Which one is property evaluation for visa application again?

For evidence that you own a property, include any or some of the following documents: property purchase receipt, certificate of occupancy, tenement rate receipt.
I think an affidavit (statutory declaration of properties) to support all you mentioned above is not bad because I did an application recently where all the documents above were included; in fact, pictures and receipts given to the tenants were included, and agreements with lawyers to manage the properties were also included, and IRCC still came back that your assets (4 properties, and they are itemized in the application as 1, 2, 3, and 4) and finances (35K CAD) are limited. So to me, anything you can include to prove your home ties, I will advise you to include if you have it. There have been a lot of refusals lately.

she got it via hard work from 2 Masters degree, to PhD , worked with IRCC and then with a Tech company as a Senior Project manager, never seeked asylum , it was my fault as I was comfortable living in Africa due to my business, we agreed they would come back to Africa , I never wanted to live in Canada due to my business but now I understood better, I have started the spousal sponsorship application too.. This refusal is quite surprising to me because in most cases, they don't refuse people travelling to see their family that is critically ill or dying.

One thing I want to point out is, in your next application. Please select "To be with a loved one who is critically ill or dying" if that was not what was selected in your last application. I have seen cases like this where the applicant selects to visit a spouse or common-law partner, blah blah, and the application will be considered as a standard visitor and not critical.

Also, this is a public platform where people will say a lot of things, whether they are relevant or address the issues. Please filter everyone's comments and suggestions and reapply as soon as you can because you have a strong case here, and also know that their intention is to frustrate you. Please let this refusal be a stepping stone and not a stumbling block.

reconsideration sent 2nd September and got email yesterday from lagos office that the reconsideration sent to officer after 23 days, did you received any email?
Yes, reconsideration was sent on Sept. 5, and reconsideration was sent to the officer on Sept. 10, and there has been no update from them since. But, it was mentioned in the mail that if the officer deems it fit to reopen the file, then further mail will be sent, and if not, then there won't be any further mail from them.

Frankly, I looked at all the documents you sent and it was exactly what's needed however the Academic document e.g you ND, B.sc wasnt neccessary, Letter from your community leader wasn't necessary.. These guys may think you are desperate to come to Canada and won't want to come back. Ordinarily your documents submitted would have gotten your visa approved, I believe they didnt just want to issue the Visa, I would advice instead of reapplying, get an Ircc immigration lawyer for them to write a reconsideration Letter, most people get there Visa's after this Letter is sent within few days.. They will look at your application calmly and reconsider. Try that before reapplying because I don't know what other document you would send as you had already sent more than enough maybe letter from your ancestor is left..
Ancestor Kwa, You tried, and thanks. Point of note: Educational activities and letters from a leader are part of the socio-economic activities of anyone. I know they have the power to issue or not, and this is her case, I believe. Fingers crossed, and wait for the outcome of reconsideration.

Like I told you earlier, the challenge is not what was submitted but the fact that it lacked credibility before the VO. In submitting an application, a story that looks credible must be told. Let us wait for the results of the reconsideration. I believe mama would be granted and then let me know so I can work with you for your sister's application. I am not a visa agent but I have helped several people and I do not do it for any fee please. Just voluntary. There is a way to tell a story with your documentation. Just keep me in the loop concerning decisions for the reconsideration. Nothing to worry about bro. Blessed day

Thanks, Canada is not heaven, and in my experience of travelling, no documents are too many, as you can only submit what you have at your disposal. I have stated most of the documents presented for the application. Can you advise on documents to submit and not to submit? Or better still, document to remove for the next application and to add for the next application.

Please, can you help with the documents that will not confuse the VO? Because if these documents confuse the VO of Canada, then there is a high chance it will confuse the VO of other countries you are asking me to try. Please advise on a criticism that will end positively.

I had asked the below questions in my previous post. Can you comments on each questions respectively;

Hello bro, I actually live in Calgary Alberta and I seemed interested in your concerns. I had to talk to a lawyer friend here showing him your refusal notes. He simply said that the VO was trying to tell your mum that she can't travel with another daughter of her's when one relation is already there. For now, she may need to apply alone or since you have already put in for reconsideration, I strongly believe it will be overturned and she will get her visa. As for sis, let mumsy come back and then she should reapply.
Good thought, and thanks for going to this length on my concerns. I stay in Toronto but spend most of my time in Nigeria for my business, and I have contacted a lawyer friend too. I will do as advised, and my lawyer friend also mentioned I should reduce the days. I applied for them to spend 1 month, and he was advising for 2 weeks. Any thoughts on this? But for me, I think Canada is a very long journey for 2 weeks, and it takes time for you to get over the jet lag and start enjoying Canada; you would have spent a week struggling with jet lag.

