Possible Solution:
You can just create new GC key and link your profile by giving some information and you will be good to go.

If you're not willing to pay 1,500 CAD non refundable as deposit, then you're not ready to apply for a visa. I once lost 4k USD non refundable after a visa rejection and I didn't die. Thank you bro. I have been schooling after every 3 years. Graduated 2014, 2nd Diploma in 17-2018, Bsc in 2022-2024. So studying has always been constant. Also the SOP has clickable subheadings. But the length tho. I guess too long

In my opinion, the best way to go about this is using sub headings to buttress your points and ensure they are convincing…the major concern here is your study gap…why the sudden interest in furthering after 9 years?

Again, your SOP is damn long…It’s not easy to read 29pages.

When reapplying, be mindful of consistency. else they might give you refusal for inconsistency.

Waiting for PPR can affect one’s mental reasoning…just relax, since it’s one month, you should be expecting feedback within the next 14 days…reapplication reply typically takes 1month 2 weeks from my observation and when I also applied.

I do hope after your first refusal, you ordered for your GCMS note and address the VO concerns in your reapplication.

You’re right on your assertion.
But, for a temporary student permit…they just want you to show not prove…everyone knows that assets appreciate overtime.

Well it is very possible and depends on the intent of use by the applicant. To back up sale of landed property to proof source of fund, it is advisable to present a valuation report, to proof strong home tie too especially family applicants.

Deed of gift doesn't contain sum consideration, so the worth of the property cannot be known by just presenting the deed of gift. Also, a deed of assignment or conveyance on property bought 4,5 or 6yrs ago will still containing the sum consideration as at the time of purchase not to talk of if you've spent money to build on it.

Meanwhile all over the world only a certified valuer/appraisal is statutorily recognised to determine value of a property not what the owner deemed or ascribed.

Its no gainsay that many applicants with sufficient funds on account have been denied visas owing to insufficient assets or insufficient home ties. Sometimes it's better to over document than to under document cos one can never tell which will be the saving grace.

Moreso, there are valuers that are affordable

You just spoke my mind now…you don’t necessarily need a valuation report, a signed deed of conveyance and possibly survey plan is okay…and you can just state the value of the property….as someone did to get approved.

You’re just applying for study permit for Christ sake…and all they want is proof and your ability to express yourself well.

I got a property as a deed of gift and I didn't evaluate it with a surveyor and valuer. I thought about doing it but considered it not necessary after the surveyor had requested 250k as his service fee. I only submitted the signed document for the deed during my application. I think meeting the minimum financial requirements and documenting how the money was acquired is what is important to the VO. All other things are just additions.

I would advice that you just just to apply again by directly addressing the VO concerns as you just did now on your comments…making sure your properly highlight your point.

Again, ensure you put all your POF documentation in the proof of funds section…don’t assume that that will request for additional documents, include every evidence in line with your statements of purpose.

Unlike blacks, sorry to say,…we assume a lot.
But the whites folks wants evidence for everything you say…ex. If you tell them someone gifted you money support it with a gift deed…don’t assume they think it’s because the person loves you.

No matter what you do in life, ensure you are not poor. Yes, it is not really, totally in your power, but ( and this is me speaking as Christian ) GOD has given us the power to make wealth.

Recently I did calculations and discovered being poor is very expensive. Very very expensive.

Last year I I had to live in an environment where power supply was good ( the first 4 months ), then in December, Nepa changed and I was burning a minimum of 15 litres of fuel. Many atimes as much as 25 litres ( I work from home as a digital marketer with my workers working in the same flat, my family in another place ). When fuel was 620-650 per litre, I was spending about 300k on fuel, plus another 15-20k on Nepa, another 15k-25k for oil and generator repairs.

I chose to leave that area and go to a band A area. Three months ago at the thick of the fuel scarcity. My rent in the new place is *2.5 times more ( from 470 to 1.5m per year ). In this new place I spend 100-130k on Nepa with little to no need for fuel ( my total on fuel in the 3 months is less than 30k ).

This means from over 300k when fuel was 620-650 to just 130k maximum now that fuel is 1200.

If I was still in the same area and spend 15-25 litres per day, I will be spending over 500k on fuel per month.

Let's do the maths

My new rent is 1.5m per year from 470k per year. Difference is 1.030m per year.

Fuel differential

500k to 15k per month ( remember in 3 months I have spent less than 45k in total in this new place ). Differential 485k per month.

In one year that will be 485k *12

That's 5,820,000 saves from fuel per year.

Now let's remove the differential from rent.

5,820,000 - 1,030,000

Total saving per year ( without factoring cost of generator repairs and maintenance).

Savings - 4,790,000 per year.

Total savings from Nepa from the previous place ( I spend between 15-20k a month in the previous place on Nepa ) but we will use 15k. That's another 180k saved per month.

Total - 4,970,000

Imagine I can't afford that rent, I will be making myself broker and will be struggling to keep up.

I am paying more in rent but saving more than 2 times more from fuel and this is before factoring the cost of me having to drive 45-60 minutes to get a good store ( I use GB or Jendol ) to buy my stuffs ( fruits and co ). And the cost of maintaining my car due to terrible road.

