Politics / Re: Inflation To Fall In 2024 — CBN Governor, Cardoso by PropertyScout(m): 4:50pm On Jan 24
For individuals, keeping your money in the bank is the worst strategy during a period of high inflation. 100,000 Naira kept in a savings account at the beginning of January 2023 had lost so much value by December 2023

Here are 8 ways to fight inflation in Nigeria.

When these countries want immigrants, they set favourable laws. When they no longer need immigrants, they apply new laws.

There's no country like your own.

Business / Re: Banks Fear Rush As CBN Threatens To Bar Customers Without BVN, NIN By April by PropertyScout(m): 5:24am On Dec 02, 2023
This shouldn't be an issue. The banks could create a website where customers can enter their VNIN to validate their account. I'm certain this is what apps like Kuda and Opay will do so it's definitely possible for commercial banks.

This will help reduce the stress.

But the boy was not kidnapped or coerced to donate his kidney, he offered to. He was the one willing to sell his kidney to highest bidder so why make him a victim? Ekweremadu is a corrupt politician that deserves to be flung in jail for stealing but that boy is no victim! He agreed to it, he's not underaged neither is he mentally unfit to decide on his own. I hope the UK authorities deports his snaky ass.

What if he was scared to say no when he was in Nigeria?

Crime / Re: Armed Robbers Invade Ibadan Community, Operate With POS by PropertyScout(m): 5:22am On Mar 13, 2023
POS business is dangerous in many areas of Nigeria.

Thieves know that they are with cash, they can easily target them. Unfortunately banks are not ready to cover these areas yet.

We went for a property inspection somewhere in Ogun state, there was only one bank in the whole town. If people in that town want to withdraw money, they have to go to the next town by bus or go to Ikorodu which is about 30 minutes journey.

Cashless is the way to go.

The value of land in Epe is increasing steadily, do not procrastinate.

Properties / Re: Why You Should Buy Land In Epe In 2023 by PropertyScout(m): 5:39am On Mar 12, 2023
The price of land in Epe depends on the size you are buying. The most common plot sizes are 300SQM and 500SQM. There’s also the 1,000SQM but it is usually for commercial properties.

Note that SQM stands for square meter.

You can get a 300SQM plot at Epe from 900,000 Naira to 2 million. You can get a 500SQM from 2 million Naira and above.

When buying land in Epe, it is safer to buy from a real estate company because most real estate companies will do due diligence, carry out a survey, and get the necessary documents from the government before selling the land to customers.

If you buy land in Epe directly from the ancestral owners, it is cheaper but the problems that come with it are daunting. You face omonile issues, the land can be resold without your consent, and so many more.

When buying from a real estate company, the kind of structures in the estate will determine the price of the land. There are some estates in Epe where a 300SQM is worth 15 million Naira or more.

Do you have further questions about buying a land in Epe, you can reply this thread or send us a chat on WhatsApp on 08106072005

Epe is a local government in Lagos that has witnessed tremendous development in recent years. During the former Governor of Lagos tenure, Ambode signed projects that paved the way for the massive projects going on in Epe.

The Lekki deep sea port, International airport, Dangote refinery, and the free trade zone are all located at the Lekki Free Trade Zone in Ibeju-Lekki.

You may be wondering that these projects are in Ibeju-Lekki so how does it concern Epe.

Epe is the next town after Ibeju-Lekki.

The Lagos state government wants to make Ibeju-lekki one of the biggest commercial hubs in Africa. Ibeju-lekki alone has a seaport, an international airport and a free trade zone.

When these projects are completed, Ibeju-Lekki will be booming with commercial activities and most of the people who work at Ibeju-Lekki will need places to live. The closest place for them will be Epe.

Real Estate experts and developers have forecasted this situation so they are buying up large areas of lands at Epe.

As at the time of writing this post, a large portion of Epe is still covered with bushes but I promise you, this won’t be the situation for long.

In the late 90’s, several parts of Ikeja were covered with bushes but look at Ikeja today. A plot of land in Ikeja is worth millions. The beautiful Victoria Island was not as attractive as it is now.

Here’s a story from a popular Nigerian Pastor; Pastor Paul Adefarasin.

Pastor Paul’s father bought land in Victoria Island for £2,000 about 60 years ago.

Few years after he bought the land, a company called G-Cappa leased the land for approximately 10 years. The company built houses on the land and collected rents for the period of time the lease agreement was on.

After the lease contract had expired, the land with the houses built by G-Cappa now belonged to Pastor Paul’s Father.

The money generated from collecting rents on those houses paid for Pastor Paul and his siblings' education abroad.

After graduating, the family decided that they were going to sell off the property.

Pastor Paul Adefarasin said his share from the sale of the property was almost a million dollars.
A property his father bought for 2,000 several years ago.

Pastor Paul also said that he bought the land where House on the Rock is situated for 25 million Naira; today, that same land excluding the properties on it is worth over 3 billion Naira.

The opportunity that Victoria Island gave Pastor Paul’s family is the same opportunity that Epe is bringing today.

Buy as much land as you can in Epe while it’s still cheap.

Abolodje:
E no concern me abeg, you get money why you no buy house for the abroad😕

There are some reasons why people would buy properties in Nigeria;

1. They already have a property in the abroad and would love to invest at home.

2. Some people are abroad to hustle and want to retire in Nigeria. So they want a fallback investment.

3. Lands are cheaper in most parts of Lagos than the abroad and the lands have a high tendency to do X10 ROI in a couple of years.

Great content OmonileLawyer.

A lot of clients think it's too expensive to hire a lawyer and pay for due diligence.

They feel "if the property is not genuine, my payment to the lawyer is gone"

It is better to spend a couple thousand Naira and save yourself from loosing millions.

@Lawyer, do you have a price list for your services?
