I saw this fallen luxurious bus along the Umuahia-Ikot Ekpene road, yesterday (27 October 2015). This is around Ikwuano (Ndoro Oboro) area in Abia State. There are other water-logged spots like this, but not too severe. I can only imagine the trauma that the passengers must have gone through during the whole episode.

Dear FERMA management, as always your assistance is required to help "patch" this road for us as we prepare for our Xmas travels in December.

You will not have any problem at the Toronto POE with regards to the information stated in your visa application. If required, you can always show them the local return flight booking to Ottawa. Please note that Air Canada may charge up to CAD28 per bag depending on the class of ticket you bought shocked shocked shocked This may erode the planned savings depending on family size and number of bags. You may need to be confirm with AC first before you buy. Also let your brother make arrangements for warm clothing for you and any other family member that will be travelling with you.

The Canadian population surpassed a telling milestone today. For the first time ever, there are more seniors citizens than children. The greying trend will have a big impact on the country for decades to come. According to Statistics Canada, nearly 1 in 6 Canadians or 16.1% is at least 65 years old.

That compares to 16.0% of children 14 years of age and younger. While the difference is only 0.1%, it is still significant because it marks the start of a growing trend that will determine how and where we spend our tax dollars.

Every Tuesday at Ottawa’s Carlingwood mall, a gang of seniors meets in the food court to chat and pass the time. Almost all of them are over 80 years of age and all generally healthy. It is a snapshot of Canadian society today.

‘Keep busy,’ says Shirley Provost, ‘Gotta keep moving; use it or lose it,’ she says with a chuckle.

Clearly, they are using it because for the first time, this demographic, the 65-plus, is outpacing those at the other end of the age spectrum.

Figures from Statistics Canada spell it out. In 1995, the number of children 0-14 in Canada far outnumbered seniors; 20.4% vs. 12%. In 2005, those figures dropped to 17.7% vs. 13%. In 2015, the number of children is now lower at 16% vs. seniors at 65.1%.

‘I think our population should be having more babies,’ says senior Shirley Angelo, ‘It’s sad I think.’

This situation isn't unique to Canada. It is happening across the industrialized world. Of the G7 countries, Canada and the United States have the lowest proportion of people over 65. Japan’s population is among the oldest in the world, according to Statistics Canada.

Nora Spinks with the Vanier Institute of the Family says this brings great opportunities for both young and old alike.

‘We’ve got all kinds of potential for this population to provide leadership and guidance to the generations following them,’ says Spinks.

But it also brings enormous concerns as well.

‘When I saw that I was shocked,’ says senior Mike Abbas, ‘who's going to support the seniors down the road?’

They are concerns being echoed by health professionals, too. The head of the Ottawa Hospital, Dr. Jack Kitts, calls it a coming tsunami with predictions that cancer rates in our city will increase to 40% in the next 15 years.

For those in the ‘sandwich’ generation, it is particularly troubling.

‘It’s tough,’ says Andrea Spanglet, a mother of two young children, ‘I’ve got elderly parents to look after and younger kids to look after.’

‘It’s a big worry, the health care costs,’ adds senior Jan Wright.

According to Statistics Canada, this trend will continue as the baby boomers age. By 2024, it predicts the number of people aged 65 and over to increase to 20.1% while the share of children aged 0 to 14 will settle around 16.3%.

Thebaft is actually correct. if you apply online, you do not need to submit your passport to vfs after or before biometrics. You will receive an email on your "myCIC" account advising that your visa is ready for collection. You would be given 30days to submit your passport to CIC for visa.

I don't have an idea on how paper application works though. I have never used the paper application system.
The first two times I applied for a visitors visa was through the paper application route. I submitted my passports with all my supporting documents at the VFS office. However, when I applied for my parents, we had to apply online. Like you mentioned, they were asked to submit their passports to VFS office when their visas were ready for collection.

Please be careful when making statements that may be misleading. How do you get the visa onto your passport? do you think they send it to you. Be very clear, you submit your original passport to the Visa Processing Centre and do your Biometric in person after you have submitted your online application. At least for Canadian Visit Visa which this thread is all about

Applying online for a visitor visa allows you to hold on to your passport until your application is approved.

Sorry if this sounds stupid but when applying for Tourist Visa is one expected to submit original international passport.
If you are applying on paper for a visitor visa, you need to submit your original international passport with your application. Photocopies of passport data page alone will not be accepted. You may also be expected to submit previous expired international passports (if any). However, if you are applying online for a visitor visa, your original international passport is not required at the time of application. But you are required to upload scanned copies of your passport data page, pages with existing visas and exit/entry stamps (if any).