This thread may be meaningless to some people but I am pretty sure some people will find it useful. No matter what you do, work hard, make money. Being rich is easy, the real issue is leaving the third class level and moving to middle class from where accumulating wealth becomes a lot more easier.

My agent is suggesting they need better home ties that is, letter from my company indicating some new ranks if I finish my studies and some leadership references from business leads I have worked with.
Truth is your agent didn't do a good job with your SOP...just take a look at the second refusal reason. If you have done it yourself the refusal reason, could've been at least generic.... There are lots of resources and gurus here on nairaland to guard you at no cost.

You made mention of sponsor.. did you proof evidence of tie between you and sponsor other that stating it... Such as proof of past financial support, bank statement of sponsor, photograph, where he works... And if he is your dad, let him do a gift deed.

And make sure you at least pay your tuition fees...most VOs are using this as refusal reason.

It's still best to order your GCMS note... I believe you must have filled your employment gap for 10years as it was a compulsory requisite.... Unless if you had used agent, he must have filled no employment.

Again, it's best you give a proper breakdown of what you submitted, for the gurus in the house to properly guide you.

So sorry about your refusal. Your ordered gcms note will give you better clarity.

Know that it is not just having N40m in your account that is the koko, you must be able to justify how you earned the money and how you are continue to earn to sponsor your program.

Without that justification, even if you put 100m in your account, it will be refused for insufficient or unavailable fund.

While some Vos, based on your presentation, can accept full funding with a monthly stipend as an acceptable proof of funds, others may not be as lenient as these scholarships, though available, are only accessible when you meet specific requirements. Temporary resident applications, such as a study permit, are based on the discretion of the visa officer handling an application. So, I recommend having a substantial amount and showing a reliable source of funds for the subsequent years. Suppose you don’t have additional funds or a sponsor. In that case, I strongly advise you to request a support letter from your Head of Department or supervisor addressed to IRCC stating that they guarantee maximum financial support for tuition and living expenses and that you merit it. Furthermore, in your financial analysis, precisely mention what the scholarship covers, how much will be provided per period, and when it will be disbursed.

You are failing to address the major concerns of the VO.
Your tuition fee was called a research income..., do you know what that means, in your offer letter, what was the fund for??
Is either your SOP is not detailed enough or it is confusing the VO.
I suggest you work on your SOP, make it more understandable.

VO think the fund is a reward for your research input, and so you should pay your tuition fees before you commence your research in the said institute. I am sure this assumption does not correspond with your scholarship package, because I had same offer.
This is your third application, try and cover all loops.

If the funds are still with Moniepoint, move them to a commecial bank and explain the movement in your SOP and back it up with statement from Moniepoint and statement from the commercial bank.
The funds are no longer in Moniepoint... We stopped using it, and started using personal account since for partner left for Australia.

I think it's best I submit statements for last business year and see if it convince the VO.... I will attached my SOA along side bank reference letter and see how it goes.

iPhone has more stable processor than Samsung.

What do you advice as regards my co-founded company account statement... it was Moniepoint MFB we where using to operate, and we stop using it last year, due to company inactivity as my second have traveled to Australia for further studies.

Should I upload the Moniepoint MFB statement for last business year and again most VO don't accept MFB statement...

What do you suggest on how to tackle this issue.

I will suggest you break down the funding into a table to show where it will be applied to, and arrive at available balance that is accessible to you.
Also, you will need to show your funds for flight cost and a little extra to help you settle in before you start getting payment from the school.

The breakdown by Ircc was what is in my scholarship letter when my offer was increased from 22kCAD to 29k+CAD

I have emailed my professor and this is his advice:

I do not want to complicate the matter by giving a wrong advice here, but for the section below, maybe a note that states the tuition may be paid after arrival should suffice. Another note from SFU or government of Canada that shows the expected living expenses is probably helpful as well. Note that at SFU domestic and international graduate students have the same tuition fee (its value can be mentioned).

Note as I stated in my previous query here: Tuition is 8k+, I even found out that university residence is about 8k+.

Technically, I feel the the scholarship offer should cover the tuition fee and living expenses.

My fault during my application:
I didn't submit any bank statements.
And I also didn't submit the 250$ acceptance deposit I paid, I only stated I paid it.

My concerns
The VO is expected to know that my tuition fee is supposed to come from my financial aid. Because I mention my professor as my sponsor.

If he/she grants me visa, I will sort out my fares.

Why he/she is been concerned about my business statements, when I provided every other documents.

Well, I will submit another application again... Even though class has started and see how it goes.

For IRCC to break this point down to you, it means that you'll cover the tuition and part of the living expenses till you start collecting your stipend from the program. Write to your school and confirm again and send them the GCMS notes to get their thoughts.

My NL family, I greet you all.

I finally got my GCMS notes, and the reason given seems crazy as I have a fully funded scholarship.

I appeal to you all to look into the matter for me. Your suggestions is highly needed for a successful study permit.

Note: I didn't include my company SOA, because it was moniepoint MFB and I stopped using it since last year, technically i only have last year bank statements.

I need guidance, so I can reapply asap.
