Is there any development at the area; Alafara? If there is, how much do you think rent for 3-BR flat can be?

Ofcourse there is. Like every developing area it will only take a little time for it to begin to explode like ologuneru n the likes. Rent for an average 3bedroom flat ranges from 120k to 170k depending on how exquisite the building is and its distance to the major road. This is not to say that there are no buildings that go for 200k and above.

Plots in Alafara go for at least 500k-600 now. However this is affected by the plots distance from the major road i.e Nihort/ile-titun/elenusonso road. Another factor that would affect price is documentation. In Ile-titun, plots vary from 2m to 2.5m this also depends on the factors aforementioned. It shld take about 20-25mins to drive to ile-titun from dugbe and about 5mins from Nihort. Add an extra 10-15mins if u have to get to elenusonso.
