Well done with the works, I have some questions for you.

I have a block of 2 beds x 6 flats and I wasn't to design It such that they get top dollar rent wise, but not go crazy expenses wise. The flats are around the LBS area of lekki. I have the following questions.

*My flats are all 2 beds with 3 bed at the pent, I see a lot of houses with cladding outside, is this like a latest design thing ?*
What's your take on having a parapet on the outside ?
In a flat for rental, does one have to provide light fittings ? What constitutes finishing ?
I have 2 staircases for the building to access the first floor flats and also the pent, does one need to tile this ?
Do you have good bricklayer you can recommend and also tiller ?
Who does the internal design of the flats, is that you or the tiller ?
For flats that are for rental, what should one finish with ? where do you draw the line. The reason I ask is that most of the flats you are designing are for owner occupiers, I want to avoid a situation whereby one spends money on finishing and as you can imagine, a tenant can come in and choose a different taste.

ITS YOUR CHOICE TO MAKE. THOUGH SUITABLE FOR COMMERCIAL BUILDINGS AND NOT RESIDENTIAL

EXTRA COST BUT BETTER RESULT. SO STILL A CHOICE.

YES YOU HAVE TO. AND WHAT CONSTITUTES FINISHING IS EVERYTHING EXCEPT BUYING THE TENANTS BED AND CHAIRS.

NO MY WORKERS AND IN HOUSE STAFFS

IF THE TENANT WANTS A DIFFERENT TASTE HE SHOULD GO BUILD HIS OWN HOUSE OR BUY YOUR FROM YOU AND CHANGE IT. AS FAR AS ITS YOUR HOUSE, ITS YOUR TASTE. BECAUSE IF THE TENANTS RENT EXPIRES, HE WONT TAKE HIS TASTE WITH HIM

As for the Visitors Toilet Opening In or out is up to you the owner. Depends on how you wish to live in it. Then for the Ante room, if you want it as an ante room and not a verandah/Entrance Porch, its also up to you. All I will want you to consider in that case is the window on that wall between the Living room and ante room, maybe the ante room reduces the Light and Air that comes through the window, anyway still your choice to make. Slightly more worrying is the Bedroom2, looks too small for me in scale, if you have more land space, I think it will be a Good idea to have more space in that room. Now most worrying for me is the Dinning. Seems too big in comparison to the Kitchen. You'd rather you give the space to the Kitchen than giving it to the Dinning. Apart from that, the guy has done a good Job. Kuddos to him.

Oga Skimanski, don't you design one floor homes for potential clients? I have never seen you built one before. It seems Nigerians prefer duplexes to ranches or bungalows.

We shall post Bungalow designs very soon as we do more of Duplexes In Lagos than Bungalow. Maybe most people do not want to waste Outrageous amounts in Buying a plot of land in Lagos and waste it on a Ground House (Bungalow)