Your Statement of Purpose is the reason. All those documents will only be observed on file if it does not tally with a strong home tie established via your SOP. Basically, home tie telling them that you have every reason to return to your base after the proposed duration of stay, this is where your SOP will work the magic by defining the purpose of stay and establishing other reasons to leave the country which can be based on career, study, personal business, traditional/cultural, medical, professional e.t.c.
Thanks for your clarification. BUT, I explained all the points quoted in your message in the SOP "career, study, personal business, traditional/cultural, medical, and professional." And it does tally because I used all the same documents to write the SOP. The study is in line with her profession. Study estate management and work in a real estate company and get all certifications in real estate and property management. All her business professional trainings and personal business are in that line too. Everything is in line and tally. Look at the reason as quoted " The documentation provided by the applicant on their current employment activities or to prove ownership of the declared business is limited" This statement is huge considering all the documents that I have provided in my details message on this platform. Which other documents did they want me to provide for her current employment activities and to prove ownership of the business?

They have not shown that they are economically established and have sufficient socio-economic ties. No you cannot add fresh documents for reconsideration except you reapply. Also, reconsideration is on a personal basis so even if they will approve, they will do so for just one person for now.

So this is what I suspect must have been the issue. This sincerely has nothing to do with Grandma. If you send a reconsideration as early as tomorrow morning for her alone, she will most likely be granted. The issue was the daughter who applied with her. If you consider the latest trends, once you apply with someone and it looks to the VO that you are trying to leverage on someone who has the potentials of getting a Canadian visa, it becomes a red flag.

For her daughter, I suspect the reason for refusal from the UK might have been a factor. I do not know what the reason was but I suspect that is the issue. You need a letter of explanation that can address those issues. Most negative decisions from the VO are usually discretionary and may not be written in the officers notes. Send a reconsideration for Grandma as early as tomorrow and I am almost certain she will get her visa. Apply separately for her daughter sometime much later and package it well in terms of documentations. Having the documents is one things but believing it is credible is another. It has to be packaged in such a way that it obviously looks credible.
Thanks a lot for the message, and it is really appreciated. Someone advised me to send reconsideration letters for both. which I did yesterday. If I had gotten this message earlier, I would have sent for Grandma alone. I got a reply for both this morning that the 2 applications have been sent to an officer to review, and the officer will determine whether to reopen them or not and reconsider them. Question, please. Is it possible to add a fresh document that was not included in the application to the reconsideration? If yes, I can focus on Grandma to include the properties in her and a full list of the daughters, sons, grandchildren, locations, and their connection to her.

From what I read, the officer has issues with hometies. I know it is annoying to deny a very elderly woman, but the way they see elderly people is different from our own perspective in Africa. For instance, so many people in Western countries are still working even in their 70s, but in Nigeria, the person is expected to have retired. Don't be surprised; the officer could view Mama as someone who wants to come and work because of concerns about home Ties.

This would have resulted in the comments about having more ties to Canada due to the insufficient ties back to Nigeria. I think you did everything right, but just that little area would need to be figured out. Think of something that she has in terms of property, close family that could compel her to return to Nigeria to meet this person, i.e, daughter, husband, grandchild etc) make it emotional. In her next application, let her apply alone. But don't apply too soon; give it time before applying again. Looks like Canadian immigration is getting very strict, but that's an area to think of.
Thanks for the wonderful comments. I will look into this more, though. I didn't present her properties, but I included all her daughters, sons, and grandchildren that are in Nigeria, the US, and the UK in the list in the form. I will include the full family list with their names, where they live, and their connection to her in the letter of introduction for the next application. I will include properties too. But I am having the feeling that due diligence was not done on her application. I will apply alone as advised too. I have noticed that some officers in IRCC don't waste time on Nigeria applications because of past experiences. If you are able to think of more things to do anytime, please reach out, and thanks once again.

Please Note: She has a valid US visa; this is her second visa, and she has travelled to the USA before. She is almost 80. She is coming to visit her daughter and grandchildren. She is retired and not working and didn't submit any bank statement, but her daughter has over 30 dollars in her account, and she included it all in the application. Her daughter is a PR holder. Letter of invitation from her daughter and all her documentation.

