ask for similar quotations.
Also what should i be looking out for in terms of material quality.

Someone was asking me what's the function of porch if not to entertain guests that do not need to have access into our building. Like place your meter there and put nepa bill grin grin

I just shook my head and replied "I use porches and terraces to shield the building from direct sunlight, thus keeping it cooler."

Architecture don suffer for naija!! Abeg o dont take me too serious o. I'm not an architect o!

Get quotation for what you have on your project and not what someone else shared on nairaland. 1200 x 1400 window is larger than 1200 x 1200.

Avoid bad tenants by accepting only 2 years rent upfront or even 3 years. Bad tenants made my own father sell of his property 4 flats.. they all refused to renew rent fir 2 years. He got a mouth watery offer and old the building plus the tenants. The new owner a well known mad army with solid rank... collected the rents and kicked them out...come and see different juju items from all tenants including pastor o.. use ur property for school , hospitals , restaurant, motel , guest house or even ashawo biz




You are right. I have experienced tenants problems a lot. Right from when I was living with my uncle after my NYSC in the early 2000s. He stays in a duplex and has a 2 storey building with tenants adjacent.

Collecting rents was usually fraught with anger and quarrels. The annoying thing was that these tenants seems to be doing well going by their status and life styles. A case of deliberate and wilful default.

He finally handed over the building to one no-nonsense lawyer that was recommended to him. An Ogbomoso man with heavy tribal marks on both cheeks of his face. grin

The agreement was that each year, he would pay my uncle the whole money from his pocket and follow up with tenants for his money. My uncle agreed to collect 450k each flat from him while he would collect 550k from each tenant.

My brother, when the lawyer showed his true colour, no be person tell those tenants to pay. The lawyer was practically behaving like a native doctor. Some paid, some left and he immediately brought new tenants.

Since then, my uncle has been quietly enjoying his retirement and his money.

Well good a thing that it was not built as pix 1.
There are certain buildings on land that when you hear the amount the owner out into the construction works you'll wonder how the engineer/ builder even went about building such.

Ok. 4ft is the same as 1200mm

4ft x 4ft = 1200 x 1200mm

There's no hankypanky here.
Your measurement is in british units of feet, while the other is metric mm.
4ft x 4ft is same as 1200mm x1200mm.

Thanks, that makes sense now.

Do you or anyone else thing am getting a good deal in terms of the price mentioned and the material quality i will get assuming the guy is honest?
What should i be looking out for in terms of the aluminium to be use and is there a better material other than Aluminium that can be used?

Yours is in feet while the ones you see here are in mm. It's the same thing.
4 by 4 is the same as 1200 by 1200

One plot on one of my project. I was able to build just one semi detached duplex.

the fact that your build fits ur land space does not make it one plot be definition. today your one plot is 100ftx50ft. is ur land up to that?

100ft x 50ft is just about the size of the building I built on the land.

You’ll get 3.76 of 100ft x 50ft plot from the land. That’s a plot in the estate. You can’t buy anything less than that in the low density area of the estate.

Standard plot as we do know is 18m * 36m (60ft * 120ft)

These days, private estates sell plots ranging from 600sqm

Lekki Phase 1 has its standard plots in the master plan at Alausa ranging from 900sqm to 1000sqm