Thank you for this question, the annual ground rent is a requirement in land lease, and we have been trying to arrive at a favourable amount all these while. The community are asking me to be paying N100,000 yearly for the land but I refused, the going rate in Enugu seems to be N500 for each plot. We agreed to hold another meeting on this with the heads of each family. The matter is still inconclusive, but I made provisions for it in the land documents I will hand over to each buyer, now waiting for what they will charge me.
How long is your lease valid for? I assumed that it was only Federal and State governments that collected ground rent. I didn't know that communities were empowered to collect ground rent.

I have another meeting with the owners of this land, we plan to agree on a few things like annual rent as is the norm in deed of lease.

I am also supposed to pay the second and final instalment of the land today. All signatories are supposed to attend this meeting and all must sign before I part with the money.

I am also supposed to pick up about 17 documents from my lawyer for distribution to buyers who have completed their payments. We are moving on.

Rule 10. That all cars must be parked inside each compound. All vehicles left outside on the roads or sidewalks will be towed away and the cost of towing borne by the owner of the vehicle.
This may need to be time dependent. Parking during the day for a few hours may not be bad especially for daytime visitors. If a visitor came to visit me, surely he should be made to park inside my compound and I am sure that the only reason why he will park outside is because of space constraints. I believe you can try and enforce this for visitors who stay overnight or for longer periods.

Rule 1A and Rule 1B do not complement each other. You may need to reword the rules.

My understanding of Rule 1A is that everyone has the choice of erecting whatever type of building he/she desires in any part of the estate (no restrictions), as long as the building does not exceed 6 meters or has a maximum of 4 flats per block.

This will reduce the number of flats from 36 (9 X 4) to 24 (6 X 4) and will make the land "breathe" easier... grin grin grin

The list is pretty impressive. 16 plots not fully paid for and 23 plots fully paid for. You may have to follow up with them regarding the offer to pay a premium if unable to complete payment immediately or consolidate their payments for multiple plots into one plot.

Also, it may be a good idea for each subscriber to confirm to you via mail, the choice of house types, then you can present the summary to us. This will become a reflection of the true requirements of the subscribers. You may need to communicate with them directly rather than waiting for them to find out about key decisions and updates on nairaland. The creation of a subscriber distribution list on your yahoo mail is necessary for disseminating updates like this.

Finally, with respect to flats in the estates? What has been the practise in other estates? Thanks.

Hello all, Even though I agree that the titles are due, I am more interested in the type of buildings that can be built on each plot. If spyder has completely paid for the land, then we have nothing to fear. I am of the opinion that we confirm our position on the layout first and then proceed with the title deeds. Since these deeds are are legal documents, I am not sure if plot swaps can take place after they have been signed. Cheers!

As requested, I would like to add my input. I have some questions that need clarification.

Question One: Are subscribers buying plots of land in the estate planning to live there, or is it for renting?
Question Two: Are subscribers buying plots of land planning on erecting structures there or planning on selling later to third parties when the price is right?
Question Three; Are subscribers who purchase more than one plot planning to build separately on each plot or are they planning on combining the plots to build a castle?

Also, since the sizes of the plots were not even in the first place. I am assuming that subscribers picked plots based on size and not really based on location (I know I did) and may not want to swap a bigger plot for a smaller one.

More thoughts and questions to follow ...

I know for certain upfront medical is not advisable for FSWP (with the exception of some family class permanent resident applicants).

Bottom line: Medical ought to be done after an instruction is issued to undergo and submit medical result (by applicants from Nigeria).

I am not applying for a study permit. But one cannot go wrong with instructions from the CIC website.

For Canada, Medical examination prior to being instructed is not acceptable either for study permit or otherwise. You need to be instructed before you can go for medical examination.

There is no problem with having your medical examinations done upfront. However, the only medical examination results accepted by CIC must by done by a CIC approved medical practitioner. Your own doctor cannot do the medical examination. Also, medical examinations are only valid for one year. And when they do expire, you must perform another medical examination. From the trends, processing of FSW 2013 applications may take more than one year to complete. This means that your upfront medical examination results may expire before the processing is complete. I heard that medical exam costs by CIC approved medical practitioners cost around NGN28,000.00 per person and per examination. So if you pay NGN28,000.00 now, you will pay another NGN28,000.00 if your medical results expire before processing is complete.

So, even though upfront medical examinations are not recommended for Permanent Resident applications, they are highly recommended for Study Permit applications.