She submitted all the documents to support her application: All Educational certificates, ND, HND, BSC, and other professional certificates, All her employment certificates, offer letter, leave letters, promotion letters, introduction letter, , company ID Cards, Company Business Cards, letter of invitation from her sister and all her documentation. Letter of Explanation. Office- and work-related pictures.

She submitted her registered business too, tax of the business, and the CAC document too. Business ID Cards, Business cards for customer, invoices and all documents with pictures.

She submitted 3 properties and her ongoing warehouse constructions to expand her business and all payment-related information from the properties and highlighted them with a marker in her statement of account.

She submitted a bank statement of over 35 million with proven and clean records with payslips, money from properties, and income from her business. Her salary is 1.5m, and it comes with bonuses at times payable into her account.

She submitted her marriage certificates, birth certificate affidavits, letter of support and consent from the husband, Family Pictures with her immediate family and family pictures with her sister and her mom.

She submitted police report, document report, community letter from the leader, birth certificates showing both her own and her sister, she submitted conversation between her and her sister.

She has travel to Benin x 2, Ghana x 2, Togo and Gabon. She has refusal from UK and she declared it and explained the reason. she didnt apply to UK again as the reason she wanted to travel has past and there is not need for re-aplying when they didnt give her.

I would appreciate any guidance on how to navigate this. They are not planning to relocate and just want to visit. Thanks

I applied for France tourism on Monday, and my phone got spoiled in the evening, and I can't pick up or receive calls since then.

I want to know if the French Embassy normally calls applicants for interviews or questions about their applications.

Because I can call or receive calls as the location where I am, they don't have the screen or anything to fix the phone for this week.

Thanks for this and to answer the question in respect to home ties.

1. She is married with kid
2. She has a property - Finished and another ongoing property projects- Pictures of the finished property will be included and the ongoing property details will be included with receipts, designs, approval and all on the ongoing property.
3. Her family pictures, marriage certificates (Islam and court certificates), her child certificate, Newspaper for the marriage name
4. Employment is also the home tie,
5. Landed properties - 2 - undeveloped
6. Vehicle registration documents.
7. Letters of recommendation from community leaders.

I know this is not a requirement - I intend to purchase a flexible and open ticket for her - 6 months ahead and if anything changes on the application then i will used the ticket myself by change of name with same date and same route. She will be going back home and no japa in her own case.

Lastly, kindly advise on what you think can be added to support the application.

First question, apart from money and employment what home ties does your sister have? The chances of your mum being approved are high and your sister being denied are also high. Not due to any fault of yours but most young people that come on visit visas do not go back again so they are also being cautious in dishing out visas to people who will overstay and eventually file for asylum.

Our situations are somewhat similar yet slightly different. If your sister's profile is as follows, you may not need to include her under your mom's application. My sister has a significant travel history to the UK and Europe, spanning over 15 years, and she travels regularly. She is single, has no children, and is well-employed, which is why I included her in my mom's application.

Although we do have family in Canada through my husband's side, we do not tie our application to anyone; our travels are solely for holidays no invite from anyone for visiting Canada, USA, the UK, and other European countries.

In your case, your sister is older, has a husband and kids, and since you are a Permanent Resident, she likely has a better chance of obtaining a visa. Ultimately, securing a visa is often a matter of luck, and having established ties should not be underestimated.

Mom has been to US before, just once to visit my elder brother and renewed the visa on her second passport - She has valid US visa.
Sister is married with a kid - Travel to Benin (Twice), Togo (Once) and Ghana (Twice). She is employed with a monthly salary of about 1.5m and has over 20m in account. She has all documents from her company, and she can get letter from her boss. She also has a shop of her own where she has people to manage and only go there on weekend. the shop is registered under CAC. She has all the family pictures, her property and building projects. I will be giving them both invitation letters, my statement of account and all documents. I am a PR holder in Canada works in a good company and i also have my personal company registered here in Canada and properties as well. I am confident on my mom because of her valid US visa but a bit skeptical about my sis and i am also confused if i should submit separately or together as a group with my sister accompanying my mom. Please what can you advise.

My mom and sister applied for a visitor visa in September 2024, and yesterday they received a response. My mom's application was approved (she applied with a valid U.S. visa, but it has now expired), while my sister's was denied. They submitted their applications as a group.

I am single and it is my first time applying for a visa outside Africa though I had previously visited Ghana and Kenya. My organization is to cover for the full cost of trip.
